"Right when I decided to move back to Tucson, I decided I wanted to live downtown. I know that "it's not for everyone" and plenty of people warned me of the crime and tomfoolery that downtown has to offer. I will have you know that in a recent article I read stated that the most crime-ridden area of Tucson is NOT the downtown region (which is 2nd or 3rd), rather a nice little parcel of land around Oracle and Roger Roads. Anyway, after thoroughly investigating different properties downtown, I became intrigued with The Academy Lofts. Interestingly enough, these are a combination of rentals and condos for sale. The development is separated into two buildings; the "Academy" building and the "Dorm" building. Both buildings have distinct styles - the Academy building grandiose and proper, with 22 ft. ceilings, wall colors varying in shades of blues with strong wood accents. The dorm building offers more of an industrial feel, with exposed brick and beams. Both buildings ooze with history, the lofts were converted from the Immaculate Heart of Mary Academy, an old convent built in 1886. Fenton Investments purchased the building, and 120 or so years after the initial construction, the new Academy Lofts opened in June of 2006, converting an abandoned convent and school into 36 modern loft units. Ranging from 650 SF to over 1,200, no two lofts are the same. For some reason, there was a stipulation with the renovation of the Academy Building. All units were to remain leased and not available for sale for at least 5 years. The Dorm Building has all units sold but 3, which are available for rent. Due to the popularity of the space, it is pretty difficult to get a leased spot. I lucked out and happened to catch one on Craigslist from a private owner, so I feel quite fortunate! Ok, here's the deets about living there:Parking: Each unit gets only 1 covered spot in the gated area, which kind of sucks if you have two people living there. Parking is assigned, although it's a situation when people move in/out because there are various rental companies/owners involved with the various units. The parking area (and the entire property) has 14 ft walls/ wrought iron gates that make me feel quite safe. Noise: This is a great development filled with young professionals - usually extremely quiet with the occasional excitement. Overall GREAT neighbors, very friendly and funky people gather here. Makes me happy! The only downside to living downtown, hearing the train every hour or so - the first night I heard it but now I'm used to it. The city is filled with noise - the buses, the traffic along 6th ave, but it makes me feel a little less alone and I like hearing the hustle and bustle, you know?Safety: directly west of the building sits a dilapidated run-down building that is a bit of an eyesore. I wouldn't trek down the alley by your lonesome, it is peppered with homeless people. I think for the most part it's a safe area, but you do need to remember you are downtown and there is a certain level of risk.General comments: I mostly love the way that this building has been renovated. Mostly. They left the exposed brick, complimented nicely by the oak wood flooring. I understand the nostalgic quality of leaving the original crank windows - but heat and a/c just gets sucked right out of those single-paned nightmares. I would have liked upgraded windows. Also, the spaces vary so greatly in size - from 750 SF and up. I probably would have divided the space up a little more evenly, to give some of the smaller units a bedroom area. Rumor has it on the 3rd floor sits a 2,000 SF penthouse-style loft that originated as the actual chapel for the school - pretty neat huh! My last complaint about the development - it would have been nice to have a pool. I mean, this is Arizona after all - where's our oasis? We don't really have patios or any outdoor areas AT ALL - a small pool area would have just been perfect."
"I am so glad to be done w The Parker. The gym, lobby and pool are great. The staff yesterday was also incredibly helpful and supportive."
"My husband and I moved in a year ago, and the decision was based largely on the quality of the management. We had more luxurious options in mind, but Quint and Jimalee were so nice and accommodating that we settled here. We moved into the Holly Ave apartment cluster, so the experience in the other two sets may be different for other people. The first few months here were pleasant. Almost all of our neighbors were quiet and kept to themselves, and we particularly liked the fact that we were placed in an apartment next to a blind woman, who never bothered us. Our only qualms at the time were some unsavory neighbors across the way and to the right, but after someone unsuccessfully tried to steal my bike from the bike rack (a tale for another day), these neighbors disappeared and life here was amazing. And then the management moved away and things went rapidly downhill.I'll start by listing our complaints:-the man hired to clean apartments after move outs spent hours every day doing nothing but sit on his phone. We personally observed him on his phone at several different times between 7am and 4pm, and working maybe once for every 4 phone-related sightings. His lengthy hours meant his double-wide truck took up two of the very limited parking spaces. He most consistently did his work at 7 in the morning, which was frustrating for me as I'm an insomniac and a light sleeper, so I never could get rest when he was around.-Our latest addition of neighbors, placed here under the new management, are okay, with the exception of 2 units. More on the second one later. The first is the woman whose kids are crying for 1/3 to 1/2 of every day and night. Not because they're bad kids, but because she yells at them for every tiny thing and doesn't stop yelling until they cry. Another neighbor never goes to work (something I can verify due to the fact that I now work from home) and spends his days with non-stop smoking, watching movies with the volume far too loud and the windows and door open so everyone can hear it. We can hear it at the furthest extreme of our unit with two separate sources of music playing in an attempt to drown it out. You have to sign multiple documents that state you will not be noisy, and breaking the noise rule enough times results in eviction. This has been an issue for a long time, and, wouldn't you know it? No eviction.-the neighborhood in general has just gone downhill. We knew it wasn't the most optimal of living conditions when we moved in here, as a recent census reported that 25% of the residents in this census district are below the poverty line, but we hadn't expected to have the entire street shut down by police, police cars regularly called in for domestic disturbances, GUN FIGHTS a few blocks away and subsequent helicopter searches, attempted bicycle theft, and vandalism.-Which leads me to the next point. The new management takes forever when it comes to anything related to maintenance. I've attached two pictures of what the grass looks like. It was lush and green when we moved in, and now it's yellowed and dying because the landscaper hadn't been called in for 3 months. There's a weed outside our window that's threatening to come into the apartment because it's been allowed to grow for so long. Then there's the laundry room, which was left open one night by a tenant more than a month ago. Someone took advantage of that and tried to destroy the washers. We first heard about the problem the day after it happened when we went to do laundry. 1 washer worked fine, 1 was full of dirty water that wouldn't drain, and the last wouldn't accept payment. Now more than a month has passed and 1 washer works fine, 1 is full of the same dirty water, and the last still has issues with taking proper payment. And there's now a sprinkler near this washer room that sprays its water onto the second story walkway instead of the grass it's supposed to water. You guessed it. Management has't done anything about it.**update, at the time I'm writing this I've been informed that the washers have just recently been fixed. Still, you advertise that you have a laundry facility on site, but leave the machines broken for weeks. We really wanted to be happy with this place, as our apartment is a quaint little space perfect for the newlywed couple we were. But floor plan and storage space can't make up for annoying neighbors and a scary neighborhood (though I have been in scarier neighborhoods around this city, so this isn't exactly a deadly place to live. Just somewhere to be cautious when walking around)."
"Maria and her team have really gone above and beyond here. There was a small mix up with the townhome we wanted and they made changes and moves just to accommodate us. They fully renovated our townhome and it looks beautiful! We had a couple things we need to be touched up and fixed and they made all the changes we needed quickly. This is truly becoming a home for us and that is mainly due to the warmth and service the staff here has provided. Thank you so much!"
"First of all, these are the nicest apartments I have seen in tucson. On La Canada and Lambert, very quiet and safe neighborhood. 9 foot ceilinggs in every apt. Brand new everything. Washer & dryer inside. HUGE bedroom & balcony. Gym and pool are amazing. It feels like a resort quality. The clubhouse and common area are also top notch. The bathroom is giant.Cons: Management is very rude. There is an attitude of arrogance and they are willing to help with an attitude. The kitchen is pretty small as well as the living room... even for an apartment.Overall this place is awesome, as long as you don't mind putting up with rude staff."
"CentrePoint ReviewLike the Yelp reviewer before me, I moved to CentrePoint Apartments sight-unseen one year ago. (I wanted to wait a whole year to write a review so that I could get a comprehensive experience). I was moving from California, and circumstances were such that I didn't have a lot of time to traipse around different cities to look for a place. I decided on Tucson based on a friend's recommendation, and I spent hours researching online every site I could find with reviews on various apartments. CentrePoint was my first of three choices, and I have not been disappointed.I called Destiny Felix and, my list of questions ready, she answered them all. She was very friendly and offered to send further floorplans and photos. She was not pushy in a sales way; instead, she listened to what I was looking for and made suggestions. Based on my research and experience with Destiny, I decided to take the plunge. I never even called the other two properties on my shortlist.CentrePoint is a very handsome property. The grounds are lovely and well-maintained. The pools are clean and delightful. CentrePoint makes a commitment to foster a community here, holding barbecues, holiday celebrations, monthly newsletters, and the like so that people get to know one another. And the people here are friendly. I get a feeling that prospective tenants are well-vetted. I like the fact that they are diverse: families, singletons, old, and young. I hear very, very little of my neighbors' noise. The apartments themselves are well laid-out for today's style of living and are very clean. If you have a maintenance problem, a work order is drawn up and the problem is resolved the same day, if not a day or two later. Outdoor pest control is conducted weekly, which is important. Extra perks are the gym, the convenient location, and the Amazon Hub (so you don't have to be home to receive a package).Among my accolades, I think the most impressive to me is the staff in the property office. Destiny Felix, Nicole Grijalva, and Cinthia Gutierrez all have different job assignments, but you can walk into their office and you will never hear "It's not my job." They all pitch in to cheerfully answer a question or resolve an issue. My year is up and I signed up for another. Frankly, I was surprised at how nominal the raise in rent was. Consider me a happy tenant!"
"This complex is literally a walking distance from Ventana Canyon, and Sabino Canyon is about a 5-minute drive. There's a CVS, Dominos pizza, and gas station that's right next to it and proved to be pretty convenient. Also, across the street is Basha's grocers and Risky Business. So really, everything that you basically need is just a walk away. Trish is one of the apartment managers who is very knowledgeable and probably your best bet to go to of you have anything wrong with your unit. I hardly dealt with the other manager to even comment on how he handles things. Their service workers are pretty quick too, and I never had to wait more than a couple days to get things fixed around my area. The greatest thing about this place is that the pictures you see on their website is LITERALLY what you get there. There's no beautification work, no ugly hidden areas... It is THAT nice there. Unfortunately, it got a little too pricey for me and the distance to work wasn't very ideal for me. The rent is pretty much worth its value, I would really recommend this place to newcomers."
"These apartments are run by scam artists who nickel and dime, and only care about their bottom dollar. Be aware before you apply for an apartment here- you'll end up paying a lot more each month than just what the rent is quoted online. They have mandatory fees on top of the rent that are not cheap, and that they won't tell you about until after you've already forked over your money. I applied for an apartment, and only after I had already submitted the app fee and holding deposit was I told about aforementioned fees. As the website does not contain accurate and truthful information, I immediately requested to withdraw my application and be provided a refund. They had not even run my application yet, as this all happened within a span of less than 24 hrs. I spoke to Rodney on the phone immediately afterwards, and he said he would refund me. After that, it was crickets. I never got my refund, even after sending them an email days later. So I filed a dispute with my bank. They came back and said that because it says on their website the app fee is non-refundable, the dispute should be denied. They conveniently didn't include that the app fee is only $60, not the full amount of $310 that I paid ($250 of that being the holding deposit). That alone is a testament to how shady these people are. Especially after I was told I was going to get refunded, it's absurd that it has gotten to this point. I've lived in and applied for a lot of apartments in my day, but this has by far been the worst experience I've ever had. Customer service is non-existent here. TLDR; The rent ends up coming out more than what they show online, and they stole $300 from me"
"Best place to live ever!!!! Kind and caring and professional office staff and maintenance crew and housekeeper. We love it here and we're never moving again!"
"I had been here since 2021 until recently. I moved here for safety reasons. When I first moved here there was always a security at late hours. To now only have a line to call.Daniella is a great person who has been very helpful since I first moved here. All office staff are nice and helpful. I've only dealt with one rude lady who I believe no longer works there. Christina and Denise were nice also! The maintenance is super fast and responsive! Travis and his team do a great job! They stay on top of things. All are nice. Stuff from my car has been stolen. Theft is HUGE here , but only when you don't lock your door. I think this is also more recent since they no longer have security. One of my years here a guy came banging on my door late at night 2 nights in a row. Then he stopped. That was scary! As a female who lives alone safety is a major concern of mineEverything had been good until more recently. I had never lived on the second floor where another apartment was still on top. I knew I was going to hear noise BUT not at all hours of the night. The worse. My upstairs neighbors Big Foots, will literally be up from 9:30pm-5am CLEANING. Moving furniture, have the dryer on. TV loud. Etc. it was annoying. Walls are extremely thin!! Only so much the office staff can do... Previous manager Rob was nice and so is the current manager Dulce! Friendly and she continues to make sure they have community events for residents! Landscaping is done everyday and the place is well kept and clean. It can be loud. But at least you know it's being done. They even have a spot for you to detail your car. You ask the office for the key and take your own equipment with you. The convenience of the location is everything. Super close to the UA, Pima, the freeway. If you are to consider it be careful and lock your doors. Other than that people will leave you alone. I would recommend living here! Parking is easy (poles are close) and covered for the most part. Pool and gym are open until 10 pm. Gym has OLD equipment and runs out of wipes. I constantly had to ask maintenance or the office for wipes. A community For all ages: there are families, college, single people, elderly etc."
"This place is a disaster, no Retreat, don't let your kids move in here. They do a wonderful job marketing it, try driving by at night. Go to the gas station next door. You won't go back.My daughter had a friend commit suicide while the building refused to allow the police in the building or send their own security.I've had kids in college for the last 6 years, this place is the worst that we have run into."
"Well kept up luxury apartments, the staff is kind and easy to work with. Management are responsive in a timely manner. Any maintenance request I've put in, gets done within the hour. All amenities are open since after covid, the pool + jacuzzi, 24/7 gym, and movie theater. I love that this location provides the hub for my packages to be delivered, different food trucks on Wednesdays, and once a month community activities. I recommend this location if you like Encantada apartments."

Far and away the best place that I have lived in Tucson! If you are thinking downtown living, look no further! My girlfriend and I moved in almost exactly one year ago. We decided we wanted to be part of the booming downtown scene, and that we also wanted to drive less. We saw a for rent sign on "The Academy Lofts" and took a look at the website. We were a little surprised at the prices, at the time they seemed kind of high for the square footage. But we decided to take a peek anyway. So glad that we did! We took one look at the space and fell in love, and signed the lease. The landlord/owner has been a pleasure to deal with, friendly and responsive. They have fixed numerous problems promptly, and you can tell they really care about their property. After living there for a year and becoming part of the community, what first looked to be possibly overpriced now feels like a bargain. Actually, the higher price is kind of an asset, it really keeps the standards of the tenants much higher than most places in town.Things I love about the Academy lofts... First and foremost, the community. Primarily 20's to 30's, young professionals, without children. We have become great friends with so many new people, and we often all hang out together. Second, location. You can't beat where we are, you can walk to 30-40 different great bars, restaurants, theaters, sporting events, etc. And finally, design and style. Two different buildings with two distinct looks, both incredibly well done. We still walk into our loft and have people say wow on a regular basis.I highly reccommend this place to anyone who is looking at renting downtown. You won't regret it!

The property is ok. A little overpriced for what you get. Unit layouts are a little strange, but having your own back yard is nice. The biggest issue is the weekly (sometimes more often) water turnoffs, without notice. They claim it is an emergency, but it happens quite frequently. Maintenance staff is nice. They are competent, but not skilled. Maria in the office is good to work with, but the other lady is a little gruff and unapproachable. This is a pet friendly complex, so there are lots of dogs. Some better than others in terms of barking and waste. The fire station down the road means quiet times are interrupted with sirens, so be warned. Lots of amenities nearby make this a good are to live, but be warned about this property.

Dave, your employee gathered our information so that YOU could contact us. You have not. There is nothing to discuss. You owe us money which I expect to be returned by next week. Figure it out.

I don't personally live here but I have been on the hunt for a new love to live. My boyfriend and I scheduled an appoint for today for a tour of the 3 bedroom. I got 2 confirmation emails. We showed up for our appointment and waited 10 minutes in the heat. When Destiney finally came to the door she wanted to know what we needed. I told her we were there for an appointment and she had no idea what I was talking about and told us the emails were automatic responses. She offered to show us a video of the place we wanted to tour but If this is how perspective renters are treated I can't imagine how it would be to rent. From what we could see it's a pretty complex, but management means a lot.

I love this place. Quiet, calm, not a lot of kids. Great views. Pool is heated! Gym has great machines. Everyone in this community is nice. At least everyone I met. Very friendly community. Close to everything and great restaurants!

Pros:- Great view of the mountain if you face north on 2nd floor. Really the selling point- Relatively quiet, but this will depend on your neighbors- All windows and balcony doors were updated to double pane in early 2024- Maintenance is quick, but only for easy fixes- Rodney was very kind and accommodating when I moved in, unfortunately he no longer works hereCons:- Roaches. My unit was absolutely filled with them from move-in all the way to move-out. They crawl out from the large gap under the kitchen cabinets. Spraying does nothing as these are American roaches who prefer to stay outdoors, but they'll enter the unit if there are ways to get in. Even with all the visible gaps covered with styrofoam, they found their way through the AC vent, and even the bathroom vent... I can't tell if it was just my building or the complex as a whole. I did see several dead ones in the parking lot as well. My neighbor told me she had lizards in her unit. Lost many nights of sleeping.- The walls are paper thin, some parts are actually hollow (gives in when you push on it). You will hear next door and downstairs neighbors talking on their phone, and they'll hear you as well.- The buildings are simply very old. The floors creak, cabinets are peeling, AC blower fan blades was caked with dust. Cleaned those myself because I'm not going to breathe in decades worth of dust.. Maintenance told me these buildings were built in the 80s. Not a lot changed since then it seems, except for fresh coat of paint every once a while.- The AC condensers are located on the roof, like many places here. These things vibrate the entire unit like you wouldn't believe. I've made a work order soon after move-in to have some isolation pads installed underneath. After couple weeks of bothering management and maintenance, I finally convinced them to install it for me after I bought the pads out of my own pocket. They made some differences but definitely doesn't fix the problem.- Horrible insulation. Highly advise against getting a 2nd floor unit if any of the walls are facing west. You'll either be miserable during summer or pay the high electricity bill. Updated window and balcony door can only do so much if the walls themselves are basically hollow. You will feel the heat radiating from the walls. At some point, my room reached 95F when I had the AC off.- The entire apartment complex has only one entry/exit point. There is no dedicated turning lane into the complex, so if you're coming in from the west, you have to stop an entire lane's traffic to make a turn. This can be rather dangerous especially during rush hour.- The trash cost is based on the number of units in the complex through conservice. I was paying over $50 each month just on trash, which was more than my water bill...

"When Bob and Cathy were managing the place, everything was great! However since 707 Management has taken over in September 2012; Stonewood has become a bastion for trashy Section 8 residents and incompetent onsite management staff. 707 Management tried to say that we were behind in rent by a month, but couldn't provide any sort of proof or explanation as to what month we supposedly missed. This was basically a shake down for extra money. The onsite staff just SUCKS. They can't return phone calls in a timely manner, if at all. They can't complete basic maintenance requests. These idiots in the office are lucky they can find their way into work every morning."
"This was my first place of residence in Tucson 14 years ago. This apartment complex was named "La Entrada". I have more wonderful than bad memories from living there. I wish I could go back in time.... anyway... I love how this place has been remodeled by the photos. This place was definitely not THAT colorful then, but it would've been nice, right? The furnishings were old school back in 2006. The loft was the best experience I had there before moving to other places around town. This will always be the most favorite of mine by far!"
"Beware!! I bought a house in April 2019 . VA loan zero down . This apartment company refused to let me out of the lease and it's 2023 September. A $4069 collection still reporting even though they rented the apartment the very next month . When asked how they can get paid for both me and current tenants, "you broker the lease " umm I bought a house and ask if they would allow me to . Answer was a hard No !!!"
"This is a review for the monies Building retail area. I am not a resident but locals should know that there are a variety of locally owned shops to support in the bottom level of the Monier. There's a pizza shop, a barber shops (with a bar!), Bloom Maven flowers, Elbe Goods, Cero (zero waste shop), Minimal MAE children's clothing store and Petroglyphs gift shop. All of the shops are locally and unique in their own way. A wonderful Addition to the Mercado District."
"Formerly the Martin Luther King Jr. building, One North Fifth is a gorgeous modern building that was remodeled to match the young, urban vision of downtown Tucson. In my opinion, One North Fifth is really the foundation of the recent downtown evolution. Since then, the 4th Ave tunnel was rebuilt (and it's gorgeous), new shops, restaurants and yoga studios are appearing downtown, a trolley system was put into place, and now a 3-Level underground parking lot is almost done being built, which really comes in handy for the residents downtown. But I digress.... They only offer studios & 1 bedrooms, so if you're a family looking to live that downtown dream, you might want to consider another city (at least for now). The best part is, the deposit is only $300. Try finding a place that can beat that deal. Oh, and all utilities are included (including wireless internet). There's a tiny gym on site and there's a laundry room on each floor. The downstairs lobby area is modern and clean and the staff (Vanessa) is extremely kind, helpful and accommodating. The nice part is you can walk or bike virtually anywhere you want. Be careful though. If you live here, the likeliness that you'll become an alcoholic is high, seeing as you're only a few steps away from Club Congress. It's all too convenient to be able to stumble from the bar and be home in 1 minute."
"UOFA PARENTS, DO NOT RENT FROM HERE. The worst customer service you could imagine. No follow-through and no follow-up on any items of concern. When you call the number on their website (520) 612-0597, it just rings and then goes to a generic message with no voicemail and hangs up.When you google a number and find (520) 314-5258 - the same results happen. When you send a message through the Resident Portal, it goes unanswered. They changed the name from Sol y Luna, because of such a bad reputation and this new name is no better. The management should be fired."
"I've lived here for about 2 years and I enjoy it. The best part is that the apartments are huge and it's close to U of A. However, the landscaping is done Wednesday morning at 7 a.m. and the garbage truck comes on Monday at 6 a.m. The neighborhood is relatively quiet and safe. Walking distance to Whole Foods, Bookmans, and near to a couple bus stops. Close to Broadway village and El Con Mall. It is on the bike path to U of A. The nearby monastery is currently empty and under development, which makes it quieter.I haven't had a rent payment issue so I can't speak about late fees or reimbursement for damages. I can say the maintenance is an issue. They generally only have one person on call and currently, they don't even have that. The issues we have had are usually fixed in a day or two, but now it's probably longer. They are taking maintenance people from other properties to work here, so things do not happen as regularly as they once did. Priscilla, Cynthia, and others at the front desk have always been kind and friendly. The neighbors have always been agreeable. Occasionally there are noisy parties, but not at night. Overall, so far I like it here and don't have a reason to move."
"Park Place Apartments are AWESOME! If you like: - Stepping in dog poop at least once a day - Loose dogs running around like it's their own private backyard - An apartment filled with cigarette smoke if you try to open your windows for fresh air (never seen so many smokers in one place!)- Driving over broken glass and trash because the garbage bins overflow daily into the parking lots - Redneck kids running around with assault-style BB-guns shooting up the dog park - Disabled junker cars sitting around, it adds a real classy feel to the placeI have lived in over a dozen apartment communities and this one is by far the most poorly designed and cheaply constructed apartment I've ever had. You are promised a brand-new apartment, but mine was so hastily put together that I nearly backed out when I got my keys, only I had nowhere to go! What a disappointing experience. - Your "brand new" kitchen cabinets are actually cabinets that have been painted over so many times that the drawers barely close. (that is exactly what the maintenance manager told me)- Everything new is the cheapest possible, low quality - I hand-wash my dishes because the dishwasher is so ridiculous; my food constantly has freezer-burn- Bedroom carpet is super cheap and I can feel lumps underneath- carpet fibers are all over from installation and the painters just painted them right into the baseboards. Nobody bothered to vacuum after installation.- Nothing is installed to standards - my shower curtain drags because the rod is installed too low, the vertical blinds drag on the floor, the light switch for the garbage disposal turned on the dishwasher!- None of my furniture sits evenly as the floor boards are warped- Water is shut off about once every two weeks with no notice- I left town for 4 days and came back to dried brown water in my dining room from leaks in the 1 year old roof. Maintenance came to paint over the damage and missed half of the ceiling. I could go on and on about the sloppy work in these apartments. Do not expect the "attention to detail" touted on their website. New management mid-2018 did seem to be addressing some of these problems and more concerned at least, but until all the low-rent people are moved out, there's only so much you can do and it's way overpriced. I rent a condo on the other side of town for the same rent."
"They charged me the wrong amount of rent. Since my auto pay was on I didn't have a chance to catch it before the payment went through. Now they're keeping my money and won't give it back. These people are extremely shady and dishonest."
"El Dorado Place is extremely nice. I was last here 20 years ago when a family member lived in one of their two-bedroom apartments with sunken living room. They didn't have one with a sunken living room to see, but I did see one that was very similar, and the leasing agent was extremely friendly and personable. This is definitely a complex I would consider.Near Speedway and Wilmot, the location is great. It's adjacent to a large office park, Dorado Country Club, Mountain Oyster Club, and tucked behind a few banks and more office buildings; it is virtually not visible from Speedway or Wilmot. There are also several good eating establishments and hotels in walking distance which is good for out-of-town guests. The actual property is very pleasant and almost sleepy. There's fountains everywhere and mature trees that provide lots of shade. It's also very quiet, which in my opinion, is quite a feat considering it's near one of Tucson's busiest intersections. The floor plan of the apartment I walked through makes use of the space very well. It was very open, but the rooms were still very defined so it doesn't feel like one giant room. I also liked the fact that the kitchen is tucked away in a corner because I don't like seeing a kitchen sink full of dirty dishes from the couch. The bedrooms were in different spots of the place, which is good for privacy. The bathrooms and kitchens are outfitted with some very nice granite counters, wooden cabinetry, and tile floors. The rest of the place is very plush carpeting. They don't go very trendy like the other complexes I've seen with the cold and clinical feel of the faux wood floors everywhere. Nothing feels old or shabby though. For being built in 1979, it felt much, much newer. It was also feature rich with a large walk-in closet, fireplace in the living room, and concealed laundry nook in between the dining area and entryway; the laundry nook is also where the air handling/furnace unit is located. In total, it felt more like a house than an apartment. No gripes to speak of about the apartment other that the fact that if you get a first floor apartment, there's a solid stucco wall partitioning the patio in lieu of an iron fence that balconies on upper floor apartments have. This is a problem because it's on the taller side (in my opinion), and blocks out views and light. Yeah, it probably bodes well for security, but the height of that wall still won't deter a burglar. From what I saw of the clubhouse/leasing office, it looked quite nice. Vaulted, beamed ceilings, stucco walls, collums, and fireplace. I guess there's also a fitness center upstairs. I would say the clubhouse is one of the smallest I've seen, but it's still nice. The pool was a nice size and was clean. Now I just have to wait for rent prices to start to come down, because El Dorado Place is very much in consideration. I'd love to score an apartment with the sunken living room."
"I had a seamless experience from beginning to end. Friendly, responsive, and competent staff. The two times I needed something fixed, it was done the same or next day. For the duration of my stay, I have seen 0 roaches or any critters. The builders are older, so don't expect something that looks like it's from 2019 and fully upgraded. This is an apartment building, so you'll likely hear things from your neighbors or kids playing outside. Great value for the location and size of the apartments. You get what you pay for! PS. The raspado place across the street is awesome."
"The apartment is so so. The noise is quite loud. There are several party people. The security isn't very enforced. The gates can only be unlocked using the white card from the outside. I hope they just have a code so that deliveries and visitors can come without us having to come to the gates to get them. Maintenance request can be forever ignored. My blinds were broken when I first moved in so I taped them up so no big deal. But they never sent anyone to fix it after i submitted the request. Also, don't expect to get the room you like. Only deluxe floors have elevators. 1-3rd floors don't so good luck moving up unless you're lucky to be on first floor. They will enter your apartment without your permission (we didn't request any maintenance fixing). They just wanted to hang a notice on my roommate's door. That was super sketchy. Luckily I don't bring expensive things to Tucson. Who knows what may happen. The walls can't block noise too well. I can hear girls talking on the upper floor (maybe I have extraordinary acute hearing?)"
"Daughters move in was friday at noon, they were staffed with movers, elevator attendents, and an over abundance of help and knowlegde behind every corner. The building is stunning, her ammenities are amazing along with the view. This is my seventh move in with my children, whether changing dorms or apartments and it was by far the best experience ive ever had. If youre looking for a place to live this is it."
"Visited a friend here - the WHOLE complex is under construction, from drywall to electrical services. My friend is in a place they say was remodeled: hah!Bathroom: same Friday toilet with age old stains, same tub. New vinyl flooring (peel & stick plastic planks) was laid right over previous flooring, so there is a hump to enter the bathroom. Door obviously had holes previously, but the just globes on paint to 'fix' that. Baseboard is incomplete around the old vanity.Living room/Kitchen: who caulked this? Looks like my 2nd cousin's kid did it, he's 5! Same vinyl flooring, gouges EASILY! Front door has no sweep, debris flies in overnight! The 'eat-in' kitchen counter has no seats! Really? Sposed to stand up & eat?? C'mon! Back porch: still to be remodeled because the Sheetrock overhead is falling down. Let's talk WiFi: free.... oh, but not any more now that you've moved in!Pool & Fitness Center: closed. Why? Is is COVID? Is it being remodeled ? Cuz nobody's working on it. Rent reduction for no facilities? Hahaha! Read your paperwork carefully, ASK questions and record the answers!"
"My roommate and I, who were graduate level students, lived here for the last 3 years and it has by far been my most positive renting experience ever. LOCATION/PARKINGThis is a prime location, about 10 minutes walk to Fry's/ ~2 minutes drive. I could walk to Banner main campus hospital or the university health science campus in about 20-25 minutes. I could take the number 6 bus to get to the main campus and University avenue easily after a few stops, or get to downtown just as easily with the number 6. Free parking up to 2 spots included with our lease. The parking isn't covered but you can use a window shade or there are a few large trees that can provide shade.NOISEMost of the tenants were also quiet and there were no frat parties within this complex. Or they were good at concealing it and I never knew . If you are looking at other nearby housing/apartments, they seem to attract a much rowdier crowd. THE HOUSEOne of the main reasons I chose this location initially was that it was a very reasonable price, in a good location, and it was two bedrooms, two bathrooms. It is nice to not have your own bathroom, and if one breaks, you have the other to use until it gets fixed. One bathroom is attached to the master bedroom. The kitchen itself is cozy, perhaps a bit less than I personally would want, but if you don't excessively buy kitchen appliances you'll probably be fine. We fit a large microwave, small rice cooker, Keurig, dish rack, 6 qt instant pot, and magic bullet easily. Electric burners. Easily accessible breaker box in the kitchen area if you kind of know what you're doing (or can YouTube for help) if you need to reset a circuit.Extra perks: We had a nice little front patio area which I wish we took more advantage of, but we were always a bit too busy, and I am unfortunately a delicious tasting morsel magnet to mosquitoes. There is an additional storage on the back side of each housing unit, which can store a decent amount of stuff. I personally only kept a half-broken bike there, but it probably gets decently hot as it faces the setting sun.MANAGEMENT Bill, the landlord, was definitely a landlord who cares about the upkeep of the property rather than just trying to patch fix an issue after it crops up. He did regular check-ins every few months to check and change the air filter, and run a cleaning cycle through the washer and dishwasher. He was also easily accessible, and if something went catastrophically wrong, he addressed it in a very timely manner with whichever maintenance crew was needed to fix it. It was easy to pay rent via Zelle, and even when my bank did something stupid and sent a rent payment after I moved out despite me finishing my repeating payment sequence appropriately, Bill was very prompt to my text and sent the money back to me. Chase said as Zelle is a third party platform there's nothing they could do from their end (which makes me never want to use Zelle for anything but a one-time payment with trusted individuals). Additionally, he did not spring the all too common unchangeable and frankly BS "fees" that many landlords charge everyone when moving out. He outlined usual problem areas that can deduct from the security deposit prior to moving out, and was very fair with the final deposit. Bill is easy to contact, reliable, and an actually good person, which is hard to find with a lot of scummy landlords that are unfortunately all too common near a college campus.THE BOTTOM LINEI didn't even know this property had a Yelp page, but there's a reason it's rated so highly. If you're looking for a good property to rent with a good landlord and no drama, this is a perfect place."
"As a highly satisfied resident of Shadowtree, I am eager to write this review! I have lived in the complex for almost a year and I absolutely love it. Before selecting Shadowtree, I had visited many other apartments in the area that stayed within my budget. None had the welcoming feel like Shadowtree possessed. Immediately when you enter the leasing office you feel like you are in a safe , super cute community ! I loved the huge available office space for residents, the dog park, the cleanliness of the property and the design of their apartments. Since I have lived at Shadowtree I have had two issues that I've needed maintenance. ( a clogged drain and a falling cabinet. ) Both times , after I contacted the front office, my issue was handled within 24 hours . I received a call from the manager , Lory, both times toMake sure that the problem was fixed. Another problem that I had was a very loud upstairs neighbor. The problem continued for a while, and I did have to make multiple complaints to the front office. But I was very pleased that they did handle the situation and the noise disturbances did stop. I really love the staff and the way that they care about their renters and expect their tenants to respect the community as well."
"We were out looking at apartments today and decided to stop here as it is a new property. I'm a little dismayed at the fact that it is a Saturday, and they only have ONE leasing agent working. The wait was VERY long just to be able to go and see the model. We sat and waited for a full 40 minutes! The leasing agent seemed a bit annoyed when I asked if she knew about how much longer she would be. When she finally was able to assist us, she seemed to be in a rush with us--never offered us a seat at her desk--just wanted to know what units we wanted to see. While we followed her out of the office--she walked so far ahead of us, she walked so damn fast and didn't talk to us while she ran ahead-to the point, she didn't even know we were nowhere near her till she reached the first unit! Her customer service skills were HORRIFIC!!!! I have done property management years ago--when showing apartments, you need to walk next to the potential residents--talk with them, find out what they are looking for, engage with them. Now-the units we looked at--I can tell you the property was very nice. The units themselves were HUGE! We liked the layouts of them and the kitchens were complete with fully upgraded appliances and counters. Really VERY nice! I gave the rating of two stars solely on the customer service of the office staff...or the lack thereof. We will not be renting here simply because if we have to be somewhere for any amount of time-I don't want to dread having to deal with someone like that in the office."
"I moved in Dec 2018 and moved out Jan 31st, 2022.I moved out 11 days ago and they still haven't done my walk through so I still do not have my deposit back. Their automatic system also pulled my rent for the new month and I've yet to get that refund (they were made aware of the mistake on the 3rd). So I am out almost $700.Jon, the manager, said he was too busy the day of my move out to do my walk through, so I did it by myself and took pictures. I didn't think it would take this long. So today when I called for an update, he got incredibly rude. So I told him that I wanted to be present when he did the walk through. He started questioning on why I wanted to be there. Eventually he capitulated. This is not the same place I moved into and I am glad I got out now."
"I don't know why this apartment complex has such low ratings, I had a great experience living here! I had lived in two apartment complexes previous to this in Tucson, and both of them were trashy and cheap. This complex is anything but those things. I was immediately impressed when I came to this complex the first day by the buildings themselves. The community is gated and the buildings look new and not run-down like many places in Tucson currently look. It's in a very central area of town and stands out from the area around it in the sense that it looks pretty nice. The staff are all friendly and helpful! They were the first day, the last day at my walk-through, and anytime I needed help in between. I never had to put in any maintenance requests so I'm not sure about that particular thing, but I can honestly say I never had any problems living here. There are some questionable people around, but I'm starting to realize that there are those people almost anywhere you can live. At least the walls are thick enough here that you don't hear everything your neighbors are doing (I'm not even sure I had neighbors, given that I heard from them SO infrequently). I was actually sad to move out of here because I had such a positive experience and I'd grown rather attached to my apartment."
"I have moved in about a week ago and I will say I really do like it here. I can't believe the apartment is this cheap for this side of town and it's even gated. Other apartments in the area almost go for $700 a month. The location is super nice because it's right near I-10 and it's located close to grocery stores, hospitals, entertainment, etc. I hardly hear the neighboring apartments and if I do hear them it's usually just a cabinet closing, that's about it but other than that it's super quiet and peaceful. It's nicely landscaped here too. I will say I think the wooden porch walls could be touched up or replaced because they do looks old and very worn. And it sucks that the pools aren't heated in the winter time, they should at least heat one of them. I will update more as I continue to live here.UPDATE: I really do like living here. It's a good location and quiet. I had my dishwasher stop working and sent in an online request and someone came immediately the next morning and fixed it. My big complaint is that this is a gated community and while i do like the fact the gates are kept open during the day, but at night they are NEVER closed! I feel like the gates are completely broken and never close. They worked for the first two weeks when I moved in and after that the exiting gate is open 24/7 and the entrance gate is either completely closed, completely open, or half open like in the picture. The gate has been half open for over a week now. It makes the complex look sleezy and not taken care of. What's the point in having gates when they are left completely open during all hours of the night time. Please fix this problem. I took 2 stars off because of this gate issue. We pay to live in a gated complex. I will update later on as I continue to live here and will add stars back if this gate problem is actually fixed. Also I read one of the reviews saying there's always weird people walking around at night and I'm a night owl and I never see anyone just walking around the complex at night."
"It's a very nice place they allow any dog breeds I have two big dogs that are mixed and they're really big and the apartments a new very clean the air conditioning works great on my wish upon a little bit bigger and didn't have rooms but other Nat the apartments everything here is great I would highly recommend this place up with anyone who has dogs"
"I'm going on year 3 here at the community and although we've had management changes over the past several years, the new team is really great with their communication and the way they run the property. We have monthly events which is so fun and a way to meet your neighbors. Mays event was a nacho bar. They're great at sending out emails if we have projects happening in the community. For example, they just recently repaved the blacktop in May and although the parking can be a pain for a few days during that time, it badly needed the attention. I don't have any issues with my neighbors at this current time and I have before so I definitely know what it is like having to deal with that and the office was able to help me in that aspect by reaching out to my past neighbors and explaining dates and times when the noise would occur. I really like it here and until I can buy a home, this is where I'll happily stay."
"I spent a lot of time touring the property, and I thought it looked very nice. I haven't rented here, but you never know...."
