The Trails at Derby

Beautiful apartment complex, many amenities. The maintenance staff is amazing and very quick to make any repairs. Office staff has always been friendly and accommodating.

As I listen to my upstairs neighbor pounce around at nearly 2am (I surmise due to mostly shoddy construction), I'm constantly reminded of how poor my quality of life has become since living here.

This complex did not answer direct questions about qualifications/criteria for obtaining an apartment prior to application, which of course, required a fee. Within 30 minutes of submitting an application, with $30 fee, they responded that the application was denied saying that their criteria were not met. By the way, their reasons were the answers to the questions previously asked by us. They could have just answered the questions right away but then they wouldn't have received the $30. How many other people have they milked of this fee by not being forthcoming?

Went to go look at a two bed one bath and a two bed two bath and the employees were super snobby and rude the whole time. They kept showing us models instead of vacant apartments and said they wouldn't even show an apartment that's vacant before a deposit and application is made. How are you supposed to know the condition of an apartment if you can't see it? When we left the employees left LAUGHING because we made requests that they couldn't meet. They constantly made remarks like "normally people are so wowed after seeing our models and would want to move in THAT DAY?" Ok well sorry I'm an intelligent human being that sees right through your bullshit.

If I could rate lower than a 1-star, I most definitely would. HORRIBLE customer service, very rude management. Got blamed on many occasions for not cleaning up after my pet, when in fact, I did every time. Would have rather lived in a box than this place. Absolutely terrible. Would 10/10 not recommend this place for anyone.

The staff are rude and snobby. It's a nice apartment complex with great amenities. It would benefit the complex to have a friendlier staff.

I really wish I didn't have to give this place any stars. They don't deserve any! I never had any issues until I moved out of the Trails. I left my apartment very clean. I worked over 10 hours on it to make sure it was move in ready. They came in, went through everything. Then they pulled the carpet back. When they pulled it back, there were some stains on the back of the carpet. They said it was cat urine. My cat doesn't have accidents and if it was cat urine it would smell really bad. I had a professional carpet layer look at the pictures I took of the stains and he said it was not cat urine. There were stains by the living room window and the master bedroom. I said those were not done by my cat because there was furniture sitting in both of those places. I now owe almost another 500.00 in damages in addition to my 250.00 deposit. I guess I should be grateful that they didn't make me pay for the bedroom carpet. I would avoid this place at all costs! It looks nice but in the long run it was not worth it!!!

Lived in the 1 bedroom unit for a year and could not be less happy with the service we received by the staff and management. On multiple occasions we have submitted a rent payment through their property portal online and have been met with charge backs from both the bank AND the complex itself due to their withdraw system require UP TO 3 DAYS to process, and should your rent payment fall on a weekend and not process until Monday outside of the allotted 3 day period you will be charged extra for every day plus the charge back fee even though they can see that you submitted the payment within the allotted time. The appliances and fixtures in the unit were incredibly sub-par for the price. Within a month of living in the unit our garbage disposal broke despite it being brand new. The range top was caved in so that every coil top slanted inwards making cooking difficult at times. After 6 months we noticed sizable cracks forming in the corners of the walls stretching to the ceiling, and despite taking excellent care of the unit we were still charged for cleaning services and carpet replacement upon move out. We have made several complaints to the management company about they service of their employees with no action taken or concessions made to us for their abysmal tenant service. If you wish to live in a well furnished apartment for a reasonable price and with good service I would sooner recommend a local trailer park than the Trails at derby.
