A complete waste of time. I was trying to apply for multiple properties from this agency and requested info multiple times. Never heard back, when I called voicemail was full and never got a return call. Once I made contact via email with them and supplied everything that was needed I was then informed that the listing details had changed and now they only would allow 1 pet. The listing still has not been updated so the inquiries keep rolling in. I'm glad I was spared and never rented from this company only struggled through their applications. If possible AVOID them as property managers or landlords. *If there was a filter on rental apps to filter out all of this companies properties I would. Not worth dealing with this company for renting at all.

I didn't even have the chance to work with these guys really but I was trying to schedule a showing for a house several times. Each time they told me a time, no one showed up for me to walk through the house. I could barely get in contact with them too. I'm just moving on because they're wasting my time.

My son bend over backwards to work with this company and while he was making every effort to fill out the application and had already paid the fee they gave it to someone else. It was a disappointment.

BEWARE of Habitation - they are unethical, unprofessional, and hugely dishonest. Take them to small claims court if they rip you off, and they likely will. They've been taken to court before for unethical practices, and lost. Take photos of every square inch before you move in, because they will keep your entire deposit, even if you clean your home from top to bottom. Take photos of your yard. They tried to charge me an exorbitant fee for yardwork, and the yard was a mess when I moved in. I cleaned it, and they tried to charge me for it! They lie, and you will need proof. No matter how clean you leave your house upon move out, they will lie and claim it was dirty or things were broken. The heat didn't work in the house I rented & the temp was 52 degrees at night - Habitation said I needed to "figure out" the thermostat. The heater didn't work! They refused to address it. Then later Brandi denied her refusal. I froze every night, got bronchitis, and was sick for 8 weeks. By the way, Brandi owns the cleaning company, so everything at Habitation is an inside job, and they will do whatever it takes to keep your money. I could go on and on. Brandi was incredibly rude, lacking in etiquette, and unprofessional at every given opportunity. They are slick and super nice when renting to you...don't be deceived by their professional looking website and slick exterior. Save yourself a massive headache and stay away from Habitation!

BEWARE! DO NOT RENT FROM THIS COMPANY!I just went to view a unit at 3313 E. Water St., and just like the other reviews stated, there were 5 or 6 other people there to view the unit. I had read the reviews online so I knew if I wanted the apartment I would have to fill out an application ASAP. Maggie was the realtor and she was very friendly, which did put me at ease despite the reviews.I told Maggie I would like to take the apartment, had the deposit ready to go, and would like some assurance that my application would be processed first. I gave her my business card and she re-assured me that because I was the first one to say I would like to fill out an application, my application would be processed first.I gave her my business card so she would have my contact information, we shook hands and she sent me a text message with the online link to complete an application.When I got to my computer I contacted the company directly to confirm again that no one else had turned in an application. The gentleman I spoke with was their maintenance man and if he wasn't qualified to review that paperwork, he should have said so. Instead he told me that from "what he could tell" no one had put in an application yet and to go ahead and submit it. I also asked him if he could speak to some of the negative reviews on Google. He replied that "people only leave reviews when they're upset." and was overall very friendly, which again put me at ease.I submitted the application, along with the $40 payment, and the browser window for their website froze. I got no confirmation that my application was received though the $40 was instantly withdrawn from my account.Immediately I picked up the phone and contacted the office again. This time a woman named Wendy answered the phone and I explained the situation. She said they had not received my application, though they had received 3 others and would let me know if none of them were approved.I told her I expected a refund because I had been extremely mislead both by Maggie and the gentleman I spoke with when I called the first time. I explained that I was promised by Maggie that my application would be processed first and I would be given priority over the unit.Wendi rudely took my email address, rattled off "You're right, we should give you a refund." and then hung up on me while I was in the middle of the sentence.Thank god it was easy to contact my own bank and have the charge reversed.I didn't even rent a unit from this company and based solely on this experience I never would. Don't let the shiny website fool you.

Just recently moved in to one of Habitation Reality's rental units. Maintenced has tried numerous times to come into unit - going so far as to say they would enter when I am not home using their own key. I am disabled and am not able to move fast, I've requested to reschedule maintenance till I can get unpacked and was told - NO. For a place that I have already given $8k , I consider this unprofessional and illegal. Also trying to communicate with them is difficult as their email often produces Mailer Daemon saying "undeliverable. " They also have claimed to text me which I have never received. So frustrating.

Rented with this company at the Smart Lofts at Glenn & Mountain for a year and would never rent from them again. First, the lofts are poorly maintained and I had problems with roof leaks and faulty appliances the entire time I lived there. Habitation is difficult to communicate with for repairs and, in my opinion, do not have the bandwidth to service all the properties they manage. They also took over $800 (!) for cleaning, carpet shampooing and landscaping from my deposit in addition to the hundreds of dollars of non-refundable deposit I paid at beginning of the lease. At this point, I'm just glad to be rid of them and into a much better living situation with a smaller, more responsive property management company.

DO NOT RENT THROUGH THIS COMPANY. THEY ARE THE ABSOLUTE WORST. Renting through them has been hell. I'm still paying for the place I "live" at while already fully moved into a new place because that's how much I absolutely cannot stand them. I'm willing to pay rent at two places so I don't have to live in a place that isn't even livable and deal with these psychopath people in the office. They're now trying to say that I never gave a move out date so I'll be forced to pay YET ANOTHER month of rent even though I'm fully moved out. I definitely gave a move out date and even applied for other properties of theirs!!!! My maintenance guy even came by and said, "you're moving though so I won't start up your swamp cooler." I never told him I was moving, they did! So how did I not give a move out date?! Such a joke. I also hired a lawyer last summer because my apartment was OVER ONE HUNDRED degrees for weeks in a row and they refused to do anything about it. Thankfully the maintenance guy went ahead and installed a window unit for me anyways, even though they told me I could not. Still paid a thousand in bills to be confined to a back room while the apartment was still between 90-100 degrees every single day, all summer long. Which is completely illegal Habitation. Which I'm sure you already know because I threatened legal action before you even allowed me to have a window unit installed ;)

Habitation Realty...broker Alexander Mastrangelo Chavez..and agent Maggie,Karma is knocking at your door. It's already there...it's not waiting for a response from multiple messages left....5 to be exact. The Universe says enough is enough of your unethical ways...should have read Yelp's reviews before spending $40 to be approved and told signing a lease was next... only to find out that multiple people spent $40 and also got approved and the property was given to someone else. ...No live agents answer the phone or call back...Tenants Beware
