This review is from my experience during the time i stayed with my son to take care of him from a crime that was committed in this apartment complex. My son lived in this complex for 1 year and had renewed for 1 more year, but had to break the lease due to his car getting breaking into and getting SHOT in an attempted car jack in their gated parking lot within 3 months of each other. This all all happened at 5:40 am. On December 6, 2023. He had asked for cameras to be put up and for security personnel on patrol for the safety of the residence after his car got broken into, but nothing was ever done. The last we heard is that they were getting bids for cameras. It's a shame safety is not their priority cause many cars have either been breaking into or stolen.He did receive a nice Christmas vase with chocolates and a $10 Target gift card after he returned from the hospital. How ironic a Target card after he got shot. I'm sure they didn't see it that way. It was a nice gesture. One of the neighbors just told us her car got broken into 2 days ago. We also experienced a guy running away from someone yelling at him that he was going to kill him. Not good. Gates sometimes break and stay open for the whole weekend. It gets fixed when staff returns to work on Monday. There is no maintenance staff on the grounds after office hours. We have a screen on the window that never got fixed. It was broken when my son moved in last year.They hired security for a few hours in the morning after my son got shot. I believe between 2 and 3 hours, not sure. I went out to see if I could see this security person, but I didn't see anybody. I can't confirm they have security personnel on the payroll. You might want to call in to ask.Pets are allowed, and that's great, but owners don't clean after their pets. You see poop on grass and walkways. Be careful not to step on the poop. I do see doggie bags provided, but not all dog owners use them. I'm not sure if anything is being done or if staff notice. Staff is nice and pleasant. I do like them. We were able to break the lease due to the crime committed on their property. As of now, no penalties will be enforced. I'll keep you posted. My son was happy here until this happened. It's a bitter sweet move for him. Wish him luck on his new home. I hope it's better. Safety is a serious matter. I know crime is everywhere no matter the area, but if we see some effort to try to minimize it , it speaks volumes. I hope this review helps.

Not a fan of this place. I lived there for two years and it was the worst two years! I lived on the second floor and I could hear whenever my upstairs neighbor walked around. You can hear the neighbors to the right of me fighting and screaming all the time, day and night. The neighbors to the left would play loud music. I've emailed the managers about the noise and they pretend to care but really, they didn't do anything. You can definitely hear people walking up and down those stairs so good luck trying to enjoy your evening. The walls were thin and the framing for the closets were falling apart. There's roaches everywhere!! They take forever to come back from their lunches. I waited 20 mins in the parking lot to talk to someone in the office. There's someone whos also fixing their car in the parking lot and taking up more spaces than they should. A car alarm always goes off in the middle of the evening. You can't find a place to park unless its on the other side of where your apartment is. The worst part is that they charged me this moving out fee, which is fine but they never sent me an email about it, they never sent it to my new address, that I provided for them. They charged me for things that I've told them that were falling apart! They had me on a collection but never sent anything to me. This apartment is total bullshit.

This is definitely one of the best places I've lived at. I lived here for 3 years. The community is awesome, the staff is always friendly and willing to help, and the x-fitness classes are great. The fitness classes are the main reason why I picked this place and it didn't disappoint - met so many good people!The pool area is also nice with a large grill area. It's mostly college students that live here and young professionals. Great location too - quick access to I-10. An Uber ride downtown will only run you $5.Enjoy!

I had a similar bad experience as another reviewer. Roach problem was excessive and an extra layer of added stress I did not need at the time. My first day in my place a roach flew out at my head from a light fixture. Sketchy people would wander into the complex. After moving out, I got charged for things I had put in a complaint for already and when I called to get the charge taken off, though I was calm and respectful, the management was so snappy and rude right away. The price was really good but they clearly had a pest problem that they knew about. They even had an exterminator come, gave us a 3 day notice to basically rearrange my whole apartment for extermination (more added stress students don't need), but the problem persisted afterwards. Overall I had a terrible time living here, and just a bad experience for a first time renter and college student. Thought I lived here a couple years ago, I doubt they've made improvements.

I had a seamless experience from beginning to end. Friendly, responsive, and competent staff. The two times I needed something fixed, it was done the same or next day. For the duration of my stay, I have seen 0 roaches or any critters. The builders are older, so don't expect something that looks like it's from 2019 and fully upgraded. This is an apartment building, so you'll likely hear things from your neighbors or kids playing outside. Great value for the location and size of the apartments. You get what you pay for! PS. The raspado place across the street is awesome.

I just moved into Zona Rio yesterday and it went as smooth as I think any move in could go. Shelby and Cindy were extremely helpful throughout the process and I had no issues whatsoever. The apartment unit was clean and well kept with everything in working order. The maintenance staff is friendly and the complex itself is clean and well maintained. Plenty of gated parking and amenities are clean. Although it's only been a couple days here, I don't see myself changing this review later on down the road.

I recently moved to Reno, NV from Tucson, AZ, but I lived at the Zona Rio Apartments for two years prior to the move. And I truly loved it. This was the first (and only) place I lived at on my own. And not only was it safe, but there was a sense of community and belonging. The office attendants, managers, and maintenance crew members were all friendly and welcoming. They made sure to remember me and things about me, like my major and my hometown. They were always helpful and understanding, especially towards those of us that are still learning to "adult". The official move-in was admittedly stressful. In fact, it's the only reason why I didn't rate the apartments five stars. Long story short, my apartment was far from ready at move-in. In fact, Maintenance had forgotten to put back all of my appliances after repairs, and also to clean the place. It was a bit of a fiasco, but again, the managers were extremely understanding and accommodating after the fact. It wasn't long until I had a fully functioning and sparkly clean apartment all to myself. And every day after that was near perfection. Maintenance was always there to help with repairs; no need to wait days or weeks to get someone to work on the place. The grounds were always clean and pruned. The parking situation was rarely too crowded and very reasonable for when I had visitors. I was lucky enough to have an apartment overlooking the pool, and it made for a pretty view. As for the pool and jacuzzi, they were never dirty or unkempt. And there were hours marked to keep the noise down in the late hours of the night and early hours of the morning. There was a security guard patrolling every night. The apartments are gated, though it is a bit easy to enter anyways. However, I never felt unsafe throughout the two years of my stay. And most important of all; THE PRICES ARE AMAZING. I paid $532/month for a one bedroom apartment, on the second floor, overlooking the pool. It had two balconies, a large kitchen, and a large living room/dining room. There's on-site laundry, and other facilities, like a theater and a volleyball/basketball court area. There is a mixture of both students and families. Personally, I appreciated that. A lot of the apartments closer to campus are loud and obnoxious. As someone a bit more studious, I liked the eclectic mix of residents. And finally, the distance. It is a bit of a ways from school, so you'd have to pay for a student parking permit if you want to drive. However, I did know of people that biked the few miles to the UA. I'm more cautious about busy streets, so I opted to drive instead. And to be honest, it was so worth it. A student parking permit allows you access to the school at all times - even game days. I would recommend investing in one, despite how expensive they are.Overall, I adored this place. It was the setting of some of my favorite memories from college. I really recommend you give it a try. Let me tell you what a horrible place this place was a little bit not only were they scammed out of my deposit at the end of my move out after I had cleaned it from 1:30 AM but the staff also has yet to even give me back my paperwork for why they took my deposit mind you I will be attaching photos of my move out this stuff is scary and reliable and absolutely horrible excommunication!!!! I ended up yelling at the lady at move out and still no word From them or any proof of me owing money that they said that I owed I also got my stuff store from this apartment complex and this place is super GHETTO Definitely changed a lot from just the year I had begin to the end of my lease

Gross, as in roaches no matter what you do.Overpriced, tiny old apartment for the price of newer ones with more to offer. All they have is a last volleyball court and no fitness room, just stupid 1 hour classes. The pool smell so strongly of chemicals it will make you gag. Also the area isn't even that great, yeah it's close to things but if you want to feel safe at night, this isn't the place
