My husband and I purchased a house from Tim Farha with Point Guard Management in March of 2016. It was an older house built in 1935, renovated by Tim. The renovations were beautifully done. We love the open concept feature and the modern design. However, after living here for a few weeks many things that were renovated quickly broke. We thought we would share this with others to make others aware of this situation so they can purchase wisely. Here are a few things we found along our process: -Upon inspection, and agreed upon in the contract, there was a slow drain that was to be fixed. However, it was not properly fixed and our entire sewer line broke. We had to replace that; which entailed a 20' deep trench the entire length of our backyard and insurance covered only a small portion of this several thousand dollar job. -The paint was poorly done and there are paint globs in several places. When they sprayed on new ceilings they didn't properly tape and we had to scrape that off in several places. -The day we closed the house was not cleaned out. All of the display decor was still there. They came to get it shortly after. -Tim was late to the closing without notifying us. We don't mind someone being late but notification of that detail would have been nice. - The day we moved in a neighbor informed us that the previous weekend the house had been rented out through Air Bnb. Granted, this was still their property and they could do as they wanted, but there were a few cement kind of stains on the newly installed wood floors that rental group had left. We had no way of knowing this until after we received the keys at closing. - The windows in the attic were to be replaced as per agreed in the contract. They did replace the windows but did not remove and install the rotted wood around the area and left gaping holes. They also threw all the old windows into the attic and left the trash for us to clean out.-The grout in our newly installed bathroom tile floor and shower cracked three weeks after moving in. -A brand new cement driveway was installed during renovations. Our neighbors informed us that in that process of this being done some of their yard was destroyed. They were informed it would be repaired but it still has not been done. -Our neighbors behind us informed us that they split the cost with Tim to purchase a new privacy fence and there is a gaping hole underneath a majority of the length of the fence. They were told it would be filled but it never was. After all these things, it appears to us that the house was flipped and sold more for a quick profit rather than for doing a job well done. There are a lot of things we like about the house, like the beautiful kitchen and design elements, but the major things, as well as a sloppy job in several areas, seem very unprofessional.

They tried to charge me for back rent from when another company ran the apartment complex. They falsified a document saying there was a month that the rent didn't get paid. Fortunately I had the real ledger. These people are crooks

Wish I could zero star this. Terrible landlords! Rental house was broken into, perpetrator destroyed the front door so bad the door WOULD NOT CLOSE. It took them 5 days to come replace the lock, leaving behind a damaged door that's obviously vulnerable to subsequent break ins. 5 days to live in a house where the front door doesn't shut? In a house that was just robbed? We moved out the day after the burglary as it was evident management was not going to respond appropriately (in fact, whoever as sweet the phone hung up on me). Obtained a legal consult which verified they were in violation of the law leaving resident in uninhabitable/unsafe condition. They then failed to return calls and messages in the aftermath, causing a significant amount of time trying to contact them. Learn from this expensive mistake- this rental company lacks ethical management principles.

DO NOT EVER rent from this company! I'm not sure actual living people work for them. They will not respond to text msgs. They will not answer the phone or return calls. They do not have a valid emergency number to contact. Well ok they do, but they dont monitor the line after business hours. the first weekend I moved in half my electricity went out due to a blown circuit. I called every number I had, plus on their website - nothing- for 3 days! I had no lights, no heat, no stove (electric ignition) for 3 days - in Novemeber. And that was the best interaction I've had with this company! They simply do not communicate with the tenants except to put a Notice on the door they want to show your apartment to ANOTHER prospective buyer. So they put a notice on your door that they will enter your apartment tomorrow. NOT 24 HOURS away - tomorrow! This has been about 1-2x per week for the last 3 months! The first time they entered my apt without me present, I had several things disappear and someone took a dump in my toilet but couldn't even flush! So yeah I have to make sure I have someone there every single time, usually with only about 18-20 hours of notice, sometimes much less. THEY DONT even have a physical office you can go to, to speak to anyone! They have an address for you to drop off your rent check -- down a pitch black back alley, if you can find the the unmarked deposit box! They won't contact you for anything unless you're late on rent. They don't answer calls or emails. They don't return calls or respond to texts. YOU WILL REGRET MOVING IN TO ANY PROPERTY "MANAGED" by this "COMPANY!" THEY ARE THE WORST MANAGEMENT IVE EVER KNOWN OR HEARD OF! RUN!!!!

I understand housing may be limited due to a variety of factors. But save Point Guard Management for last. Trust the other reviews. You get what you pay for, and you may be paying for services that they withhold.Maintenance is slow to respond and inefficient. Our 12 room apartment building has 2 washers and 2 dryers. 1 of the washers was out of service for 5-6 months, was fixed after many emails and complaints, but not cleaned after sitting with stagnant water.Our trash cans mysteriously disappeared for 2 weeks, we were then told to go walk our bags to other cans on separate lots, and were told gruffly that there would be no discussion of accounting for this lack of service in our monthly billing. Keypad locks into the apartment would malfunction and wouldn't unlock, and wouldn't lock. The doors would not latch, creating serious safety concerns. Ask yourself how much you're willing to put up with. It may not be worth it.

Management company doesn't care about it's tenantsThe company is quick to have cars towed that their tenants need to get back and forth to work but they're horrible at fixing anything, with "maintenance men" who do not speak English. They have 1 guy with a riding lawnmower cut the whole lawn and it looks horrible and isn't cut very often. When it rains the water sits in front of the first floor apartment doors. You have to walk through a river as soon as you walk out your door. I do not recommend this place. It's difficult to get an employee on the phone when you call and when you finally do, they're not helpful or friendly.

Trinity Cooper was so rude and disrespectful when showing me my unit at Vassar Flats. I've contacted management to tell them to replace her with someone who actually is competent. Don't rent from this company. There are far better companies to rent from downtown.

If you rent from any of the apartment complexes, eventually you won't have any parking, because the neighbors move in 2or3 people that aren't on the lease, with their cars. So you eventually can't park your car
