River Walk Apartments

If I could give this place a 0, I would. The management here is rude and disrespectful to their tenants once they have you sign the lease they got you locked in they treat you like you're a nuisance and dismiss and ignore your maintenance requests. You call & leave messages on their phone and on their App for repairs they do not get back with you only make you wait for long periods of time. Last winter 2021 our furnace was not working to keep us warm it was 58 in our apartment for weeks and till this day they never repaired it,although they promised to. They waited 1 month to repair 2 toilets. They have 2 maintenance men over 900 units. They keep the money and let the tenants suffer from their negligence. This place has some rude tenants too who play loud music throughout the day into the early morning. Some tenants get drunk and get into fights In front of the windows of your apartment at 1-3 AM in the morning, management does nothing to resolve the issues. There has been criminal activity here from two young people getting shot and drug deals gone wrong according to the police. The homeless people live near the river close to these apartments and often are in the parking lot day and night and going through the dumpsters. Please if you have children please do not move into these apartments. There are other horrible incidents I'm not able to mention. Be careful Management will rip you off and try to make changes to your lease breaking the law. They also enter your apartment without permission or notice.They spray for bugs every other month The man barely sprays anything and skips our front room right in front of us we have had a few roaches upon moving in but there are more brown recluses in this place, we keep killing them. They also have mold issues in this apartment coming through the walls. The lady running the office is a venomous snake she lashes out at you if she is not able to Swindoll you out of your money when you are aware they are trying to switch out your lease and add extension to lease to cause you fees they use the government Landlord forms to intimidate and threaten eviction or court. Please have a lawyer look over your lease and for your protection make copies as proof. I had two lawyers look at my lease and they said no where in the lease did it say we were to give a 60 day notice. But now they are trying to prorate to get extra money from us to extort from their tenants. I tried to give my notice to move giving our dates and signatures she refused to take it or sign it for us to say she received it. She said I'm not signing anything but she said you are the one signing these papers for us of course I read it and she still told the girl on the computer to prorate it from that date to the end of my lease trying to extort another 486 dollars. I told her what the lawyer said again, she did not care but blatantly disregarded my words and the lawyers and breaking the Tenant landlord laws told me I needed to sign. I refused. I told her since she won't accept our signed date notice to move out then I would get the letter sent out by certified registered mail, then she would have to sign for it and that would be my evidence that she was given proper notice and not to use her landlord forms to extort any more money from us. And my certified registered mail is proof for court if necessary. She disrespected me again in a mocking tone to my face and said to me.,"Do you even have a place to go ?" Do you even have a house?" I told her" yes we have a place to go". Then she said "When are you leaving?" I said ," probably a couple days or more before the lease ends. She was not able to take advantage of me so then she was angry at me for not signing any more documents from them. She mocked me with her comment asking me if we even had a place to go or even have a house to live in. This woman should not be a manager over these properties. To truly be honest with you from what I read on this and other sites about Riverwalk Apartments on 410 Marion Rd. In Wichita KS there have been many complaints that line up with what I am telling you to be true. Check the sites and reviews out for yourself. Please Rent elsewhere. You have been warned, to move in here you will see what I'm saying. Plan on HELL HERE.

The management and maintenance staff are very professional and nice they do the best they can and I've had no real issues in 2 years and I respect that because believe you me if they didn't do a good job I would certainly tell you all about it folks don't realize that it's a very small staff for a very large community as most places here in Wichita and if something goes wrong everybody throws a hissy fit not to management the tenants LOL

I have lived here 2 years. My bedroom started getting a wet floor every time it rains about 3 months ago. Two and a half weeks ago, the ac quit working on a friday. The following Tuesday I went to the office and learned the work order was marked completed. Now today, a week later I am told I need a new compressor and it will be the end of next week, after 2 1/2 weeks already. What I'm sure they left un-said was they blew thru their maintenance budget and just don't have the money to fix air conditioners for the tenants. I could have an ac compressor tied down in the trunk of my car this afternoon. I would look elsewhere.

Would gladly give 0 stars if i could, while signing the lease they will act so good that everything is perfect in this hell hole, but never get fooled from that. From payments to maintenance to security. Everything is messed up. You complain, they say we will call you tomorrow. You go to the office they say we will get it done tomorrow. But wait, that tomorrow never comes in river Walk Apartments. And when you make points more clear, they just tell you to exit the office. No matter how urgent nature is your maintenance requests, they'll tell you oh we have more than 30 days old as well oh we do it in efficient and timely manner one by one. They cant afford the staff to cater to a lot of requests and when you suggest to get it fixed and they pay the company, well nope, we just want you to live in the hell hole untill we cater the previous hell holes we never fixed. Payments? Ahahah they tell you we take all kinds of money orders at the time of lease then later when you do the money order they wont post it on time and now you have to pay more late charges. The security? The gated community is never gated. In my tenure I have never seen both gates closed, anyone can just come inside. Noise complaints? They will try to capture you with the partnership with third company for security 24/7, you call them and wait 10-15 minutes on call with there operators before they do anything, i tried doing that 6 times, not once did the complaint go through. Theres my experience from river walk. I am just waiting my lease to end so i can finally go to a better place.

I would not recommend these apartments to my enemies. River Walk Apartments are under new management and I must say, you'll get nickel and dimed, lied to left and right, get told the upmost outrageous B.S and charged crazy fees. These apartments aren't worth the money they charge and the headache you deal with. I understand that the front office managers do what the back office managers say because they're the higher ups, but one thing I can't tolerate is if you come off as a good person and you see a coworker, higher up, doing some very underhanded stuff and you turn the other cheek. You're just as bad as them frfr. The young and very professional office manager Yami is very much so an asset, the new guy there, Nick or Keith, is very professional and willing to go over and beyond the call of duty. If he doesn't know something he will stop and ask the higher up to be very sure. When you pay your rent and ask for a copy he is more than happy to make a copy and sign it to show proof that it's paid, just in case something mysteriously happens and the top lady above them say they never got it, so you have proof if he's not there. Yami would do it with no problem, they are two very beautiful individuals that are great workers. They do the best they can working with such an evil person as head of the office. Now I would advise if you move here and deal with anyone in the back office, you talk to Ashleigh. She is just under the head person of the office. Ms. Ashleigh is God sent, hard working, and would literally work/do everything in her power to help unless you get very disrespectful. Then that sweet, little, frail woman can get with it. I was shocked to see her stand her ground when someone was getting completely disrespectful, being belligerent, and stupid towards her. She kept is very professional but she let it be known she is not a push over. I'll talk with her before I'll talk to the head person because nothing would get done with the head person. But with Ashleigh things would get done, even if it takes a while, and it could, but it's not because of Ashleigh, Nick or Yami. They are over worked and very understaffed and they have to do what the head person tells them. The maintenance crew is doing the best with what little they have. More things are breaking down with the complex than the have the time to fix. Now to the head person OMG!!! Her energy is very unique in my personal opinion just off a work basis, because idk her personally, she is completely insincere and comes off like a shrew. I can't call her a B word or bruja, Yami says it isn't right so I have to go about it a little more nicely, but she clearly isn't much of a lead person to me. If you move out the head person will try everything in her power to keep your security deposit and apply trumped up charges and if you don't renew your lease they will hit you with crazy, stupid, over the head fees. You can repaint, wash your carpet, whatever and they will still charge you when you move out.

The worse place ever! I have had so many issues since moving in here, and yet the staff does not seem to care. If they promised you a washer and dryer..beware! They are as old as the building itself, and do not work properly. Avoid this place and look somewhere else to move to it is not worth the money. They also have an issue with bed bugs in their apartments and again they don't seem to care.
