We've been here about six months now, and I regret ever moving here. Cars are broken into frequently, things are stolen, and the office doesn't care whatsoever. Multiple neighbors of mine have had issues to with their cars that have cost money, and the office blows it off like "it can happen anywhere you live." Well not when you pay extreme prices for "luxury apartments.Staff claimed we had security and working cameras, that is also a lie. Seems like this place has been a hotspot for robberies and management hasn't cared for years. Don't live here, unless you want to always be calling maintenance and the police on a weekly basis.

Space, space, space... features, features, features... I always heard Rio Cancion was massive, and it certainly seemed that way on internet pictures and Google Maps views, but I'm telling you, this is Apartment complex is a prime case of needing to see it to believe it. And not only was seeing it a treat, but the office staff that conducted the tour was friendly as can be, and it included a fun, golf cart ride around the property.Rio Cancion is situated on Tucson's Mason Dixon line, River Rd, which means that it sits right where the ritzy and picturesque, Catalina Foothills area ends, and just south of there is where Tucson's hustle and bustle begins--UArizona and all. Rio Cancion is close to everything and is within walking-distance of El Corral, Which is one of my favorite restaurants, and St Philip's Plaza, which is another favorite of mine. The complex itself has curb appeal up the wazoo. It's gated, the paint palette reminiscent of the exterior of a Mexican restaurant grabs your attention, and there's three pools, a huge clubhouse, a large fitness center, AND a sauna and tennis court. I can't say I've ever heard of a sauna at a local apartment complex before.I toured a two-bedroom townhouse (Rio Grandé plan), their largest offering at about 1400 sqft, and let me tell you, they aren't pulling your leg with that marketing. That apartment was indeed muy grandé. It started with a quaint, gated courtyard entry that leads to the front door. The front door opens into a light redish-toned faux wood, laminate-floored great room with stairs, kitchen and dining area visible. The very open great room seemed ideal for entertaining. There was one bedroom and bathroom downstairs, with a laundry nook adjacent to the kitchen. That downstairs bedroom also includes a patio with exterior storage closet. The carpeted upstairs included a master bedroom with en suite bathroom on one side, and loft overlooking the first floor on the other. I really liked that the en suite bathroom had the vanity near the closet, outside the toilet and shower area. I also liked the loft area which I would personally use as a study or billiard and bar area. Again, the amount of space was unbelievable.Gripes about the apartment I saw? Not really. More comments about things some may be bothered by, but me not so much. Everything was in tip-top shape, but if you're expecting granite countertops and stainless steel appliances, you might be disappointed. Bathrooms have linoleum on the floor and laminate countertops; those countertops follow through to the kitchen. Absent was a fireplace, which I was surprised to see in their priciest offering. The other smaller plans do have them, though. I did notice a somewhat moist, aquatic smell in the apartment, like there might be a water leak somewhere, but I think it's the carpet material, as I've noticed that same smell everywhere I've been that has that sort of short shag carpeting.I did not go into the clubhouse, but I did get a nice ride around the complex and did see the numerous exterior amenities which was by and large, the most impressive I've seen. That tennis court really struck my fancy.Looks like I'll be adding Rio Cancion as another strong contender to my list.... curb appeal, friendly staff, upstairs lofts, tennis courts, and saunas have that effect on me.

I have lived in 6 different rentals and had a lot of experience working with leasing offices (as a client, not professionally) and can say that this WAS the most impressed I've been with an apartment complex.... until just recently.I have very few qualms but this one actually dropped their rating for me entirely. I recently had bats in my vents. Yes BATS that flew into my apartment while I was home and my dog got a hold of one in her mouth. I had previously heard scratching, seen a bat through the vent and reported it but they told me to just keep my eye out! When the creatures actually flew out into my apartment days later (and we were exposed to a potentially rabid species), I immediately called and they were kind but with little urgency or solution. I was on my own to find alternate housing. It took them about A WEEK (with no accommodations or rent discount) to check everything and patch breaches in the roof where the bats were getting in- something that unfortunately they are unwilling to take responsibility for even though it is up to them to maintain the safety of the building. They will not reimburse me for my emergency vet bill I had to pay for since my dog had contact. The maintenance manager was the most helpful by far and was able to reassure me of all the work they did on the apartment to ensure (to the best of their abilities) it was safe to return. They refused to hire wildlife experts to do a proper inspection because they "only do work in-house." I've been disheartened at the lack of urgency in this matter and lack of willingness to accommodate something that was clearly on them to manage. That is why I pay rent. I don't feel my personal well-being or safety was ever a priority. After being overly insistent they agreed to let me switch to another apartment if one became available (weeks to a month out) but only if I signed another 12-month lease. My upstairs neighbor also had bats come into his apartment and had to get a hotel room because they wouldn't do anything that night. They refused to reimburse him as well and eventually put him up in another unit temporarily but never reimbursed him for the nights he had to seek his own shelter. I'm super disappointed in the management company for not taking more necessary action. I understand they don't have control over wildlife but it was certainly on them to keep up with integrity of the building they are charging me for and that there were cracks and holes in the roof allowing disease-ridden critters to get in. The least they could do is deduct the small emergency costs we endured from rent for the major inconvenience. Other than this defining incident, they have been responsive and helpful. Although all other requests have been much more mild.Aside from this I do have a lot of good things to say about the apartment, itself. The 1 bed, 1 bath (unrennovated) that I rent happened to be exactly what I was looking for. It is spacious, has working A/C (not swamp), and extremely responsive maintenance. If I call with an issue they always respond the same day, if not next day. It has a huge walk-in closet, in-unit FULL washer and drier, nice high counter in the bathroom (not to mention so much storage space), a dishwasher, microwave included and my unit has two private porches (I have a corner unit, most 1 beds have only 1 porch), which is nice for my medium sized dog. My main porch has a hose spout and a gate to walk in and out and my extra porch has a storage closet that locks! Both have concrete AND some type of landscaping (usually rocks/some greenery- will show pic).The complex is lovely in that it keeps up with its landscaping regularly and has lots of grass and greenery. It also has a little dog park area, an exercise room, basketball court, 2 tennis courts, three pools (2 hot tubs), and sand volleyball. There is also access to the river walk with a key so it is pretty secure and convenient. I believe there is a clubhouse as well. It is also gated at night which is great. I have one covered parking spot and can purchase more or private garage spaces if I need.For consideration: I can sometimes hear neighbors through the walls but definitely have my privacy. Only heard of a couple car break-ins but that will happen anywhere. Pretty quiet, safe area it seems.I will say the staff is very friendly. The maintenance people have gotten to know my dog by name and always say hi. The complex was built in the 80s. They told me upstairs continue to have carpet for sound barrier which is great for lower level (upstairs has fireplace and vaulted ceilings). I love that I feel I have my own space because it is an outdoor complex. I am able to pay rent online or with check, so there is lots of flexibility with what I'm comfortable with. Price is very reasonable for all we get as well compared to others I have explored.

This is our second year renting here for the winter. Our 2 bedroom is adequate for us. Our parking is right under our apartment which is nice. They need to be a little more strict on the dog policy. They allow aggressive dogs. Some of the tenants are not responsible and allow their dogs to bark aggressively when you walk past their apartment patio. We had a bike stolen but then added a garage for $100 a month, problem solved. The location is excellent. Great part of town and on the River walk. You can walk to many great restaurants and shops. River road is very hard to get out on if you try to turn left but a u turn spot is very close, much safer. Office staff is helpful and were responsive to our maintenance requests. The heated pool is a plus.

If i could give 0 stars, i would. management is very scrambled. lived here since May, have had SEVERAL issues where we have had to call the office for help. file complaints. car breaks in. random people walking around. it's a gated community that didn't have a working gate for 3 months. water is shut off from 9-5 at least once a month. floorplans are nice, but also gross and not cleaned very well. lots of flooring problems, front door has a large gap between the door and the floor. cub-bards are all crooked. maintenance crew is the only very positive thing about this entire complex. 10/10 do not recommend. pictures are of the top of the beam across the kitchen. we SCRUBBED it, it will not come clean.

After 3 years of living in the same unit, we expected more to be done. The last 1.5 years, our bedroom has had reoccurring leaks. It's the same story each time. It rains, the roof starts to leak, we call to let the team know, they have to wait for it to dry...we get the inside "repaired" and the roofers come to "repair" the roof. This has been the story 8 times. It just recently rained and happened once again. We called. The story repeated. This time being the WORST it's been. We just had this redone a month again, they even complimentary washed our carpet (all the murky water leaked out of our buckets, it was so much). As we are concerned for safety, we asked if they could move us units which we felt was reasonable. They said it would be a new lease agreement and new deposit. Disappointing, considering this is is something the apartment and the contractors are unable to fix, yet we get punished each time it occurs. We enjoy living here for the convenience but it seems the management is more concerned about how it makes them look versus ensuring the tenants are living comfortably and safely. I laughed behind the phone when they said the roofers will be coming out after it dries, like this time it will be different. If you can't fix it after 8 times, something should be done to accommodate. Where is the care?

Homeless people living in the pool bathrooms, crackheads confronting me in the parking lot, and my vehicle was broken into. There is NO security keeping watch that I ever saw and gates are left open all night. This is not a safe area. I was a travel nurse staying for only 2 months and this was a bad experience. My apartment was nice, spacious and fairly well maintained with no major problems. Water was hot, central air worked good, and laundry was good. Over all I would not stay here again due to the break in and crackheads. The parking area is NOT safe at night period!

I do not recommend living at this place at all. Everyone that works in the office is very nice but they do not get anything done. They don't handle any requests, they simply smile and say they will, except they don't. Example, two of my neighbors would leave their trash out every single day. We do NOT have valet trash and this is a violation of the lease. The trash would sit there for literally weeks at a time and the leasing office did nothing about it. Absolutely disgusting. It was as if I was living in a trash motel. These women are just not helpful. There was an instance when my mail had stopped coming for about a month. I received no help in figuring out why this occurred. I asked if this was happening to anyone else and was told it hadn't. At the end of the month, the post office finally told me that they stopped putting mail in FOR EVERYONE IN THE AREA because our mail box wasn't secure and management needed to fix it. Why couldn't the leasing office assist in finding this out? This affected at LEAST 25 residents smh. Lastly, Be aware that your security deposit is likely to not be returned to you for things that NORMAL properties pay for at the end of a lease. I have rented from 5 apartments in the past 10 years. I have never in my life been charged a routine carpet cleaning or a routine cleaning fee up until now smdh. Don't move here guys unless you enjoy feeling unheard, want trashy neighbors and don't want to see your security deposit ever again!
