The place to live in Tucson! I have looked everywhere, and lived all over town. These are new, clean, spacious, quiet, friendly staff, safe, and close to everything. You won't find better for the price.

Disappointed that the dog park is in such poor shape. I've lived here for over a year, and the dog park has never looked nice. From the beginning it had problems like wires sticking out of the ground, huge holes in the grass, the grass dying, it has a single dead tree in the corner as well. There is contestant flooding, terrible drainage, no seating and now it looks like it has cockroaches, which are probably coming out of the drains that are always filled with murky mosquito filled water. I have told management about the dog park countless times, but nothing seems to convince them that it needs help! The apartments are nice, I don't have any complaints about them, but for a dog owner of 2 high energy dogs, a dog park was one of the reasons I came to this complex. I don't take my dogs to the dog park anymore, because I don't believe it is a safe place for my dogs. It kind of sucks to know that there is a crazy nice dog park down the street at Park Place Apartments where the rent is half as much as what I pay now, and it's also managed by MEB.

Of course no place is entirely perfect, but Pima Canyon has been a great place to live and I've had no real complaints. I lived there from Sep 2018 - June 2020.Pros - It's a quiet complex and generally people keep to themselves but are friendly. It's still very new (the oldest apartment quadrant first built wasn't more than 3 years ago, and the SW quadrant is only a year old) and I was the first person to live in my unit. Originally it was owned/managed by MEB, but it was sold to Northland in 2019. Naturally rents were going to be raised from the initial move-in promo offers, but the increases are reasonable considering the area and what older complexes nearby are charging. The office and maintenance staff members have been great and helpful. I think in my entire time there, I only submitted 1 ticket for a bent/broken oven door hinge that was replaced. The water billing charge was a low, flat rate. Electricity charges are also very reasonable even when running AC 24/7 in the summer - I don't think I ever had to pay more than $80-85 in a month to TEP. I also appreciated how minimal the move-out cleaning charge was, because corporate apartments generally love to price gouge and nitpick to keep your deposit. BTW, the deposit required to move in was very low too. There are a good number of dog owners but generally they are all responsible and pick up after their pets with the exception of just a slight few. The office monitors that and does their best to enforce people following the rules too. There are multiple dog waste/bag stations and dumpsters on the property, so there is really no excuse to be a lazy dog owner, but in a big complex, you'll always have a few. Parking is easy (plenty for visitors too), plus it's covered which is nice. One underrated aspect of the apts is the huge amount of closet space! Even in the single bedroom 684 sq foot apts, there's a walk-in closet for the bedroom with shelves, plenty of shelving above the W+D in their closet, lots of shelving in the living room closet, and a large shelved pantry closet in the kitchen and also an outdoor patio closet. You can store a lot of stuff - I forgot just how much I had until I moved out! I also really liked the countertop space - it goes well with a barstool chair. The walls/insulation are thick enough that you won't hear your neighbors' every action or words.Cons - very few. If you're out of town or staying elsewhere overnight, be careful about having packages delivered directly to your door. I had an $8 package stolen once and my neighbor had a large $300 package stolen (they were gone for a week and it was a surprise gift sent by a friend) from the doorstep. I don't consider this to be the fault of the apt complex at all; it's Tucson and property theft is high almost anywhere. There's nothing they can do to stop people from off the street from getting into the complex (hopping the fence or piggybacking through the car gate ) and it's not realistic to expect a security patrol all night. I believe this was more of an isolated thing done by shady characters in the middle of the night while people are asleep. But don't think that happens habitually - I've taken my dog out plenty of nights at 2 am and there's nobody walking around. It's a pretty safe and quiet complex. It's just big, but I have never personally witnessed anyone casing the joint who seemed out of place. The area has very few pedestrians and hardly any sidewalk so there are not people habitually walking around or coming in. It's quite close to a lot of shopping and restaurants in Oro Valley just up Oracle. Also, originally MEB only communicated things via paper notices on doors. However, Northland since taking over has done a good job of communicating now via emails and texts and they do more little things to show residents appreciation, such as a COVID-19 home quarantine gift/care package with popcorn and soda when this all started back in March. Their online portal works well and online payments are a breeze.I definitely recommend Pima Canyon as a great place to live in Tucson!

These are great apartments: spacious and open inside, high quality appliances, quiet neighborhood and we've not had issues with sound travel from other apartments as others reported. Where things have progressively gone downhill is the management and how the community is managed which takes the "luxury" out of "Pima Canyon Luxury Apartments". For this reason and after 2+ years as residents, we won't be renewing our lease.When we originally moved in, the community was managed by "MEB Management" before it was then taken over by a new company "Northland Properties". Since the transition, things have gone downhill, for example:- The front entrance gate is extremely unreliable and management don't seem to want to do anything about it. Often times you cannot open the gate as the remotes do not work unless you physically stand next to the keypad box. New batteries are no help. Management responded with: get closer to the gate and hold the button for 5 seconds- For many months the landscaping was left abandoned or poorly maintained. Only recently has this improved but still needs work and more attention, Recently one side of the entrance road was blocked by fallen landscaping, and it wasn't fixed for over a week- Pima Canyon justifies the higher rent price due to the quality of apartments and amenities provided. Understandably due to COVID, amenities have either been closed completely or opened for limited hours. In these times you would expect rent prices would at the very least stay the same, or by some miracle be temporarily reduced, however Northland Properties decided to increase rent for all residents at Pima Canyon who had a lease renewal. When asked for justification, we were told that the apartment is on the market for a higher price than the amount we pay and the decision comes from higher up. I guess we should be grateful? Possibly one of the least resident-friendly actions you can take during uncertain times when I imagine some residents cannot even pay rent. I noticed other reviewers are leaving for the same reason- A security car used to patrol the community in the evenings. We're not sure if this was something MEB provided or whether it even acted as a deterrent, but it was comforting when you consider the recent car break-ins and package theft, especially for those of us in an apartment further to the back of the complex- Although we have had limited contact with the front office team, it has always been a mixed experience between welcoming and approachable, to rude and condescending. Northland has increased communication with residents through email and SMS which is a welcome change, however it doesn't distract from the attitude often shown by particular staff. As mentioned by a previous reviewer, "Bailey" is not the nicest person to deal with and doesn't make us feel like valued residents at all- Northland seem to be a money first, resident second organization. It seems that all decisions come from some kind of corporate structure, and the community management have minimal power to make changes without first getting approval. This is likely why it takes months to see improvement from reported issuesOverall we feel Pima Canyon does not provide good value with the higher rent pricing, rent increases including during COVID despite amenities being closed, worsening community vibe and the unwelcoming and condescending tone from specific front office staff. There are many apartment complexes nearby which offer better value for money and is the main reason we plan to leave.

Unfortunately my experience at the complex soured about 6 months after living here. Several times I encountered a fully naked and masturbating man while on my way to the gym. I work out early in the morning(about 5:30am). The first time it happened he was in the pool area. The second time it happened he was staring in the direction of my apartment. The third time it happened he was on the walkway towards my apartment. The subsequent times he has knocked on my wall/window around that time in the morning(after COVID happened they understandably closed gym facilities). I contacted police several times but no one was caught. I don't know anyone in Tucson since I'm only in the city part time to work but I've felt targeted and even more so because maybe this guy knows that I live alone. I informed the complex and had two of the people that work at the office at least seem sympathetic towards what was going on. The third time I brought it up corporate didn't seem to care. I've also addressed it in emails where they've informed the residents that they're dropping off treats letting them know to please not leave something at my door because I don't live there fully due to the situation of the sexual harasser but I haven't gotten a response back. I offered to give them the police report numbers that I filed. No one really seemed interested in getting those from me. The complex doesn't have cameras in public areas to see who it was. All I was offered was that maybe it was a homeless man that had come in because they didn't have anyone using their key fobs at that time in the morning other than me. So much for security. As someone who lives alone it's been a terrifying time. I commute between Phoenix and Tucson so luckily I don't live full time at the complex(I stay maybe 1 or 2 nights a week) which is why I haven't broken the lease. The apartments themselves are very nice, the area seems nice, and the gym is also well equipped. A while back they had mentioned they were getting new equipment as well. I don't think there's very good insulation on the 2nd floor apartments because I can hear my neighbors at all hours of the day.
