Don't move in. Do not even consider. lived there for three months on a short term lease and renovations were taking place. paint fumes, no notice for water outages, air conditioning bill for $438 (lived on the fifth floor during the summer) Took 10x to fix AC as their consultant was Eck Services Who literally told us we were making up the ac problem. The temps almost killed my dog with 100 degree readings in the apartment. Terry the manager is horrible and yells at tenants moving in/out if the gate is open to haul your items in/out. Bailey the front desk girl is an air head. Service guys work hard and are friendly. This is my third time living there and it continually has spiraled. Run away!

We moved in in June, the rent is higher than most places but for a good building I did not mind. At least 3 times a week drag racers park between the park across the street and underneath my window facing the park. Around two and 3 o'clock in the morning they read their engines. I've called the police 12 times and they've only come out once. I've called during the day to complain about it and talk to an Officer Jones who basically told me to call 911 when it's happening. I've called Terry in the office who said if it is not on there property she can't do anything. In just a few months we've had many maintenance issues. The bathroom faucet leaks constantly, I've called they've come to fix it they've replaced stuff but it still leaks. The garbage disposal has been replaced, their answer don't put food down there. The redoing the hallways and whoever they hired Are complete slobs. Leaving things in the middle of the hallway spilled paint everywhere it looks horrible. It took them weeks just to pick up the garbage left in the middle of the hallway. I am just fed up. I called Terry to ask her how to get out of my lease. She said if I wanted to leave early she charge me two months penalty per my lease. I strongly suggest that you don't rented this apartment building. In full disclosure I've written this after two nights of no sleep at all.

I have lived at Eaton place for three years now. New management took over in March and since then my rent has gone up twice. The new manager has also increased the cost of parking and has decided that Wi-Fi is no longer included but it is an additional cost as well. When I brought up my concerns with Terry, it was only a few days before we received a notice that our lease would not be renewed and we had 60 days to move out. Unfortunately, my spouse and I are not the only ones who have received this notice, mini of the renters have. we used to love living here until this new management took over. They are very unprofessional and from the looks of it, they are going to lose a great amount of money Simply from all of the renters that are leaving currently. As I have been looking for a new place to live, while on my tours it's been brought to my attention that many people from Eaton Place have been looking for a new apartment. I don't hesitate to let them know that the new management is running everyone off. I would never recommend anyone move into this facility.

Don't move here it's as simple as that. The management is absolutely horrible they don't care about the safety of you or your family at all. If they try and tell you something else they're lying. In the 6 months we've lived here we've had multiple people attempting to break in. You can't walk outside without receiving death threats from homeless people and vagrants. I parked my car in the "gated parking". My gas cap was removed and tampered with overnight. There are a variety of crimes occurring on the property from people shooting up drugs on the property to a rape occurring in the ally but management doesn't care. I refuse to walk outside at night without the dog to scare people away. And that's just the problems outside the building. Within the building, the main elevator is so old it moves at a snails pace. Our hallways smells like marijuana all day every day. Nothing is done about it. The common room was vandalized and people attempted to steal things nothing was done about it. However management is very quick to watch the cameras to see if someone's using the pool table past 10 o'clock at night. The walk-through they gave was deceptive as it had all sorts of internal problems and things that were broken that a common person would be able to notice. this includes zero insulation in the windows. We live in Kansas and when it gets windy you can literally feel the wind flowing through the windows, we even can see our curtains flow in the window. If you turn on the heat the whole unit smells like it's burning. We had our air conditioning break through heat wave and we were told to just deal with it leaving us and our dog in 105 degree heat for close to three weeks. Everything from the fan in our bathroom, to the ice machine, to the ceiling fan in the bedroom that almost fell on our heads it was so loose was broken within the first 2 months. Their "24/7" maintenance consists of one maintenance man for the entire building who is the one positive thing about this place because he does care and tries best he can but obviously can't handle it all on his own. The management is rude and petty with one of the office managers coming in to work hung over on a normal basis. We are a same sex couple and They refuse to call my spouse my wife and will only refer to to her as my "roommate" despite being corrected on numerous occasions. The district manager will just straight up lie to you. We had an incident where she tried to back to our electric bill because she didn't file it on time when we first moved in and the only way we figured it out is WestStar emailed us. We complained to corporate about this before and while they did attempted to set up a meeting however since our wedding was in that timeframe it was no longer convenient for them to help us. So there were no changes. My wife has recently attempted to contact corporate multiple times. So far all emails have been ignored and when she called she was hung up on. Avoid living here at all costs it's in your best interest.

Do not fall in the trap of the beautiful exteriors of this historic building, because i assure you that is the only beautiful thing that you will see there.If you are looking for an apartment in downtown i strongly recommend checking some of the brand new complex that just opened their doors around Downtown. You will find that just for little bit more every month the others complex are much more worthy!Think that these new buildings will make you save every month in your utilities, electricity for example. At Eaton Place your air conditioning will run through your wood old and bad sealed windows. Believe me, it is like throw $1 coins through your windows. Look for an energy efficient building and you will save more than $100 every month. Moreover, the air conditioning equipment of some units is really noisy.Other horrible thing that Eaton Apartments have is the gym. It is old and have just 3 machines that are old. It does not have even a stationary bike working properly! Completely useless. This gym is worse than some others that i have seen in complex that ask $500 per month.On top of that pest problems are common. I remember once the roaches, some death some running alive all along the hallway in the main building.Good luck in your search!!

PLEASE READ BEFORE LEASING:The Eaton Place Apartment complex is just took $1,800 out of our accounts for the next months lease DESPITE the fact that we have provided no less than 5 written and verbal notifications of our intentions to no renew the apartment WELL before the 60 day requirement. In addition, the $1,800 is what they are considering "market rate" for the apartment. Two things on this: 1) the apartment has considerable issues that have not been addressed for over a year (more on this below) and 2) the contract does not allow them to charge market rate. In fact the contract states the apartment would resort to month to month based on the original lease terms which would be $1,200. So not only are they refusing the acknowledge that we provided sufficient notice, they are also charging $600 above the rent factor for an apartment that is not livable during the winter. For context, this apartment will fall WELL below 60 degrees in the winter despite the heat fully turned on. This is a result of 3 inch wholes in the brick that the apartment complex has either a) refused to fix or b) consistently ignored.Sign a contract with them at your own peril.

My boyfriend and I were looking for a decent priced apartment downtown and at first that's what we thought we were getting in to, it wasn't. We had been in communication with Terri there who stated that she was apart of the new management team that was taking over the eaton. When I brought up some concerns I had with her ( letting her know We weren't gonna move in if those issues were still present) that I had read from previous reviews, she instantly cut off communication with me. She spoke briefly to my boyfriend but was rude to him. Despite the issues we were still going to send in our application. I called and left a message to Terri to ask when I could drop off our application. She never replied. I emailed her, she never replied. On top of that, the apartment rent went up and she failed to let us know that it went up $200. I don't recommend this place for anyone and I think that their presence with potential new customers is unprofessional.

Moving to Wichita was supposed to be exciting coming out of college, however Eaton Place did not live up to expectations. I moved in in the middle of summer. Once I moved all of my stuff in, I noticed that the apartment was a little toasty. It wasn't until later that evening when the place still did not cool down that I realized that I had moved into an apartment that did not have a working A/C unit. I immediately notified the maintenance crew only for them to take over a week to solve the problem. Once the issue was fixed, I was spending a fortune for keep the place at a very moderate temperature, nearly 80 degrees. That is because the windows are so poorly sealed, you can literally feel air running in from outside. I was willing to overlook some of these issues (there were more) because the rent was very reasonable for living in downtown. The complex has come under new management, and they are consistently raising rent by $100 or more! If you are shopping downtown Wichita for an apartment, pay the extra money and go to any complex aside from this one.

Poor maintenance, rents at teh top end of the scale for poorly decorated apartments with cheapest possible carpet, lowest quality washers, driers and kitchen appliances, main Ptoperty maintenance is slow and minimal, common areas are poorly cared for. There is a fire door that is permanently propped open. Property manager is rude and inconsiderent. Avoid at all costs. Live under a bridge, it will be better.
