All negative reviews you read about Main Gate are dated and inaccurate. Main Gate gave me my absolute best living experience in Tucson which made me wish I lived all 3 years of undergrad here. Kim, the office manager, is an incredible human being. She is so sweet and will do absolutely anything to help her residents. I miss seeing her smiling face around property and was sad to move out! The location is prime - walking distance from 4th Avenue, University Blvd., and the University of Arizona. I saved so much money on gas by the convenience of being able to walk everywhere. The pool is very nice and located in the middle of the complex. Although the units are dated, they do not hinder the living situation and are pretty spacious. I cannot believe how great these apartments are for the reasonable price - Main Gate is truly a hidden gem. The only downsides are the community laundry room, which costs money to operate and is hot and muggy inside. It sucks, but considering how great everything else was during my living experience, it is what it is. Additionally, the complex is poorly lit. The flood lights are outdated and do not provide much light, especially in the parking lot. I had an issue with my porch light being out frequently and the area was very dark, but it was eventually fixed. Kenny, the maintenance man, is super friendly and completes maintenance tasks in a very timely manner. Overall, Main Gate Village rocks. I highly recommend it to any student or young professional looking for a quiet complex in a great location. Main Gate provides a seamless, pleasant living experience for its residents.

The new person they hired to work at the desk seems much better! Instead of their typical college-age employees, she's a middle-aged lady. She seems to care more about your issues, and overall seems much more on top of her job.The manager, Rob, is also a great guy, really friendly. Maintenance repairs have been historically slow for me, taking up to a week for them to actually start. But that might have changed, I'm getting the sink worked on today, hopefully they show up quickly!I initially lived on the top level (third floor) and never even had a little spider, very bug free. I've seen one roach in my current bottom floor apartment, after living here for 2 years.People are generally very quiet, I can hardly ever hear my neighbors. Parking lot is great, location is great. My only complaint is the slow maintenance, but maybe they've improved it!

Avoid at all costs. Wifi is worse than dial up. They restrict the amount of devices you can have connected to 3. No dish washer. Washer and dryer break daily. They gave my buddies a water damage apartment. All the doors creek and are swollen so they stick in the frame when you try to open it. Wood is bowed and completely ruined. God knows if there is mold everywhere or not.

Great apartment complex to live in! The staff is very helpful and friendly. Some of the tenants can be a little noisy, but what 19 year old college kid isn't? If you are young and enjoy a prime location nearby campus with a great night life within walking distance, I would check this place out.

My daughter and her room mate moved in August of 2022. 2 bedroom 1st floor unit 101. My daughter was unable to move in to her bed room due to continued leaks. Was supposed to receive a credit and never did. upon finally moving in the apartment was always damp and musty. Manager confirmed to me that a mold test was done. When I my daughter came home for Xmas, I had a local mold company come in and test the whole apartment. There was mold in the walls, mold in the floor and mold in the air which the inspector does not occur often in Tucson due to low humidity. The inspector highly recommended that my daughter and her roommate move out until the building remediates the mold issues. I sent the results to the manager and she said that they had no two bedrooms available only 2 separate studios. The students did not want to live by themselves in the complex and we notified them them we were moving out. The manager sent me a six page document that they wanted us to sign and we refused as it was very one sided to them. I made a few changes sent it back and never heard from them again. I came in January with my daughter and roommate to move them out and into a new apartment. The building shut of the electricity to the unit and we were trying to finish in the dark. I had spoken and emailed there management office in phoenix and submitted all of the documentation from the Mold inspector. Never heard back until a collection agent contacted me for back rent. Per the document the building they wanted me to sign was I could not talk badly about the building in a review. I will find another review site were I can can upload the pictures and mold inspectors report. My daughter was tested and she had mold in her system and potentially could of died from the exposure. I would never let my child live there

There are too many problems that will cause you to have consistent headaches and frustration. The biggest headache I face everyday is the poor construction of the buildings. I live on the second floor of a three story building. You will hear each and every footstep the people above you make. The windows will shake very loud and the whole unit will rumble. It will move you as you sit on your couch. This is not because of the specific neighbors I have but I have talked with other residents in other buildings who also face this problem. I only weigh 135 pounds and I move the apartment with each step. I wish I was exaggerating but sadly I am not. The walls are very thin and you will hear conversations perfectly of your neighbor and the people outside just hanging out. The front office is poorly run. They will find the cheapest possible solution to anything. I had a leak coming from the ceiling just above my shower. There was a pipe burst from the people upstairs and it damaged the ceiling and made a hole. All they did was put a plastic access panel. The ceiling was not the source of the problem obviously, It was the pipe so i had to deal with that until i complained enough times and threatened to take legal action. They finally listened when I showed them that three different holes appeared in my room and coming out of the fire alarms. YES, water came out of the fire alarms and damaged my bed and floors. It took them a good two weeks for plumbers to come and fix the pipe and another two weeks after that to fix the ceiling. From the first sight of water coming out of the ceiling, it took them THREE MONTHS to have the problem completely fixed. Things didn't change until I threatened the legal action against them. Also, even with the insurance I had, not even the front office took responsibility for damages to my bed and other items. No compensation was given besides a simple carpet clean. There is only one office lady and one maintenance person working during the weekdays. If there is a problem, you will have to wait in line to get it fixed on an appropriate business day which can take weeks. The property is always littered with trash and puke and will not be cleaned by maintenance for whatever reason. For as long as I have lived here, the laundry room is a complete disaster. It is always dirty, there is water on the floor from leaking machines, half the washers or dryers seems to always be broken so you will be fighting with other people to get your laundry done. I have been living here for 9 months now and the same washers that have been broken since I moved in, are still broken to this day. My recommendation is live somewhere else. If I knew I was going to be dealing with such a poor apartment complex, I would have happily paid the extra $100 a month to live somewhere else.

It has only gotten worse over the years. I have been here two years now and I wish I had moved somewhere else after the first year. Of course everyone, managers and employees, are friendly and try, but not hard enough for one of the most expensive places, per square foot, to live near the university. Problems:The air conditioning breaks frequently. Their centuries old central conditioning is not holding up. The window units are newer, but do not pack enough punch to keep the room cool in the summer. The window units are also very noisy inside and outside the tiny apartments. They also send all the heat in between the buildings making leaving or entering your apartment an uncomfortable experience. Bugs haven't been a huge problem, but I have had my fair share in this apartment. It is not immaculate. When I moved in the bathroom caulk was falling apart and no doubt contributing to the moldy edges. Security, there is none. Bikes and wheels are stolen regularly, car windows are smashed and tires are cut at least once a month. This is probably due to the very poor lighting outside. Any lights that are outside are usually burnt out and you have to tell the manager to replace them. Drunk people who do not live here frequently hop in the pool, naked. Three times this year, I have woken to the sound of drunk people yelling and jumping in the pool at 3AM. The police will come by, but only wave there flashlights around and leave the drunk kids to get back to yelling and jumping in the pool at 3AM. I asked the manager to put some lights on in the pool at the very least, and the response I got was: "It's a college apartment, it happens."Thin walls and floors let blaring music, moans and the steps of the overweight person above you crashing through. Poorly sealed windows let in heat and cold driving up my electricity bill. They also let in the blaring horn of the nearby train and the voices of late night partygoers. The grass is well maintained. . .by a lawnmower at 8am. The sidewalks as well also are well maintained by leafblowers at 730am on a very regular basis. That is probably the most annoying thing about this place. I've even seen those idiots walk right up to an apartment door and blast the leaves away from the bottom of the door early in the morning. Trash and beer bottles are frequently left around the buildings by said late night partygoers. The same bums who steel the bikes also frequently go dumpster diving, making the parking lot feel like an unsafe place. The only thing secure about it is they tow anyone who doesn't have a pass without warning. The manager really seems to care about his parking lot. The laundry room frequently has a dirty floor, but the worst part is the dirty machines. Careless people frequently dump soap and soap powder everywhere. The only pro is that maintenance is responsive and this place is close to the university. Do not rent here!
