An absolutely beautiful setting! Views of the river immediately made me feel like I was in a secluded, secret spot. The resort is very safe in a gated community, but still close to many amenities of Williamsburg without too much of a drive. Recently stayed in a "river view" room for a conference. The good:- beautiful views- lovely patio- ample parking- fantastic water pressure in the showerThe less good:- it's very dated- if your room isn't the top floor and someone stays above you, the floors creak when your neighbors walk- a bottle of diet coke was left in my fridge when I arrived - probably from a prior guest?The conference area was great, but they had major issues with heat and a/c. The day started swelteringly hot, and by the end it had over-corrected to leave us all shivering and wrapping up in coats. Conference food was fine, though the veg/gluten free options were disappointing and in some cases not available.

We haven't been here since it was owned by the Busch family and goodness how things have gone down hill. Let's start with the good parts. The fitness center has been updated with some great hammer strength equipment. The indoor pool was under maintenance and therefore closed. The outdoor pool at the fitness club was very quiet (for the most part) and relaxing which was nice. There is a secondary pool for kids which was much appreciated. We stayed in a condo with the river view which was very nice. Now the downers - whomp whomp. There are only three places to eat on site. I would recommend just going elsewhere. The Eagle looks like a pop up restaurant or like it's under renovation, but for the most part it's a bar and a random back room with additional seating. There's a little cafe by the tennis courts where five employees will sit and talk while eating bacon from the sandwich bar as you wait an hour for two sandwiches to be made. Then there's a nicer bay restaurant that is only open four nights a week. Overall, I suppose we had the impression that things still resembled what they used to be and even after speaking to a couple employees who had known this place way back when it was clearly not to be held to its old standards. If you come here for golf or tennis I'm sure it is very nice and checks the boxes needed but if you are here visiting, I may just recommend staying elsewhere for less money but a similar experience.

No complaints! Checking in was easy. Upon arrival there's a little station where security is sitting. Let them know your last name they'll let you in. It's in a community so you'll have to drive all the way down the road pass the local homes. The room was simple and clean. I got the king bedroom. It came with a mini fridge (very very small), shower amenities, soap, conditioner, shampoo, shower cap, multiple towels for a two night stay. The room was very clean and the bathroom was as well. The bed felt amazing it was super comfy. King bed is HUGE my bf and I were able to spread out easy. The room also had a tv, little chair, and desk area. There was also a little patio with two chairs and a view of the golf course for the ground level room. Pillows are so fluffy they can be flat and they only have like 3 pillows. I'm sure you can ask for more pillows. I just folded my pillow in half and that worked lol. There's a tennis court, fitness center, golf course, dinning areas, pool, spa, etc.... It's a spread out resort where each room is a part of a little apartment complex unit, it's not all in one building. It's an 8min - 11min drive to Busch Gardens. They don't have shuttles that go to the park. The hotel currently has a hotel vacation package bundle with Busch gardens where parking, entry, and potentially food can be included depending on the option you pick. Hotel also has free parking with your reservation.

Apparently, this used to be a really nice place when the Busch family ran it but now that they don't, it's not the same.Big shout out to Emily at the front desk, she and she alone showed great customer care and service. Not so much with the rest of the staff or the "resort."The room was off in a condo complex-looking place....and complex is a good way to name it because it's not easy to find your room and it's not very walkable. When I checked in, I was offered a ride in the van to my room. The driver didn't even greet me, carry my bags, or open the door to the van. When he dropped me off, he pointed to my room. Not customer service-minded at all. He missed out on a nice tip. The room is very similar to what you'd find at a Holiday Inn Express or Hampton Inn, but there is no microwave.My phone didn't work and there was zero cell reception. I mean zero. I had to communicate through text and wifi apps. It didn't make me feel very safe in case of an emergency. That's for sure. I was at the mercy of their wifi which kept disconnecting. The refrigerator was so loud I had to unplug it so I could sleep. Otherwise, the room was clean. Nothing fancy, but adequate. They did send a text asking if I needed anything, but they took over an hour to respond to it and weren't able to help anyway because the person who could fix my phone had already left for the day. I'll have to put this on the management. They need to train their staff better. They should consider hiring a consultant to train them in good customer service skills. I have no idea how this place has a four-star rating. It must be from days of old.

subpar at best the room doesn't look like it was advertised. upon entering the bed had holes in the sheets, the bed skirt was stained, the coffeemaker was dirty, and the phone didn't work. I could have done better staying at a Super 8.

Did not live up to expectations at all. It is advertised as a refined golf resort, but falls well short.We stayed there in the summer time to be close to Busch gardens. It is really the only reason to stay here. Although, there isn't even a shuttle to the park, you need to find (and pay) your own transportation.It is almost impossible to get the front desk, they encourage you to text with requests or questions. Many of the responses are auto generated and inaccurate. We had texted to confirm dinner location hours only to show up and find they were closed - and there was no where else to go.They do not do any room service (only with an unclear upcharge) - and discouraged even that. Daily, we had to request toilet paper, coffee and to empty the garbage. This is not the way a "five star" resort should operate.Further, when we checked in, we had a ground level room with a nice little deck. It was nice except for all the garbage spread all around the back area. Had to reach out to front desk for them to come clean it up. Just not well maintained.The bike rentals and pickleball were fun, but close way too early, especially in summer. but The outdoor pool and lazy river was nice... But it doesn't make up for all the other shortcomings at the Kings Mill Resort.If I decided to go back to Williamsburg, I would stay elsewhere.

We're so disappointed with our experience at Kingsmill. Our wedding anniversary trip completely ruined due to overbooking and neglectful staff. Would have never driven 7 hours from home to be treated the way we did. We were offered a water bottle and a drink at the bar for our troubles. Slap in the face. I had booked a surprise trip for my husband for our wedding anniversary and booked a stay as a River guest on the James River. I was guaranteed over the phone by a staff member that we booked a riverfront view. She was certain. It's the reason we chose this resort and I wanted something special. We anticipated spending the majority of our time on the resort to play golf, eat at their restaurants and enjoy our time in our room with a view. When we arrived, there was a line out the door to check in. You could feel the anxiety throughout the concierge desk of people running back and forth. Not the way you want to feel entering your vacation stay. We checked in on time at four o'clock and the lady at the front desk said "let me check and see if you have a room" and she ran off for 20 minutes. I looked over at the guest services manager on staff, Nikki, and said "I'm getting a little nervous, do we have a room?" And the manager blew us off and said she had no idea and that we'd have to wait for the other staff member to get back. When she finally arrived she told us that they had overbooked the room and there was no availability at the River front room. How is an establishment like this overbooking? I'd expect this from a budget motel but not at a "prestigious" resort like this? Anyways, the staff member pulled the guest service manager over and she seems under-qualified and unprofessional. She came over and in a condescending tone and told us that "they were sold out" and could offer us "the deluxe room" at rate. I was heartbroken and in tears. We took the key and headed off to the room. When we arrived it was a room tucked in the back of the resort with absolutely no view at all and pretty dingy (Thomas Graves Ordinary). We turned around, turned our key back in and left. We ended up staying at comfort suites this weekend. I would never stay here again!! I had to almost beg to get my room cleaned!! I was told at check in it would be cleaned daily unless I requested it not to be. When I asked on day 3 for them to please clean my room they said "we are on our way ". 4 hours later someone came and changed the sheets and replaced towels. They didn't vacuum or do anything else!! It's old and noisy!! Do not waste your money!! I asked for the manager to call me. I have still not heard back from them!! Also, they do not accept cash. I highly recommend Williamsburg Inn!!

My family and a I just departed the following was our experience. We stayed in cottage C. There was quite a bit of water damage to this cottage. The bed linens were fairly raggedy. The AC was aggressively loud. Most of the furniture and carpets were stained. The view on back porch was absolutely gorgeous and is saving this review. Everyone on staff is extremely pleasant and helpful. We had the buffet breakfast while we were there and it was delicious! Chef Greg adds a great touch with his delicious omelets and wonderful personality ! The pool along with the slide and lazy river were wonderful ! Our entire family enjoyed hanging on the lazy river. Would consider returning if there were renovations but all and all .. probably could have gotten a lot more for what we paid else where.
