Dawn and Phil accommodated my 3 sisters and me for an overnight. The home was beautiful and clean and quiet and relaxing! It is a little farm oasis right in the heart of the Little Apple and just a stone's throw from the KSU Alumni Center and Student Union. We stayed in the Van Maanen suite, which was very private and comfortable. The mattress was SO comfortable! It's also the perfect size for a family of 4! Breakfast was homemade, delicious, hearty, balanced, and ample, with a variety of drink offerings and plenty of coffee! I highly recommend the Anderson B&B and hope to stay again some time!

First impressions are everything. The large house with three guest rooms, two smaller queen size en suite ($129) and a much larger king size with a separate vestibule and sofa ($149), is well kept inside and out. A lovely 1920's stone and wood structure, the Andersons have unfortunately modernized the house extensively inside, losing most of the early 20th Century charm expected of a B&B. The furnishings are also predominantly modern and tastefully done, but they seem out of place in a B&B.Dawn, the lady of the house, seemed very nice, but had to leave on errands when we arrived, so her husband Phil briefed us on the details of the house and showed us to our room, the smallest of the three rooms, a.k.a. the "Peters" room. He briefly showed us the other two rooms only because the doors happened to be open and I had enquired about seeing them, but that was the end of it.We were told that there would be only two other guests arriving that night, staying in the other small (Parsons) room and leaving the larger Van Maanen Suite free. As we were unpacking, the other couple arrived and I overheard the conversation as they were just outside our door in the hallway. Dawn had returned by then and was showing them to their room, stating "I had you in the Parsons Room, but I'd like to upgrade you to the Van Maanen Suite at no extra charge if that's OK with you". Strange, I thought, because we had arrived much earlier and it was obvious that these were, like us, not return guests, but we were made no such offer to stay in the empty room even though I had told them it was my wife's birthday. What are we, chopped liver?When I came down to get our luggage from the car, Phil was cooking dinner. I asked him about the obvious Dutch influence in the house's decor and he referenced Dawn's Dutch heritage, telling me about their trips to the Netherlands, but cutting me off and not wanting to hear anything about my visits there. He then told me, "We're having family over for dinner 'in the dining room' (which takes up most of the main living area) at 6:30", sounding like a rather big hint that we were probably not welcome in the main area of the house even though we were paying $130 per night to stay in their B&B. I told him, "Don't worry Phil, we will make ourselves scarce", to which there was no reply. When we came back from dinner around 7:30pm, the house was full of family and children, making it uncomfortable and impossible to enjoy the main area of the house, including the large adjacent enclosed porch, so we sequestered ourselves to our room. Even though I do not agree with the modernization of a historic home, the house is nice and the rooms comfortable and clean. There was a TV with cable in the room, although FS1 and the NLDS was not available, and the Wi-Fi was fast and dependable. Although we had restricted access to the main living area, there were several books available to read as well as a large screened-in porch which we were unfortunately not able to enjoy.I was hoping to get some ice water before bed, but the open kitchen is "off limits", clearly listed as "PRIVATE", so I had to make do with tap water during the night. The bed was comfortable although rather small for a "queen", but we had no way to control the temperature in the room and it was very hot, uncomfortable for sleeping as I like sub-70 degree temperatures to sleep and it was closer to 75 degrees in the room overnight. I also prefer darkness in the morning, but the curtains were thin with no blinds, allowing the morning sun to wake me up at 7:30 whether I liked it or not.We were asked to designate the exact time we wanted breakfast the night before and it was ready at 8:30am at the appointed time when we went downstairs in the morning. The "upgraded" couple from Texas were at the table when we arrived as were coffee and juices. Breakfast consisted of what was described as an "apple pancake" made with eggs from the chicken coop out back, as well as tomato, grapes, melon slices, and three small kielbasa. The egg was somewhat dominant in the pancake and not to my taste, but I finished it nonetheless as not to insult the host. The coffee, juice, and kielbasa were all good.In all, the house was nice, as was Dawn, and centrally located. What a wonderful place to stay! Very inviting and warm, and incredibly well decorated! We enjoyed the sounds of Mrs. Anderson playing piano and checking out the very spoiled coop of chickens they keep, which make amazing eggs, and the location could not be better. You'll never run out of chocolate chip cookies or wine, so if those are things you enjoy, the Anderson's have got you covered, on the House. Breakfast in the morning was divine, we had homemade waffles, made from scratch Keesh, biscuit and gravy casserole and fresh fruit each day. Some days we ate at the crack of dawn others right before lunch time, you just let them know when you want to eat and your place will be set and if your up in time, the candles will still be lit!We stayed in the Van Mannen suite, it was spacious and well thought out, the shower was perfect size with a super high shower head which pleased my man of 6'5" who did not have to crouch to shower :) the bed is memory foam and delightfully comfy with lots of pillows to choose from. I'd recommend this place to anyone, and we plan to stay again this April for the Fort Riley Military Ball. Thanks Dawn and Phil, for a great experience!

Whenever visiting Manhattan from this point forward we will be staying with Dawn & Phil! I felt like I was at home - the decor was beautiful, tasteful and conversation starting. The rooms were colorful and cozy. The breakfast so yummy! We came in late at night after Symphony in the Flint Hills and they had a jar of homemade chocolate chip cookies waiting for us. This is what a B&B should be....we loved our stay and will be returning!

We stayed here recently for a wedding.Everything about this establishment was enjoyable!The decor is fresh, clean and crisp with unique artwork and furniture pieces in each room. The breakfast was gourmet quality- ex. homemade quiche, fresh fruits, fresh asparagus, and homemade dessert breads all served within a setting of modern European artwork inspired by the owners' travels. The proprietors were most welcoming and helpful! Excellent service! Truly a hidden gem!! We hope to return soon!

Phil and Dave Anderson also own some apartment complexes. I lived in the one on 709 N. Juliette Ave and felt I needed to share my experience before anyone else tries to rent from them. Apartment was decent, but landlord made quality go way down. Ceiling leaked, and when I contacted the landlord, he told me that it was just dirt and not water spots on the ceiling. Toilet flooded, and landlord did not show up for 3 days. Kitchen sink leaked, and landlord did not show up for 4 days to fix it. Landlord would come into the apartment unannounced, once when I was asleep and began taking clothes out of my closet in order to get to a switch to turn something off in the complex. However, he started to take the things out of my closet and put them on the bed while I was still in it! Threatened to evict me multiple times and made up stories about my dad sending him threatening letters which were untrue. Only gave back about 40% of deposit because he charged per item he cleaned in the apartment, even though I thoroughly cleaned it and he said it looked fine when I left. For example, Phil Anderson told me to not clean the stove when I left because he was replacing it, then got a letter in the mail saying that the stove needed to be cleaned and was also charged for that. He showed up before it was time for me to move out and started moving my stuff out and brought painters into the apartment. I had until August 1 to get out of there, and he showed up on July 29th and started demanding stuff be out of there. There was no pest control in the apartment, and spiders were a problem. Also, no window screens, so could not open windows because apartment was basement level, so windows were eye level with the ground and critters could crawl inside. Washer and dryer were located in adjacent complex, so not very convenient, and had to run dryer at least 2 times for clothes to dry. Also, washer was very small. Parking lot was too small for amount of tenants, so often had to park on street. All in all, I would not rent from Phil or Dave Anderson. They are manipulative. Maybe other people will have better luck, but I found them to be old fashioned and will charge for everything they can. Also, they are very bad about contacting you back when you have an issue or question. DO NOT RENT FROM THEM
