Resort is a bit of a stretch. We paid WAY to much for this motel, and let's not kid ourselves, it's a motel, for the shape it's in. Our hallway was pitch black not a single light on the whole run, and the room itself was very rough. I was sad because we love the KOA and have stayed there many times but this hotel is clearly and afterthought compared to the Koa. If we had paid $60-$80 a night I would have been fine but paying close to $200 for one night is absolutely insane, I have gotten 3-4 star hotel in Virginia Beach, Asheville, Charlotte and Washington DC for that price. The "store" didn't have a few essentials including bug spray. The cost was insane seeings how the hotel was EMPTY. The only reason it's not getting one star is because the bed was comfortable and the access to the actual campground salvaged some of it - even though the hours at the sunset beach grille left something to be desired - but it was a Wednesday night (even if it was summer). tldr: not worth the price the hotel is clearlyAn afterthought and being held up by the campground. Skip the hotel get a cabin or go down the road to somewhere else. They either need to put some serious renovations into the hotel, lower the price, or Demolish it and build more cabins, because as it sits today, this hotel ain't it chief.

Let me start by saying I enjoyed my time at Sunset Beach. I also hate to be harsh, especially in these times. However, some things must be said.The staff at Sunset Beach are super friendly. They try. I appreciated their smiling faces and warm greeting.Unfortunately, the room standards aren't there yet. While the room looked pretty, it was no where near clean. Sand was everywhere. I mean everywhere. Our initial comforter was sandy and stained. Our replacement comforter still had sand on it. At the end of our trip, I pulled back the sheets to see what appeared to be spots of mold and other stains on the fitted sheet.During our stay, they were down to one washer due to malfunctions. That slowed down towel availability and had me worried, especially with COVID out there. The walls are paper thin. I mean you hear everything from the rooms to your left and right and those above you. There was a pretty crazy group of kids next to our room when we arrived. I'm not expecting the hotel to control the kids (teenagers), but they were out of control all night. I could hear the hotel staff pounding on their door the next morning demanding they leave.Still, other positives are the amazing AC. It kept the room chill which was clutch given the heat and humidity. You're less than a half mile to a very nice beach. The staff tries. Overall, had they called themselves a motel, I would probably not be so tough. As a resort, they have some work to do.

I wish I would have read the reviews prior to booking. There was no indication that the rooms were "under construction" and "there was no electricity for the entire hotel" what lie they told who knew what the truth was as mu niece and I both had different stories. Either way it would have been nice to inform the guests prior to arrival what ever dilemma the hotel was experiencing. Terrible customer service at the front desk. Untrained staff is an absolute understatement. The hotel management unavailable to be found in the event of an emergency or crisis. I would never stay here again and I don't recommend anyone else should either. I'm so drained from this terrible experience. Imagine driving 7 hours to be informed upon arrival that they have no rooms and your reservation was cancelled despite being paid in full.

This is going to be one of those reviews that starts with "I'm only giving 1 star because I have to apply some rating..."After a week in this hotel while the rest of our group were in their RV's has pushed me to buy at $25K RV so I don't ever have to stay at the "resort hotel" again. Where do I start? Lets start with check in time at 4PM but our room wasn't ready until almost 5P. Not a good start. Its not like they didn't know we were coming. Keys: They only issue 1 key per room regardless if you have 1, 2, or more people in the room. Trying to coordinate who gets the key or finding a spot outside to hide it was fun.... Of course the inevitable lockout occurred and instead of just giving us another key (BTW the keys have the room number affixed to them - great security for lost keys) they deactivated the one that was locked in the room but didn't bother to tell us that. That resulted in yet another lockout when the now dead key was used. That was beyond infuriating. Renovations: Apparently they ran out of money on our room because the room had obviously had a passing attempt at renovation but the bathroom was straight out of the Breezewood No Tell Motel, completely with missing drywall and paint. Room service: Non existent, on the 2 (maybe 3) days that they did come in the room all they did was empty the trash and put new towels. Toilet paper had to be asked for at the front desk. They didn't even touch the beds or clean out the sink. Broken lamp: upon entry into the room the floor lamp was noticeably broken and non operational. Calling the front desk to get another lamp was futile. Apparently that was the last floor lamp on the Eastern Shore. I was able to MacGyver into some sort of repair and the bulb was blown. A 2nd call to the front desk to get a light bulb was met with "sure, we'll be right up". That was last Sunday, I'm currently in my home office writing this and still am waiting for that lightbulb. Other than the hotel the rest of the resort is nice. Great beach, JackSpot is a bit expensive but its the only bar in driving distance so..... Bottom line is don't expect much from the hotel, if you want a place to lay your head and don't care about the accommodations (at almost $200/night BTW) stay here. If you want something a bit more upscale, buy an RV....

Been calling and emailing for over a week to try and cancel a reservation and to get a refund from a deposit left a year ago. No one answers the phone or my emails. Horrible customer service! We've stayed here 6 years in a row on our annual voyage to the OBX. Something came up a couple weeks ago and we won't be making the trip this year. I must have called over 200 times, 6-7 emails, 3 voice mails. NOTHING! It's a shame because I've always enjoyed the ride down but this is no way to treat a returning customer. Not sure I'll be returning if this doesn't get taken care of. This was my last resort.

Sorry, it was ant what I expected! She. You read "resort" you think of a nice clean and all inclusive place. Not at all.. room was old and painting was falling off the walls. There was no sea view only you went to the camping site on the back of hotel. Customer service was ok. Won't be coming back.

We've been coming here for years, and we always stay in their Safari tent at the back of the resort by the pool. These have always been very affordable, so any issues we might encounter could be overlooked because of the low price we were paying. That's not the case anymore, and to be honest, this week's stay was the worst I've experienced. It's sad to say, but we will not be coming back again. First, our Safari tent was filthy, and I don't mean dirty floors. Because it's a tent with a 2X6 floor, I expect dirt and sand, but I mean the last guests were just not picked up after. We had slim Jim wrappers all over the place, and the refrigerator smelled like rotting meat. There was also items in the fridge left from the previous guests, but I'm pretty sure that was not where the smell was coming from. The tents sleep 6, and we brought 6 people total, but we only had two shower towels. Our first day here, we called the front office to request four more towels, and got nothing. We requested towels the second day... still nothing. We are on day three, and they still haven't brought us more towels, so six people have been sharing two towels. All of that is superficial, and I can look beyond it all, but the huge issue is that the men's bathrooms just simply ARE NOT being cleaned. I mean, AT ALL! As soon as you walk in, the smell of urine smacks you in the face. When you walk a little further, it gets worse, but then you see the rest of the filth. Used toilet paper and paper towels piled up everywhere, toilet paper dispenser covers ripped off the walls and thrown around, and disposable plastic water bottles are all scattered everywhere. To top it all off, the cleaning check sheet on the door was dated July 10th, and it wasn't even completed for that day. Today is the 13th. So, if I'm giving them the benefit of the doubt, the men's restrooms haven't been fully cleaned since the 9th. Haven't been fully cleaned in 4 days? With hundreds of people using them a day? This staff just doesn't care and their management is weak if that's the case. As disgusting as that is, the smell of raw sewage is the straw that breaks the proverbial camel's back here. Their sewage treatment facility (right beside the bathrooms) just cannot handle the demand I'm guessing because the entire backside of this "resort" smells like straight raw sewage. My gag reflexes kick into overtime whenever I walk into or out of the bathrooms, and even sitting at our tent is a struggle. So if you read my previous review, you'll notice that I admit that the place has flaws, but they are expected, and the low cost of the stay outweighs the flaws. Well, not anymore. We're done here. We won't be back. If you're coming with your own RV, have at it. You'll probably have a better experience, but if you're relying on this careless staff in any way, you will be disappointed.

Top of the day fellow Yelpers! It's me again, back with another run-down of another great find! My wife was born here, and some of her paternal family still lives here. We cane to help celebrate a cousin graduating from High School. I've been here a few times and have not been impressed until now. This resort has everything: Clean and comfortable rooms, Excellent service, (if you have children) arcade and playground, as well as a pool and jump pad. And a private beach access. It completely caught me by surprise. I am extremely pleased and will be coming back!! If you're in the Cape Charles area, on HWY 13 traveling, or just looking for a getaway, this is it!! Kudos to the staff, and future memories!!

(3.0) This is my second stay with Sunset Beach Resort. My primary reason for staying is the convenient location of the Chesapeake Bay Bridge. During my first stay I came during peak season during a rainy weekend but I still enjoyed the amenities available on the property. I particularly enjoyed Happy Jack's Cafe that is right on the beach and offered great quick meals with a full service bar at night they offered.

blood stains on the mattress and the water in the tub was a green tint. front desk was a big help and mailed us to another room. no blood but it was just as big a nightmare. To late to find another hotel for the night, so we stayed with the promise of a discount. We got one but wasn't big enough to make up for the horrible conditions. its a shame because the location is perfect but save yourself and don't stay in the hotel
