These apartments were alluring to me for two reasons: They were relatively inexpensive and they allowed large dogs. The first quality turned out to be a farce. The apartments are way too expensive for what you have to deal with.The neighborhood is awful. There is constant crime. In the first six months of living at these apartments, my apartment was broken into, my car was broken into (twice) and my license plate was stolen off my car. There are constantly sketchy people walking around late at night so if you're a woman you have no way to feel safe in the neighborhood. I don't think they really conduct the background checks they say they do because I see a drug deal happening in the back of the complex on an almost weekly basis. Although the police precinct is right down the street, the neighborhood is still unsafe.On top of that, the management is extremely unprofessional. I have several things that are in need of fixing right now and I have called management for two months about it. The maintenance people are fantastic if you talk straight to them, but if you call the office the message is never relayed.There are always leaks and flooding and the sinks constantly clog.The apartments are not energy-efficient at all, so in the winter heating bills are through the roof. The apartments are loud and you can hear people stomping at all hours of the night. The two redeeming qualities are that the maintenance people get on flooding immediately (which is good because it happens so often) and the apartments allow large dogs (I don't think they even really check to see if people have pets, honestly). If this place looks like a decent deal to you, don't be fooled. It's more trouble than it's worth to save a few bucks.

How can one rate this poor excuse of an apartment complex? Where are the city inspectors, is this place even up to code? When you have tenants whose air conditioning does not work for months on end, failure to fix (via management ignoring repetitive calls or visits to office regarding extreme heat/causing heat related illness to resident and pets) repeatedly forcing them to evacuate their residence because it's inhabitable due to (extreme heat/mold)... Telling them you would not compensate for their distress pro rating rent or covering the cost of electric increases from additional devices (per your request to try to cool the apt) and the continued running of broken AC using excessive amounts of energy) only to slap them with an eviction notice when you've failed to uphold your lease agreements providing a clean habitable environment for your tenants which includes 100% completion any said work order within 14 days ... Not months! This is an apt complex used by many (especially #WSU #STUDENTS because it is close to campus) looks as though it's something out of the projects or worse yet a developing country! Where on earth do you people get off charging what you do! Regardless of rent $$ this is unacceptable! A standard must be maintained and your dilapidated structure is proof you do not care about your tenants! My child has spent more time out of the apt June/July than in because of the above mentioned issues... To include a door that doesn't shut or lock properly! #kaketv needs to investigate this complex and protect the citizens of Wichita who can't afford to do it for themselves!

The WORST. These places have both beg bugs AND fleas. The office people for the new company are completely incompetent. The head lady is SO rude. Always trying to blame everything on the tenants. And since we had to ask 15 times that the dangerous wood pile in the hallway be removed, she's retaliated by holding out pest control. And that's AFTER they tried to kick me out for non-payment of rent when I had CLEARLY paid. These places are disgusting and I wouldn't wish these slums on my worst enemy.
