Day 10 without the Air conditioner fixed. Family can't even cook in their rental home because its 91 degrees INSIDE!
This was their response to my review. I did not use bad language until AFTER they'd revoked my approval because I asked a couple questions.
I only resorted to vulgar language AFTER Joanne Ahern decided she would revoke my approval due to asking questions about the lease.

Update: Since originally posting this, there has been way more effort on Veronicas behalf to keep in touch which is much appreciated. Understandably, Tucson has seen a crazy monsoon season which has left the restoration companies busy.Owners and Renters do NOT rent from these people or have them manage your property. This is on behalf of a family member who lives at a property on N. Walnut Ave. that is managed by RPM. On Friday, 7/2, their duplex property was hit by an intense Microburst resulting in the carport (which is attached to the home) to be ripped off while damaging about 2/3 of the roof. The carport landed in both neighboring properties resulting in property damage to both. My family member was able to get in touch with Veronica who asked to provide pictures as we were on our way home when this all occurred. Upon arriving we found multiple leaks coming from the ceiling on the interior of the home and also through light fixtures. We called multiple times to try to get in touch with Veronica, but it seems she had left for the day, leaving my family member and the neighbor to deal with the major property damage. With understanding to certain protocol in nature (IE Property management must relay all issues to home owner directly) there has been Little to no effort to put forth any line of communication, expectations etc. All the while, the property has been sitting with water damage to the interior of the home as well as potential fire hazard with exposed electrical. Edit: this review was drafted the week after the damages had occurred. Since then there has been considerable rain and water damage to the interior with no resolve. All attempts at getting any information from Veronica has been dead ended with vague information. There has been no insurance agent as promised. There has been no clean up crew as promised and there has been no timeline set forth from RPM for any potential repair work. Even temporary repairs. As of today there is water leaking from the kitchen sky light, walls, and down the hall way. The carport debris is still sitting on neighboring properties as well. Still including all of the original damage. The couple of times Veronica has reached out, her call was missed but returned in under 6 minutes with no answer from her. Email communication is inconsistent at best. The only option that was given to the tenants has been to break the lease. Which they'd rather do than to provide any immediate assistance to renters. All of this during a high demand market. If you own a home go elsewhere and if you are in the market to rent, run!

If I could put 0 Stars, I would for this company. Parking in condo complexes is not always easy. One should park in the guest parking space when the parking lot is empty, today a member of the Real Property Management Company was parked in a non-parking space. I mentioned that he was parking in a bad spot (thinking about fire trucks and such) and his response was basically - So what does it really matter for the 2 minutes that I am here. He was rude and his attitude toward other owners was beyond necessary. As if he was the only person who mattered and he would and probably will do whatever fits his needs no matter what. If I were to be selling, buying, renting, or picking a rental company at this time, I would recommend searching for a different company that treats people with respect.

RINCON PROPERTY MANAGEMENT ARE SLUM LORDS _ DO NOT RENT FROM THEMYou should be able to give negative reviews on Google and I wish I had read the reviews. Thes people are total SLUM LORDS. Rented a property in July that had decent rent, was in a nice area 5409 N Paseo de la Terraza 85750 and a cute layout. Asked them to do a walk thru with me before I received the keys- they refused. Went there on -7/01/2022 after we received the keys... The place was absoutley FILTHY not just a little dirty but filthy. immediately contacted the Agent from RPM... what a joke. I informed them that we would be charging cleaning fees due to the fact that the rentalwas uninhabitable. THEN we found roaches - not just a couple mind you but an ENTIRE INFESTATION - don't let me get started on the condition of the carpet - previous tenant had cats & dogs and SURPRISE the carpet was smelly and urine stained.. BUT they said it was professionally cleaned, I am not an experienced renter but this was totaly bull, they are still fighting to keep it in the home.... really ewwww. Kept asking for someone from their company to come and look at the place it was in such bad condition and to explain to me WHY it was not a: clean. b: free of roach infestation, c: why all of this was not done PRIOR to the new tenants moving in, we whould not have to clean anything. Noe on 07/31/2022 there was water running down the walls and puddling on the living room / dining room floor, the paint (that we just finished doing) was bubbling up in at least 5 places that I saw - this is indicitave of an ongoing water, mold and mildew problem... No wonder the place smells funny. We gave them notice that they have 5 day to rectify the situation on 08//1/2022 or they would be in breech of contract and we would then be following up with our back charging for 1: being unable to move in due to ROACH infestation, 2: carpet (not matter how hard they tried to get it clean) still having pet urine stains and smells, 3: an ongoing water issue - they are trying to push it off that the HOA needs to fix it, I have lived in HOA's it is the owners responsibility for ANYTHING inside the dwelling and since they patched the cieling they obviously knew there was an issue - Oh yeah they are trying to say that they are WORKING on it... Still unable to move in after 38 days... They are telling us the We have to EAT (THEY WILL NOT REFUND) our security deposit, rent payment (no one can move in under these circumstances), and fees that they charged us, we are also asking for cleaning fees since for some reason they just left it. And now I have contracted bronchitis and am so stressed out I had to go to the doctor for just being at this property during the day, tried to spend the night once (go bit by something and my face swelled up)DO NO - I REPEAT DO NOT rent from this company!!!! We are going to have to take them to court.

Me and my family just moved in last week. This company has been terribly unresponsive and are just money hungry workers. The pro-rated rent they charged us for half the month (16 days) was way more than half our rent. When I asked the leasing agent about it she told me it was because there were five weekends in October. Like what does that mean?! When we moved in the place was filthy and spiders in the front and backyard. Our oven and disposal were both broken when we moved in as well. It took weeks to fix everything

Worst property managers. They fail to perform the services that they are hired to do and are unresponsive to issues.The broker always has an excuse for his horrible performance. Due yourself a favor and find a company with good reviews.I left them and have never been happier!!!

I strongly advise never renting a property from the criminals!!!! If you do, don't expect your down payment back. I just recently moved out of a rental with them. I hired someone to come in and clean the place. There was a landscaper for the property. But for some reason they decided I needed to be charged for landscaping. I took all the trash out on trash day because of wildlife. But I was charged for trash removal. My deposit was $1995. I received $215 back. The home owner went to the home the day I moved out completely and she was completely happy with the way I left her home. I expected a bill for carpet cleaning. Because even though I own a carpet shampoo machine, they insisted I needed a receipt from a company. They will increase your rent every year by doubling it. Just because they can. They are the worst property management company! Worst customer service ever! They are crooks! I only gave them one star, but they don't even deserve that!

HORRIBLE AND UNTRUSTWORTHY!! We are a military family living overseas and we hired RPM Rincon to manage our rental home, it could not have gone worse. They did not inform us that the tenant was dirty, breaking terms of the lease, & not taking care of our house. We were unaware of the horrific condition of our home until the tenant moved out. We were SHOCKED to find that the house was completely TRASHED (green swampy pool, trash piled inside/out, back brick wall broken down, paint stains, broken items throughout, etc.). When we questioned RPM about how they could allow our home to get like that, they took ZERO responsibility. After repeated demands to get copies of their 90 day inspection reports we discovered they had continuously left items unattended to. The poor condition of the pool was also noted repeatedly over 2 years, however they continued to pay the pool service company monthly (on our behalf) without making sure they were actually doing the weekly service. The pool was covered in black algae and none of the pool equipment was functioning. The tenant broke most of the terms of the lease and RPM did NOTHING. Once the tenant moved out repairs were moving extremely slowly and we began questioning the amount they were billing us for repairs. They were not truthful about who their "vendors" were and we had to repeatedly demand receipts for what the $2025 deposit paid for. They finally emailed obviously falsified identical invoices from 3 "vendors'' with no details whatsoever. We also discovered that the tenant took our washer/dryer and pool storage chest, which RPM failed to mention to us at all. We had no choice but to terminate our contract with them. We had paid them to rekey the property and asked that they return the keys when they were fired but still haven't received them months later and RPM refused to rekey despite a new tenant moving in. I could go on and on giving examples of how terribly RPM handled every part of this situation. In total we had to pay over $13,000 in damages and had to travel from overseas to manage repairs ourselves. We also lost 3 months of rental income and have had to pay to correct work they did poorly. RPM never apologized or took accountability for their role in all of this. They were very lackadaisical about the whole situation and have managed to shift the blame, point fingers, and AVOID TAKING ANY RESPONSIBILITY for what happened to our home. RPM IS THE WORST PROPERTY MANAGEMENT COMPANY!

WARNING...DO NOT EVER USE RINCON PROPERTY MANGEMENT or ADVANCED AIR CONDITIONING !! They are the most inhumane, uncaring, unprofessional companies I have EVER experienced ! I can't even believe they are still legally in business the way they treat the renters. I experienced firsthand how poorly they treated my Son and his family while visiting them over Father's Day weekend in Tucson. Their air conditioner broke down on June 13th in 110 degree weather, and they were provided a small portable one for 1 room in their house. They claim this is 'All they are required to do by law ' and they did everything they needed to. They offered to pay for a room at a hotel , which was declined by my son, because the family thought it would only be a short-term problem that would be handled in a reasonable time , and was inconvenient for one night.ADVANCED AIR CONDITIONING finally got a tech out 3 days later to find out the Air conditioner needed a compressor. We were told this could take at least another week to get parts and then additional time to have a tech come fix it. In the meantime we tried to call and email both Veronica and Joann , with essentially no return calls or follow up until I stepped in and used my out of town phone number (they wouldn't answer my son's calls or emails) .I advocated for them to provide an additional Air Conditioner somewhere else in the house for the sake of the children (ages 1 and 6) knowing that it would be another week with the one measly air conditioner that they expected this family of 4 to live in...one room, couldn't cook because it was too hot, and no iota of compassion, understanding or ACTION by either company to DO THE RIGHT THING!! Angela, the owner of ADVANCED AIR CONDITIONING company that RINCON uses did oh so much talking about how they would provide an extra air conditioner if they could find one in stock, how they always answer their calls, how they are such a reputable company, how she would have something for them within a day. SO MUCH TALK .... but absolutely NO ACTION! So here it is , June 22, 9 days since the air conditioner went out in their home. Still NO working air conditioner yet...NO date on when to expect it to be fixed....NO follow -up ....NO answering their phones, return calls , or text messages.....NO additional air conditioner (after all , they did provide the minimum requirement)...excuses, after excuses ,to justify what a terrible company they both are. TOTALLY UNACCEPTABLE, UNPROFESSIONAL, AND INHUMANE! I hope if nothing else , I have prevented even one family from having to experience this kind of treatment in the future!RINCON and ADVANCED AIR should not be allowed to be in business! When I asked them if they felt good about how they treated my son and his family, all I got was..."We did everything we were required to do". That right there speaks volumes! BTW...read all the other reviews as well...you do NOT want to use this DISREPUTABLE company!

Takes 6 months to a YEAR to have kitchen sockets repaired. Had to fight to have the AC fixed within legal guidelines of the house. Of the video footage I have of dumpster fires, homeless encampments, shoddy patchwork I'm starting to wonder of a docu-series of these slum lords...

Do NOT rent any property from this leasing agent!We rented a house for 5 years from them,paid rent on time,yet there was no loyalty on their behalf.At first,they would raise the rent every year at renewal,and at first it was 50$ or so,doeable,however,last 2 years it was 200$ then 300 for this year,the house is built in the 70's, the appliances are at least that age.2 years in a row the a/ c quit in June,they made us wait with indoor temps at 90 degrees with outside being 112,but they wouldn't get any one out there because they didn't want to pay weekend or ot rates.They made us pay for fireplace cleaning on move out ,even though we never used the fireplace,to the price of 165.Their explanation was that I didn't notate it on my inspection report when we moved in. I said why didn't you charge previous renter if you actually cleaned after them?They WILL cheat you out of your money someway and somehow,that is a guarantee!The house is currently for rent for 1800/ month,it wasn't worth the 1300.00 they were charging us ,so renter be warned
