Please heed my warning and do not rent from them. They will poison your babies, steal your money, and blame their broken down properties on you when you move out. If you do live there just know you won't get your deposit. If you have lived here and have a poor experience please let me know.

Critical: Professionalism, Quality, Responsiveness, ValueIf you are willing to stay without a fridge for 4 days, losse food more than one time in a year .this is the company to rent from.If you are willing to pay bills for maintenance over something you did not break go ahead.The unit is good but with outdated appliances that they are ready to fix 1000 times but not replace.No emergency maintenance like everywhere so if the AC broke its your problem.Some of that 5 stars reviews are thier maintenance contractors shows how they are asking thier employees to rate them up.Updating my review.One star is too much for this company. A bunch of thugs that takes every chance to steal from you. They charged me 1760 USD upon moving out to repair holes in the wall sheet rock, while they asked me in an email not to repair them. They charged me to fix a microwave that is more than 15 yrs old.AVOID WICHITA RENTALS AT ANY COST.This company have no shame

Terrible Experience - Stay Away!I used to be a satisfied resident at this property, but my experience has taken a sharp turn for the worse. The decline in services and the lack of maintenance on appliances have made my stay here extremely unpleasant.The staff's behavior has been consistently rude and disrespectful, making communication difficult and uncomfortable. It's disheartening to see such a disregard for tenant satisfaction.To add insult to injury, the management charged us money for seemingly random things, and the explanations provided were neither clear nor reasonable. When we decided to move out, they went ahead and deducted a significant amount from our secured deposit with no legitimate basis. The final blow was realizing we ended up paying around $2000 in unexpected charges upon leaving.I strongly advise potential renters to think twice before choosing this property. The initial appeal quickly fades away when faced with poor services, unprofessional staff, and unjustifiable financial burdens imposed on tenants. Save yourself the frustration and find a property that values its residents and treats them fairly.

I have to agree with some of the others. In the beginning, this was a great place to live with awesome management! If you had a maintenance request, they were on it the same day. Now, don't let your stove go out the week of Thanksgiving, because it won't even be looked at, much less fixed until after the holiday. And don't let your front door well to the point that it will not open at all, because you'll sit and wait 8 hours before anyone will come and even open the door so you can get out. Also, make sure you keep a VERY close eye on your account with them. They like to try to charge you for things that are illegal charges, like late fees when there should be none. And GOD help you if your toilet is broken and sewage is coming up through your bathtub drain pipe. That only takes a week to fix, and then it's not fixed right. I would definitely stay away with the management this company has right now. It's terrible!

RUN from this company! I lived in my home for 7 years. The first 5 years were fantastic. I loved the property and the homeowner was phenomenal. Unfortunately, when the homeowner retired, he gifted properties to some family members. The ER doctor, and her defense attorney husband, that were gifted this property in a trust are greedy, irrationally, pathetic, landlords. They raised my rent $700 per month. I paid in full, on time, every month. Yet the care of my home went straight downhill. When I complained because my yard hadn't been mowed in 31 DAYS, they threw me out of my home. Literally gave me 30 DAYS to find a place to live, pack a home I had lived in for 7 YEARS, and move my family (all while working full time, and being a single mom). All the while, Wichita Rentals does absolutely nothing to protect their tenants, they only side with the landlords because that is how they make their money. Wichita Rentals gave me a paper with my eviction stating ridiculous demands to meet within the 30 day period, (as if I had nothing else to do). The home was to be left in "move in ready condition", "all baseboards should be washed", "no lightbulbs can be out, or you will be charged", "trim the sapplings", "all fan blades and lighting fixtures are to be wiped down", "all carpets are to be professionally cleaned"... None of this was in my original lease that I signed 7 years ago, by the way. When I had a very legitimate complaint that my yard was 15 inches tall, and hadn't been mowed in 31 days, the girl at Wichita Rentals responded, "The landlord drove by, and said that it doesn't look that bad". My hands were tied, so I filled out a non-emergent police report, that states otherwise. The grass was 15 inches tall which is against code for both the Greenvalley neighborhood, and the city of Andover. Clearly the homeowner and the management company don't care about their tenants, they just care about keeping the greedy homeowners happy, and they certainly don't want to spend their own money. The even left the carpet in the home. Yes, the carpet that we have lived on for 7 YEARS. They did not replace it. Decent homeowners change out the carpets even after someone has lived in a home for around a year. The carpets in that house are 7 years old. Jokes on them. The house is now vacant!! They kicked out a perfectly wonderful, good paying tenant, and are currently making no money on that house. Those are some incredibly poor business decisions for a doctor, a lawyer, and a management company to make. If you are looking for a place, don't rent from this company, and certainly don't rent 905 W Onewood Ct in Andover. It is a wonderful home... unfortunately just has terrible owners. On top of it all, they apparently think they are above the law, and did not return my security deposit in a timely manner, which was a violation of the Kansas Landlord Tenant Act 58-2550. After being completely ignored by this company, and its owners since being kicked out of my home, the company suddenly wanted to "talk" after being served last week. We settled, and I won. I got my full deposit back, plus the additional they owed me, due to their violation. Do yourself a huge favor and avoid this massive headache all together. I wouldn't wish these people on my worst enemy. Tyson Bean, Vincent Roth, and Dr. Emily Roth should be deeply ashamed of themselves.

Everything about this company and the people who run it, is very disappointing. I really like the location of my rental, but the price gouging along with the lack of service is beginning to get out of hand. I have rented out my current duplex for over 5 years and have put in several requests for maintenance on a storm door, but have never received anything. We have called and this worthless woman who calls herself the office manager (Kim) continues to give us the runaround. When we first signed out lease, our monthly rental payment was $1295 per month. We paid every month, on time and in full. We also paid on time and in full during the entire pandemic; however, Wichita Rentals graciously sent us a letter last spring saying that our rent was going up from to $1395 per month (because we were month-to-month) to $1895 per month. We called and explained how long we had been tenants and encouraged them to look at our pay history, but none of it mattered. They were "adjusting to the market." I began talking with out neighbor about the hike, but he informed me that his rental payment was only $1500 per month. So, not only are they price gouging, but they are also lying to tenants. To make matters even worse, during the summer, the yard workers are horrible. I have never seen so many missed spots, forgotten weed eating, non-blown off driveways and patios and grass covered AC units. Speaking of AC Units, Wichita Rentals also brought out fill-dirt to put along the sides of the homes in order to stop "erosion," but because of the rain and where the AC unit is located, the dirt ran right into the AC unit. It was about 25% filled with dirt/mud until I cleaned it out. I knew if something was to happen, Wichita Rentals would not take care of it and my family and I would be trapped in a home, in the middle of summer, with no AC. The reason why I made this assumption was because our disposal unit once went out and we put in a call to Wichita Rentals for maintenance. They spent 10 minutes at our home, fixed it and a week later we received a $75 invoice for the disposal being fixed. They called it "renters neglect." I was livid. Never in my life have I ever neglected anything. Anyone could walk into my rental right now and they would see that neglect is not a word in my vocabulary. My home is cleaner than many of the millionaires that can afford a maid service. I ended up still having to pay the additional $75. The cherry on top of the sh*t sundae that is Wichita Rentals-a new roof was put on about 18 months ago. Do you know how many nails I have had to clean up since? Nails were left all over the drive-way, lawn and in the guttering. I still find random rusty nails that come out of the gutters after a rain fall. I have three children that are 4, 5 and 7. This company is very lucky nothing happened. You know why nothing happened? Because I am not neglectful. Let me tell you what needs to happen-they all need to be let go. The company needs canned, all of their contractors need to be out of a job and the ownership needs to get their minds out of the gutter. People live in these rentals. People. We are what make your business. Stop being greedy, stop being ignorant and stop hiring morons to run a business. You need to care about who rents from you and you need to care when things go wrong or get hard. You don't price gouge and run off renters who pay their bills on time.

This company is absolute dog shit 100% wouldn't rent from them or recommend them to anyone. Not only did they neglect to fix a sewer leak for 3 month after having to have them come out 3 times. After my roommate hung himself and I moved out they never sent me any invoices for the damages now 4 months later I'm having to work with collections to fix there mistakes. I guess when your best friend/ roommate hangs themself all that matters to them is are you going to pay next months rent, and are you going to pay for these damages. I'd like to add I had no issue paying these scums for the damages that I caused but without a f*cking invoice or any notification of if I can't fucking pay it. Don't rent from these absolute f*cking scums of the earth. Ohhh and F*ck you Wichita rentals

I cannot adequately describe my ongoing frustration with the "building owner" of the apartment I rent at Overlook Apartments. Cockroach infestation, constantly broken and dilapidated laundry facilities, faulty wiring that led to electrical sparks, jerry-rigged "fixes" to exterior doors, un-knowledgeable repair men, and massive water leaks from the ceiling during heavy rain. The "building owner" does the absolute minimum to pass as livable conditions only after being nagged time and time again to make repairs. I've had my windows painted shut, discovered repair men were in my apartment without my consent or knowledge, and made to feel like i'm the problem. This man is a sham and should not be a "building owner" as he *clearly* does not care for the safety and well-being of his tenants.
