Warning: Not a nice place to live. 1. High utility bills2. Management does not care about residence or property quality as a whole3. Maintenance does not keep breeze way or sidewalks clean4. The walls are very thin and you can hear everything your neighbors do5. Spider, cricket and bug infested apartments. I had their bug company spray, personally paid another company to come spray my apartment and still had issues constantly. I was getting bitten constantly and finding them in my bed, drawers, and clothes.

***This is not an exaggerated review by a disgruntled resident. Instead this is a well thought-out warning to prospective renters***I have rented two units at Portofino; the first lease was a year long and mostly managed by Carla, who was FANTASTIC. The second lease was for six months, managed by the current staff and I could not be more anxious to move, leaving this property in the dust. Below is a chronological list of issues and grievances I experienced in my second lease:1. Large amounts of cigarette butts in the grass and along the sidewalk where I (like all other residents) walked my dog, Ace. 2. The dog park had an unattached plank that allowed dogs to get out. I reported it to maintenance, they "addressed" it. When I took my dog back to the park, the fence was not repaired and still a risk to all dog owners. Additionally, the park was poorly maintained. My dog often had thorns in his paws from the unruly weeds, while we danced through a minefield of dog poop. 3. A group of anywhere from 7-10 roofers moved into the unit directly above me. Coincidentally, another Case and Associates property was being roofed no less than 1/3 of a mile from this property (draw your own conclusions). For the six or so weeks the roofers were above me, they held an indoor soccer tournament which was played exclusively between the hours of 2AM and 4AM. In their free time, they also enjoyed drinking copious amounts of beer on the shared stairway, while tossing their bottle caps and cigarette butts over the railing onto the adjacent landscaping. 4. During the roofers' stay my bathroom ceiling showed a wet spot that quickly grew and developed mold from the leaky toilet above me. I had maintenance out three times to repair it and their approach was to let it continue to grow for a meaningful period of time before patching it. The patch job is very obvious and not aesthetically pleasing, so much so that guests consistently noticed it. On top of that, the crew did not clean up their work, leaving my medicine cabinet and toilet covered in drywall dust. 5. A driver ran through the security fence overnight over two months ago and it has yet to be repaired, nullifying any and all access security for the entire complex. 6. My toilet would run for tens of minutes after a flush, not allowing another flush until it quit running. During an air filter check, the maintenance crew indicated that they had replaced 40+ of the failing component and that residents were now being charged for them despite it being routine maintenance.7. In preparation for closing on my first house, I ordered a cashier's check for over $7,000 from my bank and had it overnight shipped to my apartment. It sat for over a day in their mailroom and I never received a notice to retrieve the package. With a normal package, this wouldn't be too egregious. However a package with something as important as the down payment for my fast-approaching closing, is not the package to let slip through the cracks. 8. When I gave my 30 day notice, I thoroughly went through the expectations for the final walkthrough with one of the staff members in order to be a responsible resident and to maximize my deposit return. Said staff member explicitly told me that I did NOT need to steam the carpets as the complex would do that themselves as part of the non-refundable deposit I paid for my dog. I even went as far as to repeat what she said, at which point, she confirmed I was correct. Upon my final walkthrough, the same staff member suggested that I should have steamed the carpets and will be charging me a fee for doing that.9. Also in the walkthrough, the staff member informed me that I will be charged a fee to clean the shower. This is most frustrating because my girlfriend got on her hands and knees and scrubbed the entire shower as she helped me move. Suffice it to say that the shower is in impeccable shape and certainly doesn't warrant a cleaning fee. Furthermore, the excessive concern over cleaning leads me to draw the conclusion that perhaps the property does not complete a thorough and proper cleaning prior to renting to a new resident. 10. More generally, the management is incompetent. I would really highlight the unlikeliness that they have the units properly cleaned before a new resident moves in. Additionally, regular apartment checks were performed with notice as short as 18 hours in advance. The maintenance team also failed to lay salt for the sidewalks or scoop snow and ice. If you've made it to this point in the review and are still considering renting at this property, or any Case and Associates property, please heed my warning and explore your options around town. I would encourage prospective renters to check out what the downtown properties have to offer or consider owning. As a new home owner, I am already seeing significant cost savings by not renting. Good luck in your search for a home, don't settle!

Absolutely DO NOT recommend. There is a huge ant infestation. I have contacted the manager several times and she claims that all they can do is contact the bug guy every two weeks. The manager Sydney is VERY unpleasant to work with, she's extremely rude and we can not agree on a solution. Aside from the bug infestation, the sinks have a bad drainage issue with rust and the apartments are very cheaply made. I would never recommend this apartment complex to anyone.

Consumers beware! As a resident of the complex,plan on sky high electric bills, unskilled maintenance staff, unresponsive management and poorly constructed apartments. I say Port-o-bye-bye to Portofino!!

When I first moved into these apartments, I thought it was going to be a great transition from ATL & really be a good experience. At first, the staff was amazing & so kind. Ms. Carla would really bright up your day & cared about the residents. However, shortly after moving in, she left then the staff went downhill dramatically.First, I would like to point out that they claim to provide "luxury living", but may I warn you that it is farrrrr from it. I lived on the top floor & prefer this because you have less chances of dealing with bugs etc. In addition, I have 2 cats so it was really frustrating that for the first time I was having non-stop issues with spiders & bugs. I've lived on the top floor in 4 other apartments & this was the first for me. I was constantly having to have pest control come out. I traveled a lot, but always tried to keep my place nice & tidy. There was a time that I even hired a cleaning crew to give my place a deep clean & a week later...co-webs on window panes & insect issues again. These are brand new buildings as well! However, a friend of mine confirmed that her friend also had the same issue & lived on the top floor. So, I don't know what is causing this problem.Second, you might as well throw away conveniently & affordable living as you'll be walking like a mile to throw your trash in the dumpster or paying a killer power bill. There were many times I literally struggled to get my trash down from the 3rd floor & walk it all the way to the dumpster. I saw many neighbors abandon their trash too because they were sick of it. Whoever thought this was a clever idea, wasn't so clever after all. Oh and make sure you really want that car garage because once you lease it...you're stuck with it & its $100 extra per month. This was def a first for me & I wasn't happy about it because my car garage wasn't near my apartment. Electricity goes through the roof here...I lived in a 2 Bedroom + 2 bath apartment. NEVER really used the second bedroom & bathroom & I was gone quite often. My power bill would be $120 minimum...the most insanely high power bills I've ever paid in my life! The utility package on top of your rent with it is by an equivalent of a nice condo in a city...it was ridiculous & totally NOT worth it at all. Also, my front door always made me a little uncomfortable as it never seemed to truly lock very good & you can hear everything (I'm partially deaf)...it's obvious that the buildings were built pretty cheap.Last but not least, the staff that is now over this property is a DISASTER. They don't care about you or how they can better provide this "luxury living" they keep advertising. They care about one thing...money. First time out of living in 10 different apartments & in 4 different cities that I got a insane bill from them after I moved out. $970!!!! They called "nails in the wall" actual damage to the walls. It was the most craziest thing I heard. Claimed all shorts of things. I just couldn't believe it because I have never received a bill that high after moving out in my life. I was able to talk them down to $750 but wow...it was very upsetting. There's so much more I could say about my experience with the staff but I'm going to end it here as it just isn't worth it. I gave it one stars because the location was good & it's peaceful. If that's what you want, then Portofino is for you. But if you really want "luxury" living that's affordable & convenient for you & staff that truly care about their residents...I highly recommend running away as fast as you can from this place. I moved into The Lux & gee, it's only been 2 months with them & I just can't express enough the difference between the two. It's been an amazing experience & has truly turned my move to Wichita around for the better. I had high hopes for Portofino, but I was really disappointed in how we was treated...the prices aren't worth it, keep looking. ESP military couples.

We only had the pleasure of living there a year before we transferred for work, but I would definitely go back if we relocated back to Wichita. Best part about Portofino is the prompt, helpful, and kind staff. A close second was all the awesome social events they put together for residents to enjoy. I will forever dream about the amazing kitchen and all the space I had to spread out and get cooking!

You want an honest review? Go ahead and read this. I apologize in advance for how long this is about to be, but I have been here for LESS THAN 24 hours and it has been terrible. Here is what I have dealt will all day long on May 21, 2019. 1) the teenagers above me hotbox their apartment about 2-3 times a day- making my bathroom and living room wreak. Like why not use the balcony or not at all? Beats me. 2) I left for a few hours and came back out to see the van next to me had their back window shattered and items stolen. I called the "security" aka signal 81 and the guy who answers is in downtown and says "yeah I'm downtown it'll be probably 30-45 minutes before I'm there. So don't wait on me" like what??? How professional. But get this! There's one camera on this property and guess where it is? OVER THE TRASH CAN. Because "people who didn't live here were dumping their trash". Like wow that seems like a priority because it effects THEM. Portofino doesn't want to accept any responsibility, nor will they care to help you fix it. This was at 4pm. I went back out at 7pm and swept up the glass because nobody else cared to clean it up. But when my tire goes flat I'm sure they won't help me there either. My parents have been living here since the beginning of 2019 and had 5-6 break ins in the parking lot before I even got here. I thought maybe it was a one time thing. I guess not. 3) they claim AT&T will give you a discounted rate. False. They give you a number, but go ahead and add 20% to that "monthly rate" because of "surcharges". What a joke. Was never mentioned in the initial set up. Don't let the hype cover up who these case and associates really are. There's no security and they don't care to change at all. This has been going on for months and it will never go away. GO TO LACROSSE APARTMENTS I never had any issues there and it's just as nice. Also I was informed by the lady above me her sons car got smashed in on the front bumper, and were talking like 2-3k in damages and someone just drove off. The car looks like trash no lie. And the sad part is I did over exaggerate this one bit. I plan on going in and asking for a 6 month lease so I can get out of here. This place isn't safe and I don't feel safe even walking to my vehicle. I found out the car smashing information when I was knocking on the neighbors doors trying to find the owner of the van since portofino doesn't care. I'm CONVINCED there is a terrible human being living in these apartments taking advantage of the decent human beings who want to live in a decent neighborhood. Portofino is pathetic and I hope management contacts me after this post because I'd be more than willing to discuss this as many times. I also posted on my Snapchat and had a buddy reply and say his brother in laws truck got broken into a few months ago and I have the screenshots that I will be sending to management. I'm embarrassed to live here. I hope you got to the end of this and I hope you don't chose to live here. Make sure to check out all of the properties they own because I'm sure they all get robbed!Finally, the lady mentioned that she knew the owner of the van, mentioning that he left with a suit case a few days ago leaving for a vacation. She seems to think someone may have targeted him in that situation. But who knows.

The dog park is unusable. Unsanitary. I've brought it to the attention of management several times. They have done absolutely nothing about it. It is to the point I requested to be released from my lease and they said no. I have two boxers when I get off work after working a 12 hour night shift they must be exercised. I cannot use the dog park without them tracking feces back into my car. One of my dogs had even started chewing on a used condom and tampon that another dog had defecated. I have to put my dogs in the car and drive to another dog park. I pay way too much rent for this
