I love the decor here, it is very bright and the dining room looks new and well maintained. Our server, Savannah was very attentive and pleasant.The guacamole needed some doctoring up, but the other appetizer (spinach and artichoke queso) was delish. I liked that the fajitas came with zucchini, that was different and tasty. The meat was grilled just right. They also have a free ice cream machine by the entrance which was the perfect treat on the way out.

Wowowowowowowowowowowwowowow.Kind of mad that I didn't find this place sooner! The staff! They're amazing!! The food (shrimp diablo) must try. Staff were very attentive and so kind, they gave recommendations and took care of ya girl. I came in for a quick bite and a drink before getting back into the city and i was not disappointed. It's so lively and bright. There were games on at the bar where I sat and lots of patrons enjoying the bar atmosphere. The menu is everything!!! 5 stars!!

Had the chicken fajitas with a side of black beans and Spanish rice. It was good though some things need to be changed to get to 5 stars. The chicken was great, cooked perfectly and the best part of the meal. They served it with a small dipping cup of butter. The butter was almost pure salt, way overly salty, and could not even taste the butter, which would have been a great addition to a fajita. The rice was undercooked slightly and not soft as Spanish rice should be, but the taste was spot on. I asked for corn tortillas, which were good, but they stuck together and all ripped whenever I tried to separate them. Black beans were excellent with onions in them. The staff was amazing. Pricing is very good as well. I'm hoping they tweak some things as stated to get to a 5 star. 1st time there, so I'm looking to see if the 2nd visit changes my rating. Hope so.

Amazing!!La ViVa brochette shrimp is very good. I had this appetizer as a meal with. Fajitas soft taco. Fajitas are also tender. Service was excellent! We even had two small children and our waitress knew how to handle the atmosphere. Birthday party of a total of 8 top with kids. We will be backs. One more things drinks are tasty too!!

This newish Tex Mex restaurant is located across the street from Houston Premium Outlets so it's very convenient if you are shopping there. I had lunch there earlier this week and parking space is plentiful.Inside La Viva is large inside with a big bar area too. After being seated I decided to try the chicken fajitas first $16.25 (lunch price). I chose corn tortillas and charro for my bean selection.First to arrive was requisite chips and red salsa served warm. They were good tasting and enjoyed. Within 15 minutes our food arrived. My selection including large chicken pieces with bell peppers and onions on a sizzling platter with a small cup of melted butter. On a separate plate was the bowl of charro beans and Spanish rice with another plate holding the pico de gallo, guacamole, lettuce and cheese. The chicken pieces were large than average and required a knife. I really liked the seasoning used on the meat. It was really good and not just grilled like most places. The meat had a delicious flavor. The charro beans had plenty of content with onions and tomatoes included. The cup should have been filled a little more. This was a very good tasting meal especially with the seasoned rub used on the chicken. Also my table service was very good.

If ever a 5 star review was earned La Viva has earned it. The food is truly spectacular! The service is even better. The quality of the food here is exceptional and more than worth the price. I still love the other big name Mexican joints around but La Viva has certainly become my favorite. If you're not having the fajitas ask them for some of the garlic butter they serve with it. It's great with just some tortillas! As a nacho junkie I highly recommend their nachos and their fajitas and their enchiladas and well pretty much their everything. On that note I'll Shut my pie hole and you can come see for yourself!! You won't be disappointed!

Truly surprised and over thrilled with our first visit. Our wait staff Matt was stellar and food was amazing. We loved the bright, clean inviting atmosphere. Rib appetizer was perfect and a meal in it self. Fajitas were super and drinks were awesome. Can't wait to return.

Beef quesadillas! Top 5 for sure. Perfect amount of meat to cheese ( s.n. I'm a meat eater, so the more the better) they grill the tortilla and I'm pretty sure there was a little cheese on there. Super tasty. Also had the fajitas, they were good too, but I feel like that's the basis of every decent Mexican spot. The med was cooked med rare the way I like. I typically get charro beans, but the refried beans were good. Top shelf margarita- just okOur waiter was very attentive and gave good recommendations. The restaurant itself was not fancy at all. Noise level was perfect for conversation.

Everything from food, service atmosphere was great for the value. We were a big party and the food still came out hot and in a timely manner .I was shocked that there was lamb chops on a Tex-Mex menu in the appetizer section, and when I commented about it out loud, a passing food runner stopped in his tracks and said to me, you have to try them. They are my favorite item on the menu. Being a huge fanatic of lamb chops, I decided to heed his advice.And it did not disappoint. Three lamb pops Deliciously charred , seasoned to perfection, paired with a slightly sweet creamy mint sauce that was delicious. Cocktails were very reasonably priced, considering the price that restaurants are charging now a days . My sons beef enchilada from the kids menu was incredible! The portions in general on the kids menu was great! My husband thoroughly enjoyed his taco salad. Staff was very friendly from beginning to end. As I was leaving, the hostess even asked me if I wanted a bag for my To go box since my hands were full and I couldn't grab ice cream and she ran to grab be one! Hats off to the staff here everybody was incredible . Including the sweet lady that kept entertaining my son as she was making the tortillas. I will forever ask for the table next to the tortilla machine maker as my son kept asking to turn his highchair around so he can watch her make them! Not to mention the tortilla dough she gave the children to play with while they waited for their food was another extra mile step The staff took.And we can't forget the free ice cream soft serve on the way out !
