I've been with a handful of rental companies, and this one meets the top qualifications for worst communication and business unprofessionalism at its finest. Prepare yourself for this review. Back in the summer of 2021, my husband and I were moving from Tulsa back to OKC. We were relocating back for a job. We were happy to be approved for a home a month before our move date, especially in the middle of the crazy housing market. Little did we know that was just the beginning. We were weekly to daily calling and emailing when the house would be ready, but it was a ghost town. Which we found odd, but we finally got a move date and we informed the moving company. Literally did not receive the keys for it until less than 2 hours - THE DAY OF - before the moving company arrived with our things. Their excuse: the house wasn't move in ready. We decided to take the home "as is," which we were prepared for the typical dirt and grime, but it looked like the place wasn't touched at all- cleanliness wise. Definitely disgusted with the dead bugs, and it smelled like paint. They give you a form to send how the condition of the home is, so best advice take ALL THE PICTURES WITH THE DATE. Save a copy for yourself with the terms and original findings. Side note: don't be fooled with their "on time rent and we'll report to your credit," total scam. We also had our beloved pets emotionally certified, and by law, they were not supposed to charge us extra per month, but they tried even after we had presented the certified paperwork. Immediately, we noticed our water pressure was low. We sent a maintenance request in, and it took them weeks if not months to have someone come check it out. Whoever they contracted never came back, and they never sent anyone else to fix it. Then, when winter hits, our heater goes out. We sent an emergency maintenance request, and they didn't come out until 2-3 weeks. By this time, I was 2 months pregnant, and we had to buy a space heater to keep in our bedroom. They fire place they advertised didn't work either, which they told us when they repaired our heater. Oh, and if you're working, they'll definitely send someone out for any repairs while you're NOT there and will notify you extremely last minute.I don't know if it was the increase on our rent, the Terminex contract I had to invest for the bugs, the lack of communication or tacky, and terrible renovations, which really turned my stomach. Or maybe it's the lack of empathy or care that this place gives off. We definitely gave our best to make that place a home for the year we lived there. This company is receiving the 2 stars because we cleaned the place so well for the next ones that rent it. So good that we got most of our deposit back.

First moved into the house, discovered there was a gas and water leak on the first day, then I realized there were zero carbon monoxide or smoke detectors in the entire house. The company has responded decently quickly, but we definitely couldn't move in on the date they gave us

My family and I moved out of a lease property managed by this company and the gas and electric company keeps charging me for this properties utilities. Reaching out to OG+E, they said if RPME calls and confirms my move out date, then they would drop the charges. I reached out to RPME who has said they've called and discussed the move out date with OG+E and when I follow up with OG+E they say they haven't had anyone call to confirm the date so they won't drop the charges. If you're looking to rent a home managed by this company, please run if there's another home you're looking to move into that's managed by another company. Anyone is better than RPME. They don't lift a finger apt answer the phone for anyone. If they read this review and simply make one phone call to OG+E to confirm my move out date then I'll happy delete this review. The outstanding utility bills have wrecked my credit score which is getting in the way of my family and I qualifying for a home loan at the moment.

I believe I can say with great disdain that this has been the most unprofessional service of any company/entity that I personally had to deal with. The pains of dealing with severe incompetence, lack of communication and rude customer disservice was rampant from beginning to end of the entire rental process. Our rental agent, who I only know by name, could not even meet us one time face-to-face for the walkthrough of the property. We had minor concerns about the property not being exactly move-in ready. She gave us several means of communication but only responded to email, which took her about a week and a half to respond with one-word answers. She always had some excuse for not responding in a timely manner and was never apologetic for her actions. Upon signing the lease, we scrambled to find the new contact information going forward as she eventually stopped responding to us. At the time, the RPME website had conflicting phone number contact information. Once we found the right contact, I received the rudest call from any business ever! During the call, I asked a question about our future contact and if it was still our rental agent because she was the last known contact. They responded to me with "Why do you need to know her whereabouts?" and "I cannot give you her contact information." All I was asking for is to have a reliable contact going forward for any issues, but yet was met with a disgruntled reaction. It also did not help that the owner of the property never responded back to RPME whenever we had maintenance issues. The owner clearly did not care about his property well enough because I swear it felt like trying to pass a bill through Congress to get anything fixed or replaced. Overall, I only left this company with a 1-star rating because I can at least say the maintenance team was the only area that was responsive, timely, and friendly... for the most part. It's embarrassing that I had to communicate through the maintenance manager just to reach the main office. One last note, do not expect your security deposit back as they will charge you for damages made by the previous tenant(s) and $300 for "touchup of paint."

DO NOT RENT A PROPERTY FROM THIS COMPANY! THEY ARE CROOKS. We lived in a house they managed and agreed to move in sight unseen since it was a home about 10 years old in a good neighborhood. They had seasonal visits to inspect the house and never had any complaints. We had plenty, they never fixed anything. The dishwasher went out and we were 6 months without one after begging they finally had one installed. This year 2024 the oven was on self-cleaning cycle and the glass burst all over the kitchen. We turned in a maintenance request in January and again begged for someone to fix and then we decided enough was enough when our lease was to expire on May 1 and moved out. We cleaned and had the carpets cleaned. We patched nail holes and repainted with interior paint that was in the attic. They refused to give me my deposit back as they charged me for the oven breaking, they charged me for filling and painting nail holes, they charged me for re-staining cabinets ??? The cabinets were cleaned and kept in the best condition as when we moved in. They charged me for a medium clean. That house was kept immaculate every day and was especially so when we vacated the premises. They sent inspectors every 3 months to check the house out for damages. The inspectors came and said how great we were as renters. If they felt, there was damage they should have said something at that time as the inspectors took bunches of pictures every time they came. BOTTOM LINE THESE PEOPLE DO NOT CARE ABOUT THE RENTERS THEY ONLY CARE ABOUT THE OWNERS WHO I AM SURE WOULD NOT APPRECIATE THEIR TACTICS ON KEEPING PEOPLES DEPOSITS. IT IS WRONG AND THEY ARE CROOKS!!!

As a property owner, over the past 18 years dealing with property management companies, RPM has been the worst. Do not walk away from them, RUN. Their maintenance department will spend your money freely where a repair is needed, they replace. I guess it makes less work for them going forward. On the flip side, I requested work to be done in January 2023 that was never done & when I asked about it, it was always someone else's department & they would get back to me (which never happened in 9 months) Communication is awful and blatant lies or half truths from the staff. They will not speak to you so all communication is done by email & they request 24 hours to respond (week-days only) They are supposed to be your partner in operating your property & looking out for you, but they proved time & time again that they cannot be trusted.

Do NOT rent from this company and do NOT rent house 7212 NW 146th St. I will save you the heartache and the headache. The house seem beautiful but is a home full of issue that get a band aid slapped over it and moved on. There is not 24/7 maintenance there is not maintenance completely. I had numerous issues from leaking, to no cold water in my kitchen for over a year. They tell you oh we never got a request to fix that no matter how many people you speak to or how many requests you make. It is always your fault if something breaks and you have to jump through hoops to get things fixed. There is more but go see my Google review to see full review.

We have had issues with this company for years. Not only is the communication horrendous, they refuse to speak to us by phone to resolve any issues. They have been pocketing our money with hidden fees and very rarely have we ever received a full rent check. As we are out state, we told them to fix things as needed but come inspection time, things were not fixed and the tenant is the one suffering at the hands of this company.When I called to finally resolve issues of them hijacking our money via phone, they put me on hold for an hour only to get transferred to a voicemail. When I called back, the front desk girl HUNG UP ON ME. Extremely unprofessional, experts at stealing your money. Do not do business with them!!!

After several days back and forth emails, phone calls I decide to pay a balance again my will, knowing that this is very incorrect and the tactics of doing business is not right.- No ethics at all, imposible to have a satifactory answer.This affect my tenants and my self, finally i'm out of this incredible system . I receive an answer from the owner " Lanelle " saying she is so sorry .....but this dosen't take care my problem.I still knowing that all charges are " Ghost " and excessive high, out of control.I comment and show invoices to a friend plumber, and he said oh my gosh, why they are so high and to many for the same problem..... go figure ?I feel I need get all this out my chest. Terrible, terrible and frustrating experience.No recomendable.

Rented from this company for 2 years. One of the worst property management companies we have ever encountered. No communication, outrageous fees, everything that breaks is your responsibility, no follow up on things pointed out on quarterly inspections, work orders put in, or questions asked. Rude, clearly impatient front desk workers who saw the tenants as a burden, then again, if you had to run interference all day between the management and tenants I understand their frustration. I could go on and on and on. I have rented for 35 years in many states. Best advice....stay far away from this place or if you do decide to rent from them ....read your lease very carefully before you sign, save every little correspondence, take pictures, make copies and get receipts.
