Pros:- Great view of the mountain if you face north on 2nd floor. Really the selling point- Relatively quiet, but this will depend on your neighbors- All windows and balcony doors were updated to double pane in early 2024- Maintenance is quick, but only for easy fixes- Rodney was very kind and accommodating when I moved in, unfortunately he no longer works hereCons:- Roaches. My unit was absolutely filled with them from move-in all the way to move-out. They crawl out from the large gap under the kitchen cabinets. Spraying does nothing as these are American roaches who prefer to stay outdoors, but they'll enter the unit if there are ways to get in. Even with all the visible gaps covered with styrofoam, they found their way through the AC vent, and even the bathroom vent... I can't tell if it was just my building or the complex as a whole. I did see several dead ones in the parking lot as well. My neighbor told me she had lizards in her unit. Lost many nights of sleeping.- The walls are paper thin, some parts are actually hollow (gives in when you push on it). You will hear next door and downstairs neighbors talking on their phone, and they'll hear you as well.- The buildings are simply very old. The floors creak, cabinets are peeling, AC blower fan blades was caked with dust. Cleaned those myself because I'm not going to breathe in decades worth of dust.. Maintenance told me these buildings were built in the 80s. Not a lot changed since then it seems, except for fresh coat of paint every once a while.- The AC condensers are located on the roof, like many places here. These things vibrate the entire unit like you wouldn't believe. I've made a work order soon after move-in to have some isolation pads installed underneath. After couple weeks of bothering management and maintenance, I finally convinced them to install it for me after I bought the pads out of my own pocket. They made some differences but definitely doesn't fix the problem.- Horrible insulation. Highly advise against getting a 2nd floor unit if any of the walls are facing west. You'll either be miserable during summer or pay the high electricity bill. Updated window and balcony door can only do so much if the walls themselves are basically hollow. You will feel the heat radiating from the walls. At some point, my room reached 95F when I had the AC off.- The entire apartment complex has only one entry/exit point. There is no dedicated turning lane into the complex, so if you're coming in from the west, you have to stop an entire lane's traffic to make a turn. This can be rather dangerous especially during rush hour.- The trash cost is based on the number of units in the complex through conservice. I was paying over $50 each month just on trash, which was more than my water bill...

These apartments are run by scam artists who nickel and dime, and only care about their bottom dollar. Be aware before you apply for an apartment here- you'll end up paying a lot more each month than just what the rent is quoted online. They have mandatory fees on top of the rent that are not cheap, and that they won't tell you about until after you've already forked over your money. I applied for an apartment, and only after I had already submitted the app fee and holding deposit was I told about aforementioned fees. As the website does not contain accurate and truthful information, I immediately requested to withdraw my application and be provided a refund. They had not even run my application yet, as this all happened within a span of less than 24 hrs. I spoke to Rodney on the phone immediately afterwards, and he said he would refund me. After that, it was crickets. I never got my refund, even after sending them an email days later. So I filed a dispute with my bank. They came back and said that because it says on their website the app fee is non-refundable, the dispute should be denied. They conveniently didn't include that the app fee is only $60, not the full amount of $310 that I paid ($250 of that being the holding deposit). That alone is a testament to how shady these people are. Especially after I was told I was going to get refunded, it's absurd that it has gotten to this point. I've lived in and applied for a lot of apartments in my day, but this has by far been the worst experience I've ever had. Customer service is non-existent here. TLDR; The rent ends up coming out more than what they show online, and they stole $300 from me

This is truly a hidden gem in North Tucson. Rodney the manager is super helpful whenever I have a question, and the maintenance staff are friendly, professional, and quick to fix any of the small issues that I have had. I've got nice neighbors, and I love being near the river. I feel so lucky to have found this place!

Unresponsive staff. Will come up with excuses to not give the security deposit back, and then charge extra. Gross carpet. Poorly installed appliances. The ceiling fan nearly fell on my head when I turned it on for the first time. The apartment does not match the pictures and is outdated and very small. Poor lighting throughout , so unless you can see in the dark, plan to buy lamps. The unit we moved into was dirty when we moved in; seems like they just vacuumed and sprayed a ton of Febreze. Does not have laundry in the units and half of the machines in the facility have issues with payment. The pool is not heated for winter and was closed off for the entire summer. There are plenty of apartments in better areas. Please look elsewhere.

The bad:1. Fruit fly infestation found the day I moved in. 2. Dated interiors. 3. Many of the amenities would break and stay broken for long periods of time. The manager would claim she never saw anyone using it anyway. Makes sense, since she left around 4 every day. 4. Thin walls. 5. Staff at times just flat out ignores communication. The good:1. Short term leases.

You won't get your deposit back if you own a pet. Regardless of what they tell you, they'll take your deposit plus more to replace their carpet that was awful to begin with. Also, your family will share a kitchen with a family of roaches that management won't do anything about. Cops will often visit at night, so God knows what happens there. Unless you're absolutely desperate for a roof over your head, find somewhere else to live.
