The Teahouse Royal Oaks

I tend to stop here every now and then for boba. Not my favorite Teahouse location but it is ok. Got 4 drinks for takeout today. Taro, Almond, the #1 & my all time favorite Berry Lime Fruit Tea (minus the Lychee bears that they do not carry any more- subbed with Agar gel). I'm going over my sugar limit today

Yoni and Taang have awesome customer service. Make sure you leave a tip for these hard working men.

Great tea and great atmosphere! I love the atmosphere in here they're playing worship music, which is really nice and peaceful and my drink was so good! I got an almond milk tea blended and they made it perfectly! Tapioca is also really fresh!

The drinks are good! Your typical tea house flavors. The really like the inside decor, great for photos. Over all whenever I'm in the area I'll stop in to grab a drink.

Always hits the spot. I'm lactose-intolerant, so I'm always on the hunt for the boba shops that offer lactose free smoothies that taste just as good as the real deal!My go to: half sugar strawberry smoothie with tapioca pearlsTip: call in your order ahead of time and just pay when you get there!

Drinks are not good here compared to the original location. I don't like how they give you smaller cups size if you ask for less ice. Also, the sugar level percentage changes depends on who makes it so it's not consistent here. The drink flavors taste more watered down here as well. Wish it was better since it is a convenient location.

Although Teahouse is a chain, quality varies from location to location. This spot is very clean and the employees were polite. The boba had the perfect amount of chewiness and sweetness. Would definitely recommend this location

Tried their passion mango fruit drink with tapioca and fruit mix inside, was definitely worth it The service was up to point and quick Ambiance was normal; not that many people but overall worth it

Went to get a lil snack here before my eye doctor appointment. Let me just say honestly. The sugar land location is by far way better.I got medium spicy popcorn chicken. No flavor. No spice at all. Had to drench it in their sweet sauce, but at least it was very crispy. (5/10)My boyfriend got the jumbo Vietnamese coffee which is just a regular size Vietnamese coffee. And I got the regular Vietnamese coffee which is the size of a small-medium Starbucks coffee. Got mine a little more sweet. Flavor was good, but they put WAY too much ice into mine. The jumbo one had like 20% ice and rest coffee. Mine was 80% ice and 20% coffee. It was disappointing when 2 sips in and the straw was blocked from ice...shake sip repeat.(6/10)Overall it was fine I guess. They just opened for the day so there really isn't a good excuse for bad effort.Go to a different location in my opinion, but if it's convenient for you that it's nearby to your main location then go for it. Service was fine (8/10)Ambience was instagram worthy cute (9/10) (has those grass walls with led signs)

If only good food matches the customer experience. I guess you can't have it all in this location.
