Don't waste your time with this complex. It is so very outdated and old. They haven't updated or remodeled anything since it was built. The people that live there are all elderly and it feels like retirement living community. They are also crooks and will take your money. I read the reviews about how they rip you off when you leave, and now I can say they will rip you off before you even sign a lease ad well. Believe it. I was moving from another state and everything in town is basically a wait list. This place was the first complex unit to come available. I put my application in and then they demanded I put my deposit down bc they won't hold apartments and units are going by the hour. This is also why I think they take advantage of you due to the nice complexes in town are all on wait lists. Rush rush. Literally within two days one would come up and they would email me saying I have only 3 hrs to put my deposit down and get it. Looking back now I feel like this was a scam bc if they went that fast, why was there always another unit suddenly available just as one was quickly snatched up. I needed something bc I was making my move to Kansas just days away. I hurried and put my $300 down. Then came to town and went to see the property. Old and dingy. Reminds me of an RV/camp ground from the 80s community center park. I called to see if I can see the inside of a unit bc I already had a bad feeling and didn't like the complex. Few days later they finally had a unit for me to see the interior. Wow. The website says modern and luxury living. Ha that's a joke! Literally nothing has been updated since it was built in 1990. The rent rate that you will spend on their units, you can go down the street for newer and waaaaay nicer. So after I looked and not happy or satisfied, I asked for my deposit back and said I'm not interested bc this is not what I expected from the videos and pictures. I just won't pay that much for what I was getting. They refuse to give me my money back. I haven't even signed a lease!! They told me by "clicking" on the verification of authorization to check my background and credit...etc for my application. That was me agreeing to forfeit my deposit after I'm approved. Really?!? Shady and not okay by any means. Especially if I haven't signed a lease and after I went to see the property. Resulting in a hard pass, no thank you. These are some awful apartments for the money I'm about to spend. This is so upsetting and wrong. I told them I will make sure I let everyone know bc this isn't right not giving back a deposit on a apartment that a lease hasn't been signed on and that people do need to know what they are getting into renting from here. How the office works and how this place looks inside and out. The office staff and manager were rude about this process and I was very kind and professional with how I felt and why I should get my refund. I am just very taken back and disappointed. I now am leasing an apartment 10 min away, paying only $10 more for my monthly rent in an apartment the same size. Look at the difference of what you'll get at Windemere with old white laminate counters and white cabinets that are so old they have a yellowish tint to them. Then look at my apartment now that you can clearly see is nice and new.

BEWARE! My wife and I paid a $300 deposit + $70 application fee and were forced to back out because of work circumstances. I expected to lose the app fee but they refused to refund the $300. Only 6 days had passed from the time I paid them until I went to their office and told them what happened.So in other words Doug, what I said was exactly true. Yes I entered into a contract. Do you care that the circumstances were beyond my control? No. Facts are facts aren't they.

These guys rock! Nice clean facilities that are tucked away in a private part of Tallgrass that you might not even know was there. There have been many nights I would almost forget that I was right in the middle of one of Wichita's busiest streets because it is so quiet and beautiful around there. The apartments are located right on the beautiful Tallgrass golf course which makes for some wonderful views on the summer and fall! And the staff here has been fantastic! They have gone above a beyond to make me happy, and do whats right by their residents (something that I feel has been lost in the apartment living community), and they have always maintained a professional attitude. If you're looking for a great apartment on the north-east side of Wichita look no further! The only reason I'm not giving a 5 out of 5 is due to the price of rent. While it is competitive with the higher-end complexes in the area most of them are a bit newer and therefore have a more up to date feel to them. I think that if they would lower prices a bit they would be the clear choice out of ANY apartment complex in the city!

BEWARE!!! You will not get your deposit back!!! They literally charge for every single little thing, with zero "wear and tear" leniency to money gauge you when you move out. The carpets do not get replaced after every resident and YOU are required to get them professionally cleaned with YOUR OWN money when you move out. The only good thing about this place is the friendly and knowledgeable maintenance staff. I would never live here again. Jonathon the property manager does not care about his residents at all.

Don't rent a place here. The manager Jonathan doesn't keep his word. I had 2 ferrets and they said I didn't have to pay any pet deposit for them. Middle of the lease- he decided to charge me $250 pet deposit nonreturnable each ferret. That's $500 in total. And he expected me to pay it in my next month rent. Talked with him about we agreeing to no pet deposit. He said yes I know we agreed to that, but you got to pay me by next month. Broke my lease and left this place. Not only for that but, the bugs are horrible. I live on 2nd floor and found a lot of roaches, spiders, and a lot of fleas and they can't do anything about it. The stove/oven kept quitting on me- and they take days to come by to take a look at it and fix it. When they order parts, it takes weeks to arrive. Maintenance people are friendly. Don't rent out here. The apartments down the street nearby- better place to rent out for better price and services.

Please don't waist your time. I lived in these apartments for literally only a year. Although the neighbors are really nice and I've had no issues with them other than one noise complaint. I do have an issue with management. They are only nice to you until you move in. My keys were left in my apartment, no one greeted me and I even had to sign my lease through docusign. No one did a walk through of the apartment i had to do it myself. I have never even actually met anyone in the office. I was around 4 months pregnant and working when I moved in and right away I had to make a noise complaint with the guy who lived upstairs because i literally couldn't sleep. This dude literally paced back and forth stomping in his house for HOURS, pretty much all day and night. Sounds like something is being slammed into the floor at random times also. It stopped for a little while then started back up again. I then had to let them know that when I was cleaning my apartments when I first moved in that there was animal hair in the fridge, freezer and even in the drawers and cabinets in the kitchen. There was also what looked like as animal pee on the windowsill as well as the base boards in every room INCLUDING THE BATHROOM. I told them about this and they did nothing. They keep $50 of your security deposit to "cover the costs associated with remarketing and returning your apartment to "like new" condition" and yet the only thing that was clean when I came here was the carpet (because they make the people who lived there before you clean them) and there was multiple broken outlets. They also make you pay to clean your carpets before you move out.I then had an ant problem. They were literally crawling out of my outlet by my couch which then resulted in them crawling all over and in my couch. The issue with the management here is you could in detail explain something to them and they will tell maintenance "issue with ants" instead of giving detail of what was sent to them. So it took maintenance 3 different times to come out and take care of the ants because management has terrible communication skills. Our upstairs neighbor had a pipe line break and it flooded our entire laundry room. It then leaked through our smoke detector in the hall way causing our carpet to get completely drenched. it also ruined items we had in the laundry room. The main office did nothing just said oh I'm so sorry we will send maintenance again not telling them everywhere the issue was. Our garbage disposal was always breaking, our dishwasher barely worked and our dryer took 4 times of restarting it to actually dry our clothes which then shrank our clothes because it was in there so long. There isn't proper sealing in the door way or windows so all the cold or hot air from outside gets in. There was MOLD growing on the inside and outside of our bedroom window because of rain water getting in. We had no idea for months because we don't use that window. For the amount of money you pay to live here, the only thing that's worth it is how unproblematic your neighbors are and how nice maintenance is. For over half of the time that I lived here the amenities were closed and the pool opened for like less than a month during the summer. Which they didn't start working on the pool until the beginning of June. YET i was still paying full rent!

Not recommended at all!! They honestly just try to make money when you move out. After moving out they billed my whole deposit and on top additional charges of $210.the charges were so unreasonable and unfair. I got carpet washed for $80 as they ask before moving out they still billed me saying not clean enough! So unprofessional! they had charged me for the smallest spots they possibly could find because that's how they make money out of their residents. For some of the stuff they had charged but didn't even send pics to prove it. I highly don't recommend this place!!

CHINTZY!These folks are straight up, CHINTZY! They will charge you for everything, all the while never fixing anything. If they come to your apartment it's an automatic fee without it even being your fault. Worst experience ever! Upon leaving I was charged for Tub Cleaning and Freezer cleaning. How do you charge for that? Seriously WTF! There was nothing wrong with either, in fact they were cleaner than when I moved in! Point being do not expect your deposit back and EXPECT to be charged for every minor thing! BTW super over-priced and outdated!

The rent has been raised before but now they are adding a "trash fee" that wasn't on lease. They keep making fees up and raising the rates. Jonathan has lied to me on several occasions.

We lived at Windermere for a year. The staff was excellent and always followed through on everything. We loved the location tucked away off of the Rock Road corridor by the golf course. We took advantage of renting an extra storage unit in one of the garages for a while and also rented garage space (which was great to have during the winter months). It was a great place to live!
