We've rented a home in the vail area for almost a year through Acacia Partners and we couldn't be happier.This summer our AC stopped working, of course on the hottest day of the year. I put a ticket in and got a call back right away. They said they were sending someone from their office over with a portable AC to cool down the house, and before that person even got here an emergency service person was here and fixed the broken compressor!! Seriously lightening speed.This week we have been having major issues with our garage. Today we couldn't get the door to close it all. I tried to troubleshoot it myself by calling the manufacturer, and they told me that the door needed to be balanced.I went online and put a ticket in at 3:40. It's currently 4:40, and a company has already called me, and scheduled an appointment for tomorrow to fix it. If you're looking to rent a home that Acacia Partners handles, I can't recommend them enough. And if you're a homeowner looking for a property management company, you can rest assured that your tenants will be extremely pleased if you decide to go with them!!

I moved into my home I rented from them in early January. When I moved in, some of the things in the home were not working, the property was poorly maintained, and the place was filthy dirty. They did attend properly to correcting these problems, and my maintenance requests were completed in a timely and professional manner. After a month, they request I accommodate them and make the home available for strangers to come in so they can show the home to prospective tenants. I do wish I would have been informed that showing the home and accommodating this was required before signing the lease. However, they are handling this professionally. I would prefer not to have to do this as I am an extremely private person who is paying for peace, quiet, privacy, and to be LEFT ALONE, and I never agreed to have my home invaded by strangers while I am living in it. However, despite my displeasure at the prospect of showing the home, they are trying to avoid it and are willing to work with my schedule. Overall, Acacia has worked toward providing better customer service and has been patient regarding our disagreement. Therefore I am rewriting this review.

Have a story with these guys but in short; very dishonest, unprofessional, unorganized, and unable to rent out my house.This all happened in 2018 but here it goes, I was just back from Afghanistan and about to move to Texas but wanted to keep my house in Tucson and rent it out. Greg and his crew were recommended to me, I wish they hadn't been. I had been in talks with Greg before I had left Afghanistan to come back to Tucson about things I could do to get things started. Greg told me more than once that there was nothing. Spoiler, there was something I could've done. Keep in mind too that this was the first time renting my house out and using a property manager. Well he comes and does a walk through and we talk about the place and what needs fixing, I knew that there was some issues with the flooring that would need to be fixed and the place cleaned before I left, in less than a week's time now. Greg tells me along with these items I need to have two rooms painted, the trim on the house repainted and I should switch pool companies to his guys. Sounds all good right? Now the first issue, on the way out I asked, ok so do I just give you a set of keys now? "No, I'm still waiting on paper work from you." I was never sent ANY paper work and it's my fault for not having it apparently. This packet is 30+ pages. That was the thing I could have been doing while overseas some to get this off to a better start. I have less than a week before I leave and lots to do, still gotta move out the rest of my things too ya know? Greg recommends a guy to do the painting, he showed up to give an estimate, never shows back up, a few days wasted there. I get a guy to come to paint it on my own, what I should have done from the start with that. I get moved out and on my way to TX, place painted and cleaned. Still not complete with the 30-page packet. While I am in TX Greg walks through again, now there is water damage that needs to be repaired, you know, in the place that a week earlier just needed some paint and cleaning. Also the place isn't clean to his standards. What's dirty with it I ask. Greg drives 35 minutes one way to my place to take two pictures of two dusty areas that aren't bigger than a school desk, draw a circle around these areas on his phone or whatever, drive back to his office and send them to me. Now I get it, Greg is not there to clean the place, but he has no issue wasting over an hour telling someone hundreds of miles away about dust when a simple wet rag would have fixed the issue.Greg then tells me to get back in touch with the folks that cleaned the place and have em come back out. He will meet them there he tells me. He meets them there alright, and then tells them the entire place needs to be cleaned again according to him. Also I'm now back in Afghanistan while this is all going on. His new pool company also his wanting to charge me a $150 bill for some issue that was only found when this new company showed up and started working on my place. Cool right?I lost it on him the first time now! I told him I felt he lied to me, his reaction, threatens to terminate the contract. I'm in Afghanistan and can't do much... so I play along, he then goes on vacation.When he returns he tells me the floors need to be fixed now, I was tracking this and asked for the quotes, he goes on vacation again but is working on em he tells me. He gets back with me and now there are 4 more things that need to be fixed aside from the floors! I told him I was gonna give my handy man a call and see what he can do. This prompted Greg to email me letting me know that I'm causing issues by getting my own guys, and that I was causing the house rental to be delayed due to me taking this action. Something he never said before. I guess he forgot about his "guys" that have both messed up each time and him going on vacation. I lost it then. Shortly there after I found a new property manager that had the place rented in less than 2 weeks after he got the keys. Greg sat on it for nearly 4 months. Also when it did get rented it was rented for over $200 more than what Greg was gonna rent it out for. If I never see that liar Greg every again it won't be soon enough.I created this account just to leave this review.

DO NOT RENT THROUGH THEM. Their houses are over priced and they will rip you off!I rented a home for 3+ years in a terrible neighborhood. At the time being a single parent I needed a home. I paid over $1800 deposit ( Already ridiculous but paid it) you also have to make 3 x the rent on already extremely high priced homes which can add up! Any who when I moved in I noted in writing the already used carpet had stains and walls were not touched up with paint etc. Nothing was corrected so I maintained the home for 3 years anyway. In My lease there was $150 non refundable carpet cleaning fee ( understanding, people ruin carpet) remember this was used carpet! When I moved out I was told I had to have the carpet cleaned with a truck mounted machine so I paid $80 in addition to my $150 non refundable amount. Please let me know what carpet company charges $230 to clean 1500 sq ft ( that was the entire home only 4 areas needed carpet cleaning ) let's not forget this carpet was used prior to me moving in. So the owner sends me flowers and chocolates for keeping the house so clean ( I own a cleaning company and my neighbors were landscapers) yet the rental company tells me I have to clean the carpets on my own and proceeds to keep my $150? That's only the beginning. I've spoken to past employees who have shared many details about this company email me anytime I'd love to share them [email protected]. They also don't change locks. We lived in our rental for a month, one day my kids were outside playing and dug up a key. What would you know the key unlocked my home. How many more hidden keys are out there. BEWARE!!!

Acacia has been renting our condo for a few months now. They were very professional even before we committed to them in terms of expectations and timing, and rented the condo within a few weeks for a rate I honestly wasn't sure we'd get. The online system they use is very professional and up-to-date as well, so you always have all documents at hand and a good idea where everything is. Highly recommend them!

We rented from Acacia for several years. They were extremely fair with me and my wife. After a span we had an issue with the floor buckling due to the evap cooler. After some delegation they decided to put in an AC on the property and didn't raise our rent as we already had an agreed lease! When we moved out they didn't use the opportunity to make profit. My wife had made a burn in the carpet in one room. Acacia only charged us for the carpet in that one room; as apposed to replacing all the carpet on our dollar (technically they could)! 10/10 would rent/buy from them again in the future.

First five star review for a property manager. I rented with them from July 2013 through July 2014, and I had no complaints with Acacia Partners. Every issue or necessary repair was resolved promptly and professionally. When I had to contact Acacia, I received a response in a timely manner. Furthermore, I received 100% of my deposit within two weeks after moving out. (Please note that I did clean the residence and did not cause any damage to the premises.)I wish my current property manager was as good as Acacia was.

Do not use this company to manage your property. They are unresponsive and unprofessional. They were unable to rent out a very nice property in a great location after 7 months and did not return calls or emails one time in that period. They left all lights, fans and AC on, racking up our utility bills in that time. We were forced to fly back to Tucson to even talk with them, which was the last talk we had with them, where we voided our contract.

I have used Acacia Partners for 10 years to rent my property in Tucson. I'll start with what they did well for me. My home was consistently rented. Their owner and renter portal worked well. Their front office with Lori is outstanding. She responds quickly and thoroughly. She manages all maintenance requests and does so professionally. She frequently gave me multiple bids when she felt I needed them.I never knew as a property owner that I could inspect the property with notice (my first and only experience renting a property). This was my mistake as Acacia did a poor job on reporting property condition on annual lease renewals. I walked the outside of the property finally 2.5 years ago and found a number of issues that needed attention. Greg had inspected the property 2 months earlier for the lease renewal and noted nothing. These were obvious issues from brick walkways being significantly uneven, deterioration on the pool fence that needed fixed, porch ceiling sagging due to water issues, etc. His quality standards were significantly less than mine. These items were fixed but never inspected. When I came back on property again this year, I saw what I thought I paid for was not corrected. It was obvious that the contractors work was not inspected for quality once completed. I got into the property this summer and was shocked to find a major crack in several rooms that showed through cracks in the tiles and grout. The renter told me these cracks were there when he rented the property 3 years earlier. Additionally, he was friends with the previous renter and told a flooring contractor that these cracks had been here for 5 years. I was never notified of the cracks. Additionally when a property review for lease renewal was done pre-covid (2019), the floors were rated okay. No mention of major cracks in the tile and grout.I have taken over the property and now have a contractor doing repairs. There are more issues that I could note but I won't. Long story short, if you want your property maintained well and inspected with quality from the property management company, look elsewhere. If you have a good property and all you want is to have it rented and a response to any maintenance request from the renter, this is the right company.

The after hours service was prompt and reliable. If you need to entrust your rental property to a team who is responsible and who cares, give Acacia Partners a try. They won't disappoint you.
