My family comes here year after year, and we can't wait to come back each time!! It's always clean, the pools are fun and age friendly for everyone, they even have an indoor pool if it's raining outside!!The tennis courts are great and it's in close proximity to Busch gardens and water country USA. I highly recommend this place to stay at if you're ever in the area!!

Honestly one of my favorite family vacations. Staff friendly pool is amazing and cold. I love the indoor pool and it is always almost empty. If you forgot your sports equipment for the tennis courts or basketball courts they let you check out equipment! I love this place!

I have no complaints at all. This was a family favorite at a great price. The rooms were roomy and set up well for a family 6. They had all essentials necessary for a completely carefree stay. The pool was so awesome my kids preferred it to the amusement park !!!!

This is my 2nd to last night here and I have to say the place literally smells. It could be because of the old carpet. It could be be water that dripped from the leaky toilet from the other night. The furniture, kitchen , TVs are tired and dated. They need to upgrade and renovate ASAP.

Pro: pet friendly, good space rooms, security, close to shopping mall & restaurants, each unit has own Thermostat . Con: terrible Wifi, older units, not much outdoor, This "resort" is an ok place to book for your summer vacation. For the outside it has a pool and a tennis court. Gym and weight room in the inside. The location 5 min away from a food lion & a shopping outlet. The room are a little old with carpet. They do require a security deposit. Our room did have a broken trim around the door frame leading to the back porch and we reported it to the front desk and they sent maintenance to come have a look. The free wifi is really slow and my iPhone 13 max could barely play youtube videos or google usage. This location is about 1 hr and 15 min away from Virginia Beach so that was nice.

Beautiful grounds, Forest setting that's walkable and shows off the seasons. We were here for early fall. The unit we were assigned despite being non smoking clearly had many smokers over and extended period. Instead of moving us as we asked they ran an ozone machine. If your unfamiliar an ozone machine kills everything organic and helps to neutralize smoke too. Sort ofBut it also meant we had to stay away all day. When we came back they had forgotten to turn it off making the unit uninhabitable for hours. I went in holding my breath, turned it off and opened a few windows. We sat in our rental car about 45 min waiting for maintenance to come but they never showed up. We finically went in and sprayed some travel Fabreeze and settled in. Both of us waking up to sore throats and burning eyes. As for the room it was typical RCI or Vacation Village. Mostly older furnishings old TVs and hard bedsIt did have a nice back patio with a deck and grill and a gas fireplace in the living room. We enjoyed our stay but glad we spent so little time at the property.

Two stars because there were some things that were outstanding, but ... other things were horrible. When I first got there, I was blown away and felt it was one of the best places I had ever stayed, but it didn't take long to feel like it was one of the worst places I ever stayed.When I was looking for a place, I used Booking.com and was primarily looking for three things: 1. Cleanliness; 2. Price; and 3. Location. I didn't realize it was an apartment/resort until I got there. Thought it was a room and soon found out it was an apartment. I will start with the outstanding things ...* My apartment was exceptionally clean, spacious, had two bedrooms, two bathrooms - one had a tiled shower room in it. It was gorgeous! In this regard, it was one of the nicest places I have ever stayed.* People at the front desk seemed friendly, but had their hands tied.The negatives ...* Parking is horrific. There are NO assigned spots for apartments. This was fine when I arrived early for check in, but was a nightmare when I went out and then came back later. It was raining, all the spots were filled up, there was no place to put my car anywhere near my apartment. There is an overflow parking lot, but it's a walk from many apartments - and even more fun when it's pouring rain out. Found a spot not far from my apartment, as someone was leaving. I sat and patiently waited with my signal on for the spot and someone else waiting behind me. A car came up around us to the left, and waited - blocking oncoming cars and took the spot right in front of me when the other car left. I got out and said "Hey, I had my signal on and have been waiting for that spot." He started a hassle with me asking me what I was going to do about it and told me to go fuck myself! Him and three others, walked away from that area and didn't even having a parking pass, which meant that they were not guests of the hotel and were there to visit someone that was a guest. I took the license number, went to the front desk, and reported this. They took the license number (I reported it because, due to our altercation, I was worried my car would be damaged over night.) The desk person was very nice, apologized, gave me the manager's business card and told me that I could talk to her when she gets in after 9am (check out is 10am - so what would be the point???) The car that took the spot was still there in the morning with no parking pass. So, someone visiting had priority over an actual guest of the hotel. * Witnessed another altercation between two individuals over a parking spot. This place brings out the worst in people and was worth than Christmas shopping at the mall!* Found parking in another section of the resort, in front of other apartments, but it was a distance from my apartment AND since this facility seems to be built on top of a swamp, they do not have sidewalks they go between buildings and there are big gullies filled with water. So you still had to walk the entire road back to where you are going and there are no shortcuts to get somewhere in a straight line. So very long walk - in the rain. * While waiting to check out, heard a woman complaining at the front desk about something and heard the desk person say that they would get an exterminator in. Bugs? Rodents? Not sure.* Shortly after I checked in and got into my room, I marveled at how nice it was. THEN, I heard running back and forth and back and forth in the apartment above me. Sounded like kids just running on their heals! Bang, bang, bang, bang, bang, bang, back and forth. So at about $100 for an entire apartment, it attracts EVERYBODY. Including inconsiderate families with kids that just don't care.* This place has it's own set of rules that are unlike a hotel. There are specifics about towels, lights, heat, the fridge and a list of other things. If you want to clean up after yourself - stay home. I'm not saying to disrespect the place, but if you don't follow the rules and do a lot of their work for them, you may get charged, no sure. But who wants to arrive at a hotel, read a bunch of rules and jump through a bunch of hoops? Especially when they don't seem to care about their guests beyond the place looking nice?It depends on what you are looking for and how much you are willing to tolerate. For me, especially traveling alone, I just want to chill out and not think about much beyond the business I'm in town for, NOT wondering if I'm going to get ganged up on in the parking lot! Will NEVER stay here again!

GREAT!! We stay at this resort every time we come to Williamsburg for Busch Gardens and Water Country. It is very close to both of them as well. I was shocked to see all the negative reviews here as our past experiences have been nothing but amazing. The pools are great, gym has wide range of equipment and is kept clean, hotel staff are super nice in helping you out. Rooms are kept clean no matter what unit you are in, tennis courts are a great addition as well. We love staying at this resort and will always come back countless times!!!

The Colonies at Williamsburg, Virginia is a decent place., except the parking is horrible. They have 4 units per building for families, only 3 parking spots available.This is for all the units, so parking is a nightmare. We had to park 4 buildings away every time, and walk with luggage this far not pleasant after a long drive. They could have installed 2 more spots per building if they took out some landscaping. I'm sure this has been addressed but has fell on deaf ears. It's that bad.
