Worst place to stay if you want a $300 power bill! Insulation is the worst and would not recommend this apartment complex! Don't let the high rent fees fool you to think you're paying for a quality built apartment because your not. Here's free advice...Seek life else where!

CHOICE IS YOURS.WEED ,BROWN RECLUSES,WASPS, AND 20 YEAR OLD FIRE ALARMS! I hope this review helps you decide was the worst apartment ever . Full review in photos there was a text limit. 1. The WEED problem maintenance of a common nuisance : neighbor was smoking weed people complained about it the apartment icnorged it and just put warnings on everyone door 4 times saying how they are going to call police and how it breaks the lease but never did anything even when I told them who it was. They said they can't call the police that I have to but it magically stopped after that so I believe the apartment called and warned the neighbor of this. The air system was terrible so since one person was smoking my whole apartment stunk. People smoked outside too. 2. BROWN RECLUSES EVERYWHERE: I'm normally not scared of spiders but when they can actually hurt or kill you that's different they are everywhere if u have a pet or child I would be considered. Complained multiple times probably 20 over the corse I lived there. Lived there for two years and killed probably 200 or more spiders.They only spray the kitchen if even I had a camera and when I wasn't there they would only be in my apartment for 30 seconds literally. But on the sheet they put on your doors tell u to remove furniture from walls and they don't even spray everywhere. Kept having the problem had to spray myself and bomb the apartment and still had them asked them to do a spray on the outside of the building and no reply and never saw anyone do anything about it. Was in fear that my dog would get bit. 3. Maintenance sucks : I've submitted requests that to this day are still not done they don't do them half the time unless u submit it 10 times. They couldn't even put in a toilet pump in right I've never put one in and I fixed the problem after they made it worse. Stairs always wobble asked them to get fixed didn't get fixed and I actually did fall down them due to this glad I wasn't old or anything bad HAZARD same with not putting in a new light that lights up the hall way under stairs. 4. DOG PROBLEM: 5. Security problem: had someone go around try and open doors than ran away. They leave the gates open all the time. They blame it on ice or how they don't work or someone hit it. Then get camera at each gate. It's ridiculous it's not a gated community if u leave them open all the time. 6. WASP :problem during the summer. Found a nest there was wasps literally everywhere when I went down the stairs. They didn't remove it till weeks later. Had to go and kill them all hopefully no one was allergic. Kept calling them about it they told me an exterminator was coming but still took 2 weeks.7. FIRE ALARMS ARE 20 YEARS OLD: they always say they are changing batteries every 6 months but they NEVER do I've changed one 2 times I have a camera and never caught them come in with a ladder. I believe the others don't even work since no one has been changing the batteries for over a year and a half. Change the same one 2 times the 2nd time I realized they are over due by 10 years.10. WATER BILL: is ridiculous they split by building apparently so if you are out of town you still pay for water u arnt even using will tell u it's only 20 but I've had bills reach 50. They say they do by people in apartment but how can u account for when someone has 20 people over all the time. You can u need meters for each unit. Payed 120 for 2 months of water when I was out of town for the holidays. And during my last year was 40 a lot I believe it's due to a lot of people moving out as they should when I left only 1 person was there that was there before me. 12. MOVING OUT AND DEPOSITS: u don't get like anything back they have the dumbest fees 100 redecorating fee?? But had holes in the wall when I arrived and a long list of stuff to write down. Never saw a spot for grease pans when I moved in now charged for those and there blinds they break if u touch them at all.100 application fee 100 admin fee 400 pet deposit they said was a deposit but is just a fee. PULL up the carpet but never did before I moved in and blamed me for staining so now they have to replace the whole thing but for all I know it could of been the person before was never on the list to check so how would I know but can't use my pet deposit to pay for it. Was prorated super low meaning the carpet was old asf so who knows what dog or cat was in there since the carpet was there they didn't know was there. 1k in fees -400 if you have no dog and out that u only get 225 back. If you had a perfect apartment moving out. Which they will not let you. definitely won't be an apartment again not worth the money you pay at all.

For the most part it is a nice complex that is well maintained in terms of landscaping. The office staff is typically pretty nice and easy to work with. It is generally quite except around the pool and playground area. Even though you are close to highway 96, it usually is not very loud, besides the occasional emergency sirens. Jabara Airport is close, in which, you frequently hear planes. It appears to be a mix of middle class, working people, younger families and mature college students. You do NOT typically hear a lot of partying. GATED: It is "gated" but only to cars and between 7p-7a. But all the time it is open by the clubhouse for people to park and walk in. Tenants have a 4 digit code and/or pay for a gate opener. Tenants can have their last name listed and if you have someone coming to visit, they can select your name to page you via text and you can accept/deny opening the gate via text. Outside storage: NOT all apartments have it so ask to see the actual apartment before you sign! Utilities: Expensive--I had a 700 sq ft apartment and it was about the same to double what it cost for a 2000 square foot house I had just a couple miles away. I was on the bottom level and my windows faced towards the southeast and my bill ran about $40-75 monthly (but, I rarely ever ran my AC/HEATER, nor did I use my oven or microwave very often, so I assume most pay more than this for one bedrooms. Also keep in mind that the complexes that face west, will have more sunlight, which could be good color winter, but bad for summer!)INTERNET: It is a COX exclusive complex; just wireless internet was around $50/month. WATER: I payed about $15-20 per month for water. The bill is added to your monthly rent bill.Apartment location: Some AC units are right outside of the bedroom windows, in which, you constantly hear them turning on and off. Always take the time to go look at the exact apartment(s) your considering to see where AC units are, if you have a private main entry porch, etc. NO TORNADO SHELTER: keep this in mind and have an additional plan in place just in a tornado warning/watch is issued! Maintenance: I only put in a work order once and they responded the next day, even though it was low priority. Travis left a detailed note and a voicemail of what he fixed!Routine maintenance: Their "routine maintenance" notes always say you "can't cancel or reschedule" and they only give you about a 12-24 hour notice. They don't usually leave work tickets when they enter your house for "routine maintenance." An older gentleman, whom works for Case management, was cleaning around the dumpster and he noticed I was walking towards it with trash and he met me to take the trash. Landscape: While I lived there, they were good about keeping the lawn mowed and the landscape looking nice. Workout room: very small, hot and stuffy. There are two treadmills, one elliptical, one bike and a small weight station, along with some free weight balls. They do NOT provide any cleaner to clean equipment after use. It appears they don't pay much attention to it, as most of them machines need oiled and some part on the weight machine need fixed. Office: really nice inside. Office Hours: They cut their hours back, so if you have an 8-5 job, you likely will NOT be able to get a package or give them anything unless you can make it before they close. They are NOT open on Sundays any more. If you have payments, etc that you want to drop off, they don't have an outside box, so you are out of luck if you don't make it before they close. MAIL: The only way to mail items is to take them into the office, which is a pain since their hours are limited. POOL: Usually always kept really clean. The front one does not have as many people/kids. They cleaned it every Monday, in which, it is closed. It was open 10a-10p.BBQ: Tenants are NOT allowed to have them on their porches. There is a main one by the clubhouse and front pool that has a couple picnic tables around it. -Main door porch: Some apartments have more of a private main door porch, where others have a group of four that are connected. GARAGES: My GMC Terrain fit with extra room around it. There is about a 3 foot extra space at the back to store stuff and some garages have storage under the stairs to apartments above them. They are about 5 foot long. Ask to see inside the garage before you sign. Mine made a lot of leaves and dirt within it before I moved in; as they left it open about 1 foot for 1-2 weeks before I moved in.PARKING: non-assigned, in which, if you don't have a garage, you may have to park 1/2-1 block away from your complex. There is no covered parking, unless rent a garage. Other: They did an audit of accounts (which was unknown to residents) and charged accounts with fees without notifying them first. (Ex: someone missed charging $35 for my garage deposit, so they just added the $35 to the bill 8 months down the road but did not think to call/email).

Terrible experience! I went to visit this apartment and was treated terribly by Savannah who basically refused to show any amenities and for irritated when asked questions regarding the property. This property is dated and customer service is trash! Can't imagine what it's like to live there.

Lived here in handicap unit. Excellent office staff. Always so kind. Clean complex, great location. We didn't have any issues with maintenance.

I have had a great experience with the villas of Waterford. The staff is super friendly, polite and energetic. The apartments spacious and pretty new. They are gated and safe. All of which are very important to me personally. I can only encourage everyone to check them out.
