This place used to be run by at least somewhat respectable people, but not anymore. They have been so incredibly rude multiple times to me and my family. Not only that, but they left my aging parents and their pets in a house with a non-functioning AC for over 4 weeks. Run as far as you can, as fast as you can. These people will do as little to help as possible, once you're stuck in one of their houses. The tile in my parents house was becer sealed and should've been sealed yearly, and there was mismatched paint on the walls in at least one of the rooms. Really, think about what you're doing before you sign any sort of lease with these people.

I rented a house through Cobb Realty's property management division for one year. For the most part the experience was good, except upon moving in and moving out- which completely negates anyother positive experience I have had with the company. The house I rented had not been rented out before and the people living there right before us were the owners. The house was clearly not cleaned or inspected by Cobb realty before we went to pick up the keys. I called to state that the property was not proffessionally cleaned as I had been told it would be and they sent someone out right away, which was good, but they did a terrible job, which was bad, but I just needed to move in and move on with my life so I let it slide. During the course of the year we lived there, any concerns we had were promptly addressed, I will give them credit for that. So if you plan on never moving from the property you are renting, maybe go with Cobb.But if you ever plan to move out, beware!Once we turned in our notice that we would not be renewing our lease we began being asked to show the property to prospective tenants, on our own, with no representative from the company. I am too nice, so I agreed to it until my husband spoke to Cobb and let them know we wouldn't be doing that anymore. It just seems really unproffessional.On the day of our move out inspection I returned the keys and the house was inspected. I had the home professionally cleaned and the yard completely beautified. The next day I received a call asking for our forwarding address to send our security deposit to, I asked if we would be receiving the full deposit back and was told that we would. Now a week later I have received a call telling me that the house wasn't cleaned well enough for them, stating items that I watched my cleaning lady clean, were not clean and that items that they had not told me had to be cleaned, like can lights on an at least 16 foot high ceiling (which were among the many items left dirty before we moved in) and that we would be responsible to pay for the cleaning of these items. Ok fine, whatever. But then they proceeded to tell me we would be responsible for replacing some blinds that were already damaged before we moved in and I am quite sure I marked that on my move in inspection, although they said I did not and also that we would be responsible for paying for broken outlets that were broken when we moved in..... and so on and so on. The hassle that I am going through with this company is worse than any property management company I've ever rented from, I have never not received my whole security deposit back. I was a very good tenant and to be treated like this now that our business relationship has come to an end is just plain rude.

owners BEWARE !! got a call from utility company early - mid September, they claimed wanting to place service back into my name. i told them no my renter is responsible for their utility's. i was then informed they received notification from my renter of move out date..so i then call cobb reality asking why am i hearing this from utility company & not my property mgt company that is being paid to inform me of this information.excuse manager handling my account was away on leave.. ( wow ) so i asked who is handling my account while my manager is on leave..they put me through to a employee who couldn't give me an answer but informed me of a new additional fee i need pay ( bed bug )??? i said if property has bed bugs,, renter not owner need pay she disagreed.. so i started looking for new property mgt company.. i am fed up with cobbs fees.. new contract fee, advertising fee. administrative fee.. with their monthly management fee.. by the way in year 2017 i have had 3 different property managers @ cobb..renter moved out as planned before oct 31st she left property in great condition . took cobb 3 months to get last renter in ( under contract ) & got less than asking Price wanted 750.00 & got 675.00.. had to take the loss because it is better to loose a little money than foreclosure.. or to keep paying a mortgage on an empty house 1/4 year. & /or longernow all is well went with new management company.. no fees just monthly 10 %.. they rented house for more 800.00$ in just 1 day.. funny thing is im going to get Decembers rent from new company before i get Octobers rent from cobb.they do not return callsbarely answer the phone,, all ya can do is leave messages ..

STAY FAR AWAY FROM THESE RUDE, SCAM ARTISTS! When I told the office that I was going to put in my 30 days notice, they sent me a letter saying I owed almost $1000 in HOA fines for weeds in my yard that hadn't been cleaned up after multiple notices sent. When I called, I advised that we have never had a problem with weeds, we never received any notices and if it had been like this for months, I didn't understand why they wouldn't have called. The woman said that she has driven by the property multiple times and the HOA had been inspecting the home weekly since the first notice was sent and we had failed to comply. She also stated that she had called my husband but he was "always sleeping which explained why the weeds weren't taken care of." I assured her that she was seriously mistaken about the weeds and about my husband. (We are military and had a newborn at the time. Very little sleeping going on over here.) After speaking with my husband, he said the only time he had ever received a call was to advise him that he had to bring written notice into the office of our 30 day notice if we were going to choose not to renew the lease. Additionally he was at work when he got the call, not sleeping. I asked the office for proof of the notices sent to us as well as any inspection documentation they had. When they sent it to us IT SHOWED AN ADDRESS ON THE SAME STREET, DIFFERENT HOUSE! I went into the office and demanded my full security deposit back and they refused stating, despite the lack of proof and the different address on the documentation they did provide, they knew it was our house and they were not giving us our deposit back. While standing in the office, I called my husband to tell him what they had said and he asked to speak to the woman I was talking to. When I asked her to speak with him, she said she was busy and heading to an appointment so she would not talk to him. I told him what she said and then she said, "oh. So you're just going to stand there and lie to him?!" And walked out of the office. In the end, I had to write a final demand letter and send it certified for them to send me my deposit back (which they promptly did). Throughout this experience i was also communicating on and off with one of the owners. He always reassured me he would take care of the situation and then completely ignored my husband and I. STAY FAR, FAR AWAY FROM THIS PLACE!

I rented a home from Cobb 2 years ago. Completed a full lease and did month-to-month because we wanted to move out of state and didn't want a new lease. Cobb called and asked if we would do a 6 month and we said yes because that gave us time to figure out our move and we had already been on month-to-month for 6 months. So that would have made it one more full year. We were okay with that. 4 weeks later I never head from them or had a new lease sent to me or anything, when Danetta called and said "You have to sign a one year lease or we have to serve you a 30 day notice to vacate." I was dumbfounded. Here I made a verbal agreement to do a six month lease after doing 6 months on a M-t-M basis, and now they are threatening me with a vacate notice. When you have small children, a roof over their head is important and their scare tactic worked. We obliged and signed. Well we found a house to buy and move so I had my real estate person look over our lease and in the back of it, there is a non-fulfillment clause. Which states for non-fulfillment of FULL LEASE term, you pay $500 from your deposit. To us that is the cancellation of the lease. So we turn in our 30 day (actually we turned it in 51 days before we moved) and come to find out, Cobb is saying that YOU CANNOT cancel the lease and that is just what you pay to have the property remarketed. Well, it cost $500 to put pictures on a website (15 websites per Keith Cobb)... what a joke! It has now been since October and there is STILL no one in that house. I wrote a letter to the owner expressing all my concerns, how we were treated, how the repairs on the items were subpar and how we were threatened into signing the last year lease and his response was "We applied the remainder of your deposit to the balance owed, upon time the house is re-rented, we will forward the final bill to you."NOT ONE WORD about the issues I've had. They are all jokes down there and don't give a damn about their owners or tenants. It is all about the money!!

TERRIBLE!!!!! My son & room mates rented a home from Cobb a year ago. When they moved in the place was a mess. They took pictures with the mgmt co. Excuse from Cobb was that the utilities were turned off so they could not clean prior to them moving in. No break on deposit, rent. Not even "we will get domeone in here to clean it up for you!". Just this past month they moved out after paying their rent on time, full filling their lease agreement with no marks what's so ever. Now they are after an inspection by one agent , that was perfect with the walk through, they are now saying that the cabinets need to be cleaned out better & microwave is dirty. So they will hire a professional cleaning crew & deduct this from their deposit! I personally cleaned those damn areas! I would eat off of them! Cobb is just a name covering up the real company which is Rathbun that was charged a couple of yrs ago for improper use of funds...no shit!NO STAR should be given.But unable to post unless you click on one! 9 on your side, Kvoa investigators have been notified along with any agency that will listen!!!NEVER PISS OFF A MOM!

Cobb Realty authorized entry to my home to a prospective tenant at any time. When the prosepctive tenant came to my home around 6:30pm they attempted entry around the border of my home as well as garage entry. They claimed that employee, Stacey thought the property was vacant and authorized them entry. Upon arrival they still must have thought it was still vacant despite my car being in the driveway and my dog barking in the home. I thought I was being robbed. I was fearful and upset when I found out Cobb had authorized eveything. To my knowlege, they are not even supposed to be sending perspective tenants to homes unescorted much less after normal busniess hours. This type of unescourted permission to enter a property could result in theft of owner valuables such as appliances and house furnishings as well as personal thefts. I do not recommend using Cobb Realty as a property manager for the security of the goods in your home and personal safety. The free access in which they allow people into your home is frightening and a liability. I contacted the owner, Keith Cobb and he stands firm that my privacy was not violated and their actions were appropriate.
