I loved living at Cottonwood Creek Apartments! The apartments were very large and the location of the property was really close to a lot of restaurants, shopping centers, parks, etc. The staff was always attentive and took care of our work orders in a timely manner. The property was also well taken care of with litter being rare. I would highly recommend this to anyone who would want a centrally located home that is both large and quiet.

I moved here from the suburbs with family so I could be closer to the UA my freshman year of college. I understand I have higher standards coming from the suburbs but this place is a shithole. Nothing was more frustrating than the air conditioning. I lived in the two bedroom and the AC unit sat in between the two rooms so the second it came on you couldn't chat with the person in the other bedroom doorway. In fact, you had to step inside the room to talk to someone in there. You also had to turn up the volume on the TV five notches to be able to hear it. What was wild about it was it was really noisy and did nothing. Maybe I could look past the noise if I didn't have to keep a fan on in every room to avoid it becoming uncomfortable stuffy or hot.When my family and I finally moved out, we spent half a way cleaning the place out. We vacuumed, swiffered, wet swiffered, ran our roomba, scrubbed the bathrooms and countertops--everything. Yet a couple weeks later we get a bill in the mail for $300 charging us because apparently they had to clean everything we already cleaned. I found it super frustrating because it made me ask why I even cleaned the place and it was also super ironic because the place was super fuckin dirty when we got it. I wore shower shoes in my shower for months because it felt so unclean. I only stopped doing that after they refinished my shower a couple weeks in because the cheap spray plastic they used to cover the outdated tiles was peeling. It was peeling again by the time I was moving out.I almost forgot to mention my garbage upstairs neighbor that stopped around all the time (especially after midnight) and smoked weed so much my apartment smelled like it. Like it didn't just smell like weed, it smelled like someone had smoked weed in my place for hours.Maintenance was garbage. It took people three weeks to come in and look at a leaky faucet. They also took forever to fix their lousy washing machines when they flooded, which happened often. Not sure if one of the dryers ever got fixed after I stopped drying but still continued to tumble.

The location is the only good thing about this apartment complex. They management is poor at best. They continue to lock the pools that should be open and when we call about it, they do nothing, and yet it keeps happening (12 times in 5 months so far). It is absolutely not how you run a business or property. Someone's truck had all its windows smashed in and a bunch of stuff stolen, not a great site to see walking out to your car in the morning. The interior is very outdated and smells. The whole apartment was filthy when we moved in, which required hours of cleaning. We also had many roof leaks that they put-off fixing. I had a steady flow of water above my window, and they didn't seem to care.Rent from here if you want a good location but beware of them not doing anything for you, but if you are ever late on your rent, they make it extremely difficult for you.My roommate and I had to pay late fees once, first off, very expensive. The process was a complete nightmare and could not have been handled worse by the office assistants. The process from them calling to tell us our checks could not be accepted to getting them back, making trips to banks, handing rent checks with late fees included directly to the girl working, then 2 weeks later, leaving us a letter to tell us not all the fees had been paid. I've lived here for about 2 years and I enjoy it. The best part is that the apartments are huge and it's close to U of A. However, the landscaping is done Wednesday morning at 7 a.m. and the garbage truck comes on Monday at 6 a.m. The neighborhood is relatively quiet and safe. Walking distance to Whole Foods, Bookmans, and near to a couple bus stops. Close to Broadway village and El Con Mall. It is on the bike path to U of A. The nearby monastery is currently empty and under development, which makes it quieter.I haven't had a rent payment issue so I can't speak about late fees or reimbursement for damages. I can say the maintenance is an issue. They generally only have one person on call and currently, they don't even have that. The issues we have had are usually fixed in a day or two, but now it's probably longer. They are taking maintenance people from other properties to work here, so things do not happen as regularly as they once did. Priscilla, Cynthia, and others at the front desk have always been kind and friendly. The neighbors have always been agreeable. Occasionally there are noisy parties, but not at night. Overall, so far I like it here and don't have a reason to move.

I lived in a two bedroom at Cottonwood Creek for two years and had very few complaints. The apartment itself was huge. The ladies at the front desk were always extremely helpful and friendly. If I ever needed something fixed it was usually taken care of within 24 hours. The walls were thick enough that I very rarely ever heard my neighbors. It was a very quiet apartment complex. There was a mix of undergraduate college students, older graduate students, and families. The two on site laundry rooms are close to all of the apartments. The pools were always clean but rarely used. The area that the complex is located in is a relatively nice part of Tucson and I never felt unsafe coming back to my apartment late at night. The biggest complaint I had living there was the fact that they did landscaping at 8am on Wednesday mornings. When you're a college student who has been up late the night before studying, being woken up by a leaf blower outside your window is not pleasant. I would recommend Cottonwood Creek to anyone wanting quiet and spacious apartment living. While it's not within walking distance to U of A, it's a very short bike or car ride.

I'm 62 years old was immediately impressed by Cottonwood Creek. The cleanliness of the complex and the well kept shrubbery was a good first impression. After checking out the pool area, I noticed a wide variety of people who were my neighbors, which included families of all ages, single men and women and the expected collage students. I have to admit that I was thinking that it could get loud, such as late parties that happen whenever you get a group of young people together. But much to my surprise, that hasn't happen once....ONCE! My only guess is that the management did a superior job of screening potential residents. And speaking of management, I've met Priscilla, who seems to always be available & Cynthia and found them to be gracious, helpful, courteous, friendly and on the ball when it comes to the residents comfort and needs. I went out and bought a seven spray shower head and the maintenance team of Anoldo and Tomas had me set up quick. *FYI...I HAVE NO PERSONAL AFFILIATION WITH COTTONWOOD CREEK APTS.

Stay away! We have had a cockroach infestation for over two months now. The infestation is in our kitchen, so we have not been able to use our kitchen cabinets for over two months. Which also means one of our bedrooms is full of our kitchen stuff, so we haven't been able to use that room properly either. It's as disgusting and annoying as it sounds. The office has been slow to respond. A bug guy comes to the complex every two weeks and is supposed to visit our apartment every time he comes since we have an infestation but he has skipped our apartment because of the office's lack of communication. We were not offered any kind of compensation for not being able to use our kitchen properly. When we asked if we could break our lease and move they told us they would charge us a few thousand dollars and they would blacklist us from any other HSL properties...So unless you enjoy living with bugs, skip this apartment complex.

Where to start with this place? We moved in in the Fall of 2011. Everything was all nice and fine, which you will also most likely think in your first few days of stay there. Beth is the front office woman. She is very friendly but very guile too. Our stay started off really rough (read below the AC/Flooding incident). It got better in the winter, with little or no trouble in the spring.I felt like we were given a terrible unit that had not been used for a while. First couple weeks kept waking up with bumps on my skin. Kept finding tiny bugs in my room. And last and most definitely not least I found a lizard in my room. The front desk and super and everyone was pretty responsive and more often than not they did their work promptly. The apartment complex isn't too loud except sometimes on the weekends (including Sunday) there was music blasting from some idiot's "open" window. There's both families and students living here. Two pools, both of which are rarely used. The laundry is kind of annoying. You have a card that you check out and put money on and pay with. I honestly hate paying for laundry so screw the complex for making you pay. There's always enough washer/dryers so the amount of machines isn't a problem. It's biking distance to the UA. My roommate and I biked every day to school. It took around 10 minutes on a regular day, going up to ~15 minutes with the wind in your face. 3rd street bike lane is a bumpy ride so be wary if you have road bikes. You may be changing your tires often. The AC/Flooding incident:Our first month we kept the AC at 80F and the unit was so busted / inefficient that we had a $360+ electric bill. That is ridiculous for a 2 bedroom apartment that kept their AC at 80F. The second month we ran half way through the month without the AC and we received a bill of $250+ when we ran it for the other half of the month. Note that we did not simply act passively and let the AC run inefficiently. We contacted the front desk about the AC and they were "working on it" for several weeks. Finally the 3rd month all the AC work was finished and we received a TEP bill of $70 or so. We were so happy and angry at the same time. Happy because it was finally fixed (funny thing though, more on that later), but so angry that the previous months were absolutely ridiculous. We contacted the front desk and told them that we would appreciate if they would reimburse us for some of this "financial damage" caused by their AC. With control over the TEP account of the apartment, I created a very logical and convincing case that any rational or unbiased party would scrutinize and realize that the apartment should give us some money because of their BS AC. We went in and presented this case and Beth with her "graceful" and "friendly" personality told us she would review it with the "higher ups." We were contacted and were told that they had determined they would reimburse us $16. HAHAHAHAHAHAHAHAHAHAHAHAHAHAHAH. I'll let you imagine how Beth slapped us in the face and then turned us around and took a paddle and spanked our butts red and then spitting on them with that kind of "reimbursement." Later that month the AC started leaking and flooded our hallway. We called and told them about it and the super stopped the leak. The following day it leaked again and flooded our already damp apartment. There was now wall damage to go along with it. They finally called professional help eventually and fixed up the AC business and then cleaned up our carpet and all. This is not the end of the water damage. So I'm studying for an exam I have and I hear droplets in my roommates room. On my way to his room I step in damp hallway carpet yet again. Then I make my way to his room and find that his bathroom is flooded and all his school books and papers and shoes and everything on the floor near his bathroom and in the closet is wet. I called them and they came and said that it was the girls upstairs who left their faucet on. OK, whatever the reason was that is completely unacceptable piping/structure of two stories. That is bs and my roommate wasn't reimbursed for any of his losses. This exact thing would happen yet once again and following was mold around my roommates bathroom/closet.

I have lived here between 2 to 3 months and it has been the biggest nightmare of my life. I was getting bites for a while, thinking it was spiders until an exterminator came. They determined it was bed bugs. I was absolutely horrified. We had to move absolutely everything. We had to wash clothes, pillows, shoes, blankets, towels, curtains, rugs, etc. Then we had to move books and other non-washable things into the kitchen. I had school and work on top of this so it was a horrible experience. Then the exterminator came and did the first spray and the second. We were out of the apartment for 10 days from when we first learned we had bed bugs until the second spray. We then moved some things back and stayed overnight. I woke up in the morning to find a bed bug on my pillow. I killed it and there was a copious amount of blood inside. It was not even lethargic, which I would have expected if the chemicals had affected it. What makes me the maddest is that the exterminator seemed to be pinning this on me. He said that the bed has been infested for about a year and he could tell by the number of colonies. This is not true! The bed has been used by me for years and there was never a problem before at my house. It is almost as if they were trying to blame it on me and not take responsibility.The staff is terrible. Not helpful at all and they do not know ANYTHING about bed bugs, which you would think she should know since it is such a serious issue. I have missed work. I did poorly on tests in school because this has taken all my time and energy. Also, maintenance is terrible. They take forever to get anything done.In conclusion, do NOT live here. It is expensive and I have had an awful experience. I truly believe that the whole apartment complex is infested with bed bugs.

The service at the front office was terrible. The lady was rude and disrespectful when we were merely inquiring about viewing a 3 bedroom 2 bathroom apartment. She said the wait list was full and flat out said she wouldn't take our number because we wouldn't live there. As a potential client I know that because of her i would not ever consider living there.
