We have been using Spectrum Management Services in Oklahoma City for several years and are very happy with them. Kathy is a dream to deal with; she's friendly and gets things done! We live out of state so we really need someone trustworthy and efficient to manage our properties in OKC. We highly recommend them!

If I could rate Spectrum a zero, I would. RUN, do not walk, but RUN away from this company. My children and I have rented 3 different properties from them over the past 3-4 years. We pay our rent on time. We spend weeks cleaning the properties before we move in then and always leave them in better condition upon moving out than when we moved in. This last lease has been a nightmare. We leased a house in Edmond in May 2015 and have had nothing but problems. Spectrum Management (Mike Flowers in particular) does not care about the condition of the properties, nor about fixing anything that is broken in a timely fashion. Our AC went out last June and caved in the ceiling in the dining room leaving a 3 ft hole. It wasn't until August that this hole and the ac was completely fixed. We had to live in the Oklahoma heat with little to no AC and a gaping hole and had horrible electric bills that we had to pay. Last winter, a pipe in my master shower broke and flooded my bathroom. It was unusable for over a month. Supposedly the plumber fixed it. First shower after it being fixed, did the same thing and it took them a month to get it fixed again. They sent plumbers out 4 different times over a 2 month period before it was fixed. The list of repairs that we've asked to be fixed is enormous. (Broken dishwasher, garbage disposal fell out from under the sink, door bell, front door won't open, fridge broke, to name just a few.) SOME of these have been fixed, but it always takes me writing and calling multiple times to get a response from them. Today, our AC is broke AGAIN. (This will be the 3rd time it's been fixed in the last month.) It's 83 degrees in my house by 10am and they don't want to fix the ac. (It's now 7pm and 92 degrees in my house.) Told my son that if we get someone out here to fix it, we will be responsible for it, not them. They also told my son that in 45 days we won't be their problem. (We will be vacating the house by August 1st, but until then, we do live here and the things in the house do need to be fixed, per the lease agreement!)They also lease houses with KNOWN black mold issues. My daughter was renting one of these. When we got a mold test done and multiple doctors notes from her being sick and missing work, Mike Z agreed to move her lease to another property. Upon looking at the list, Kathy (the office manager) knew the situation of the mold at her current house and told me that there were a couple of houses on the list with the same issue that my daughter was having and she did not want these. Then I was told, "but you didn't hear that from me". I have a medical condition from a brain stem stroke and my body does NOT regulate very well in this heat. So while a typical person might be able to live with this, I can't. This heat sends me to the hospital. The office staff is extremely rude and you know when you call that you are bothering them. They want to sit back and collect the money from property owners, but want nothing to do with actually managing the property.

BEWARE OF SPECTRUM if you need property management services. Spectrum underpaid me approximately $25/month for three months and the company was completely unresponsive (e.g. ignored emails, did not return phone calls) to me when I tried to find out why I was not being paid. This had nothing to do with maintenance, repairs, etc. and was a breach of contract. If you are a property owner, avoid. You cannot trust any of the owners or staff at this company and if you live out-of-town Spectrum will take full advantage of you and the situation. BOTTOM LINE: Spectrum Management was pocketing money that belonged to me. IF YOU ARE AN OUT-OF-TOWN PROPERTY OWNER CONSIDER USING ANOTHER COMPANY THAT IS MORE PROFESSIONAL AND ADHERES TO SOUND ETHICS.

Avoid this company if you need property management services. Spectrum is unresponsive to owner inquiries, often late on payments, and has overall poor customer service. Spectrum is also non-transparent about fees, maintenance, etc. and as an owner if you inquire about specific charges the company will give you the "run around" and not answer questions. My advice is to use a more professional and ethical property management company.
