DO NOT LIVE HERE. Read this Novel if you like, but let me save you from the worst housing experience in your life and look anywhere but Lamplighter Park and River Oaks Park on Hydraulic. My name is Bobby. I am a Sergeant in the Air Force, and moved here after my Afghanistan tour in 2016 with my girlfriend and 9 year old daughter to finish my Bachelors Degree at WSU and work at McConnell. Since I have rented in this park, My neighbor and a police dog were killed in a police shootout in front of our window, which we had the displeasure of witnessing first hand. Shortly after that my very friendly and elderly neighbor on the other side had his door kicked in at night and was murdered. Our vehicles have been broken into no less than 8 times (while being locked). There are local meth heads in the area that live in the sheds of the empty lots (Yes, seriously), or down on the river. One run in was at 1am when one was outside my daughters window screaming at the glass how he was going to end her life. That was not a pleasant experience for me to remedy with the man. Or the man tweaking out, trying to get in to our house, who also would deliver flowers to my girlfriend while I was away for duty. Not to mention the time they broke in, took a dump in my driveway and used her school uniform to wipe with. Its a very very very very bad neighborhood, except the retired folks that are sprinkled around. I had to buy my own security cameras, and now the neighbors come to me for footage when their stuff is broken into (4 times in just a couple months). Oh, and some how... some way... Some person is able to steal your packages from your mail lock-box. That's real. No, It is not just us with the break-ins and drug addicts, its all our neighbors. It is actually that bad, even though the Park has increased rent $40 a month this year for new Cameras and whatever excuse they've been lying about for years... They haven't installed their cameras. So look forward to buying your own. NOW! Lets get to Management. WENDY, the Park Manager, bane of my existence (more than the Taliban), has a knack for losing peoples payments, charging them late fees without telling them, and harassing with eviction. They lost a check, and did not inform me for months... until the total late fees compounded to about $1200, then gave me a couple of days to pay the missing rent and fees or be evicted. I fought it, but since they live on this archaic system of physical Checks and nothing digital, we hadn't kept their Hand Receipts... I had to pay and made VERY certain with her I had paid the complete credit to my account. I then purposefully OVERPAID to have a positive balance, so it would NEVER HAPPEN AGAIN. Months later, she again came back to me demanding money and saying I hadn't paid her the full amount back then... Lying to my face or just entirely so Inept at her job she conveniently misplaces her paper work and memories. No... Wendy, You guys actually owe me money... Remember? I won that round.Now I am gone on 6 month orders so I wrote out 7 months worth of payments for them, laid them out neatly, and have them delivered to their office drop box every month, in person, by a trusted colleague. 21 days after rent is due this month, we get a message saying we didn't pay and we need to cover all the late fees since then and that we are evicted in 3 days... Except this payment was delivered and there is a security camera at their office to prove the payment was delivered. She just wont take the time to incriminate herself, because they lost another check. My landlord whom I rent the trailer from stepped in and paid all the late fees she was demanding to keep the peace, against my wishes. I am going to my Attorney for the Civil Relief Act and escalating from there legally. Called their Corporate Office for a non-legal remedy. Like terminating her maybe? I doubt they return my call at this point. As soon as I return from this tour, we are moving out. I have a good job and make good money. I can always pay, but most folks here get devastated by her. Look elsewhere.

If I could give them less than one star, I would. The management is completely incompetent and "loses" payments frequently. The park was recently taken over by a new management company and there were sudden lease changes with no notice. I highly doubt that's legal! Also the online payment system was not working this month, so I got stuck with a late fee due to having to make a special trip to the bank to get a money order. My lease says the late fee is $20, but they're demanding I pay $50 now. If you want to deal with a whole lot of hassle and incompetence, go ahead and move here. My advice is pick a different park!!

Lamplighter is again under new management, But one good thing Wendy is gone. My advice is DO NOT buy or rent from Wendy She is known as slum lord. My neighbors rented from her. they turned in an air conditioner was not working. She sent over her handy man (who was not certified to work on those systems) cam in with a brush and wiped the coils. when it was 100 degrees out side there home never got below 85. it was cooler outside in shade and breeze then in the house. Beware of her.

If I could give less than one star I would!!!!! We purchased a mobile home that was in this park and used to belong to drug dealers. We gutted it and cleaned up the lot. Moved our son in and for the last 4 years all we have had is misery. No notifications when rents go up and then threaten to evict when we didn't even know about it. Not being able to pay digitally is a huge pain. Incompetence is the only way the office staff behaves. They constantly lose payments and will ask you for back payments 6 months ago for something they just started charging for. They are unscrupulous and as soon as we can help him move out, he is outta there. Crime is horrible in this park. Cars broken into and I fear for my daughter in law when she is alone. Do not rent from this park. You will regret it.

They fired the worse person in the office (10 Stars) ...then we receive a notice of a 40.00 lot rent increase effective July 1, 2020... at a time when people are already struggling. Total lack of respect for tenants!
