On my top 5 of favorite boba. I loved my matcha milk tea with honey boba. So delicious and fresh. Perfect sugar and ice level. I love that the menu is simple and straightforward. The service was fast and efficient. The young lady at the counter was very nice and friendly. Ambiance is such a cute shop in a hidden small plaza. Cute decor and seating outside.

Saw this hidden gem while visiting my parents. I was about to hop in to my car and saw their very festive sign outside so decided to check them out So glad we did! We were greeted right away as we walked in. They have so many beverages options - decided to get their San San iced tea - oolong tea w some passion fruit and added popping boba. The drink was v delicious and refreshing. They also have sweet snack options. They have a cute seating set up outdoor. Will def comeback and try their other drinks and if you're in the area, go check them out!

New boba spot in the neighborhood! First time trying it out today. Ordered the Emerald Pearl Milk Tea. Regular sugar. Taste of tea was strong and perfect! Boba pearls were not chewy enough for me but that's just my preference. Definitely worth a try. I will be back to try out their other selection of drinks!

San San Tea House opened where a clothing store was. Order & go. 2 tables outside for seating. Single associate on duty.Offerings: brewed tea, fruit tea, smoothies, milk teas, toppings. Milk tea, snacks. Sips: hot osmanthus oolong tea (5.59) 25% sweet-not watery. Nice, smooth, robust brewed tea. Sugar subtly noticeable. -brew came 7 minutes after ordering.3.5 stars parking lot in front & in back*3% surchange for credit card usuage.

Great little shop not too far from me. Walked there on a weekday afternoon and there was one person waiting for his drink with his little boy.The two people working were really nice and offered suggestions for my first drink with them. I went with the emerald pearl milk tea, which comes with the boba included. The cashier described it as having a pleasant roasted flavor, which I love, so I went with that.I ordered the lowest level of sweetness and she told me that if I preferred sweeter drinks, to order the higher level of sweetness because theirs can tend toward being less sweet. Since I really dislike overly-sweet drinks, I stayed with the lowest level but was happy to hear this.While waiting for my drink, they finished the customer's ahead of me. His son immediately dropped it just outside the store, which they saw, so they instantly started making him a replacement free of charge. Mine came out just a couple minutes later and was delicious. Definitely roasted, not at all too sweet, and the boba was cooked perfectly. It maintained a good chew without being too soft.There's only one size drink here but the cup is a decent size. For $5.59, I got a lot of drink. The owners have also done a nice job of making the shop super cute and welcoming. The menu has a number of drinks, both standard and unique, and they're going to expand their snack menu (per the cashier). Wishing these guys the best and that they continue to be a fixture of this shopping center.

Pretty small boba shop that's in a small plaza off Williams. There's additional parking in the back. 5/5 service - explained that their teas are generally less sweet and that their focus is more on the teas. Their 100% sweetness is about 50% sweetness at other boba shops. The person working offered to make my drink sweeter if I found it to be too mild, which was nice. Emerald Milk Tea with boba - I loved this one! I got it at 50% sweet which was a little too mild for me so next time will be getting at 75% sweet. The tea flavor was good and the boba pearls were perfectly QQ and with a hint of sweetness which balanced well with the tea. Hokkaido Milk Tea - was a little more floral than I expected but still pretty good. I prefer emerald milk tea though this was still a solid drinkOverall this is one of the better boba offerings in SL. They do charge a 3% credit card fee so bring cash if you want to avoid that. They also have a reward program for free drinks.

I'm beyond excited to have discovered this adorable Boba tea haven just a short walk from my house. It's the perfect cozy spot, and they're even creating a charming photo backdrop right outside for you to capture those sweet moments with your delicious drinks!I had my first visit on their opening day, and let me tell you--I ordered their signature drink and it was an absolute delight! The fresh fruit additions, like juicy oranges, strawberries, and crisp apples, really took it to the next level. I loved it so much that I had to return today for the same refreshing treat, and I left just as satisfied as the first time!My husband and son joined the fun after school, too! My son enjoyed a yummy strawberry smoothie, while my husband savored a robust Vietnamese coffee. Both of them gave it a huge thumbs up!What truly makes this place special are the lovely owners, who took the time to explain all the delicious ingredients in their drinks with such enthusiasm.We can't wait to come back! This is definitely a win-win for San San Leandrooo!!!

A place like San San Tea House that offers only one standard size drink that is considered large at every other boba shop is my kind of tea shop. I also love that it's so close to where I live. The parking situation is a bit hit-or-miss, but I promise you it's worth the effort to stop by to support this small business. My husband and I brought our daughter on a weekend afternoon and the place was swarmed with people waiting for drinks. There were only two people behind the counter taking orders and making drinks and they were so apologetic about the wait. There's some seating, a market you can walk through nearby, or just use it as a moment to scroll through your phone and get your inbox down to zero. The wait will not hurt you - I promise. Knowing that our little girl would want to take some sips of my drink, I opted for their non-caffeinated brown sugar boba fresh milk drink which comes with boba. Their boba consistency and size is perfect and the drink was delicious. They do use this kind of small cube ice that seems to have a side that's the same size as the boba which means it gets stuck together. This can really test your ability to fish around and get all of the boba as you finish your drink, but it's a truly minor thing. The next time I'm there, I look forward to exploring their caffeinated drinks like their San San signature fruit tea.

I've gone mutltiple times now, and I'm so glad I did! Service is amazing! They took the time to explain the menu, cautioned us about their drinks not being too sweet (which I love), and made recommendations to each of us. The service is literally as good as it gets, top tier, extremely helpful, friendly and patient.The space is small, but they still managed to make the most of it by having a few seats while you wait. The whole set up is really cute and exudes warmth.This is now my favorite place for Vietnamese coffee. They have a Vietnamese milk coffee drink that is so delicious! The coffee is strong, sweetness is well balanced, and it comes with coffee foam! It was such a compliment to the drink and really elevates the experience. I don't like boba....or at least I thought I didn't. The first time I went, I don't think it was ready, but I loved the flavor. I'm glad I gave it another try. The next time, it was soft, perfectly chewy, with caramelized flavor. It's really enjoyable and not hard or chewy like many places. But the fact that it taste caramelized really adds to the beverage. Definitely worth trying. First time I had the osmanthus oolong with cheese foam. The tea was good, nice and smooth, gave me the extra kick I needed to pull through my afternoon. I love cheese foam so I was really disappointed by this one. Tasted more like a milk foam. Very light, thin, and did not really add to my drink the way I'm used to. The amount provided also seemed very little.My partner got the milk tea but felt it was too light, not strong enough. I think this might have to do with them brewing it hot and then shaking with ice to cool it down. Probably diluted the beverage. Overall, still a great place for boba, tea and coffee. Can't wait to try more menu items!

I was craving a brown sugar boba but all of my regular spots were closed. I found San San Tea House here on yelp and decided to give it a try. I'm so happy I came here. My boba was delicious, not too sweet. You can tell they use high quality ingredients here. The ambiance is cozy and cute, the customer service was amazing. The workers were kind and answered my questions. 10/10 will be coming here again!
