Lived here for 3 years, no regrets. I can't stress how good the management here is, it makes you spoiled and most other complexes are trash in comparison.They treat you like a friend rather than just a tenant. The horror stories you hear from other apartments are not present here, we've never had an issue with them.Workers clean the place every day, you will very rarely see leaves, spider webs or trash within the complex. They have also done a lot to the exterior of the complex including new paved roads and repainted every single apartment. They are constantly remodeling and changing anything that needs to be replaced due to ware and tear. It is near the freeway but has never bothered us, it has only made it more convenient. Nations Burgers, Taco Bell, Jack and The Box, and a variety of international restaurants are only a 5 minute walk away. We enjoy talking to our neighbors at Waterfield Square and we honestly couldn't come up with any complaints.In short: A+ management, good location, exterior and interior 5/5, you will be spoiled!

Don't live here !!!!!! DO NOT RENT FROM THESE PEOPLE !!! Extra fees are charged with every month's rent . Expect to always pay 300$+ on top of set rent . It's impossible to get a hold of people in the office they don't return phone calls . Maintenance request don't get done but get checked off as done . It's gated for no reason a bunch of bums go into the property . They were rude when we tried starting our move out process and we so hard to get a hold of . Our apartment smelled like straight weed and nothing was ever done about it . It was embarrassing having people over because they always smelled it . The rooms smell cause the carpets are just old dirty and stinky . They don't return security deposit they charge to paint the unit even though the paint is fine got slammed with a 7,000 move out bill ..... They never scheduled a walk through with us for moving in or moving out . Luckily I had took pictures and videos of everything that was wrong prior to moving in and how we left stuff . Not paying them a Penny . Straight fucking Scam for shitty living !!

I needed a place to stay pretty quickly so I called them to make sure the place was available now and it seemed like it was and I would be able to move in fast. So I apply and at the end of the App it said I had to pay 250 fee. 200 being a "holding" deposit. No where legible does it wether I would get it refunded or not. A day goes by and I try to call to get an update but no answer.. call multiple times and got nothing. They call me 3 weeks later after I already find a place and they tell me I can't get refunded for the 200 because I didn't cancel within 72 hours. I told them I tried calling multiple times but didn't even get a call back.They didn't care. I know the 200 goes a lot further for me then it does them. Property owners are thriving in this pandemic and they squeeze us dry. In my opinion they are not people with any kind of empathy or integrity

When we moved in our unit last year, it seemed was decent for the price. Nice people, decent parking. In October they changed management and it went down hill. There is NO parking spots available ever, the pools are always "closed for maintenance", the water is green and filled with sewage, and there is always crime. They also try to con you out of money. When we moved, they charged us for new carpet even though the old carpet was years older. They said that the drip pans would cost us $25 each (they are $16.99 a pack). If you want a place that smells like weed and you want to feel unsafe, this is the place for you.

Disgusting, unprofessional, and TRASHY place!!!Let me give everyone the full picture here. Back in 2022 my boyfriend, mom, and I wanted a 2x1. We even toured an empty 2x1 unit that they said would be ours. Well come a week before moving they say it is unavailable and that they have a 2x2 for $300 more. A WEEK BEFORE MOVE IN! OBVIOUSLY I don't have the time and money to go look at other places because I have to be out of my other apartment that day! Mark-Anthony straight up lied to our faces about what unit we would receive!THE DAY I MOVE IN, THERE ARE DEAD COCKROACHES LITTERED IN EVERY ROOM! The floor is NOT clean! I note this in my move-in inspection! Then a few months down the line there are MICE! A LOT! We call pest control/maintenance and all they do is leave some traps but 2/3 weren't even set and none of them even had bait! I ended up buying my own traps for the problem bc they wouldn't do anything!Fast forward a year in, my boyfriend moves out and I have 2 roommates move in to help me cover costs until I get my credit up to move. They leave early and I go to management to tell them they left but didn't remove their names and they still have a key. I'd like their names taken off bc they have been harassing me at work and they're weirdos who would absolutely come back if I went to HR. "Oh we can't do anything about it but you can give us $75 to change the locks but if they come back we still have to let them in." PATHETIC AND USELESS MANAGEMENT!Come move out! They never did the move out inspection with me like I asked, claiming they didn't have the time for it! THEY ARE LITERALLY NEVER IN OFFICE DESPITE LIVING ON PROPERTY! You know what they send me after I move out? A $1,400 BILL! So you're saying that in 2 years of living there I caused $1400 plus my $600 deposit worth of damage???I go to the office to talk to the manager, Marissa, telling her they can't charge me $490 for painting and cleaning due to CALIFORNIA CIVIL CODE 1950.5 and she just goes "ohh well it's our policy and we can do that" no you can't. Miraculously they take $310 off the bill when they email me a new invoice for "resurfacing the shower" but claim I owe over $1000. You are so full of sh!!! Both her and Tiffany are UNPROFESSIONAL!Like SCUMBAGS! They have sent me to collections but best believe I'm taking this to court! DO NOT LIVE HERE!!!! If that doesn't persuade you, my upstairs neighbor URINATED into my patio and when I sent an email to the office they didn't care! Everyone here so trashy! Neighbors fight every night and blast music! This place has some nerve charging the money they do for a place that has cars broken into constantly and tires stolen! PATHETIC!

We pay about 2,440 every month !!!! Which was never in our agreement our rent is 2,130 just in utilities we're paying over 300 something extra which makes no sense . Most of the time we end up paying 2,540 THATS A RENT FOR A HOUSEEEE . The apartments are section 8 apartments they are ghetto and dirty and expect us to pay all this in rent and utilities the management sucks and they rush you in . Once our lease is up we'll be moving as well with my mother in law who lives in another unit as well from how over priced these apartments are

My car and numerous other people cars have been broken into and this has been going on for months. All we get is a email saying don't leave anything in your car. No action to put cameras, fix the gates, or even have security come and patrol the area.

Lived here for a year, super expensive and constant charges 200+ dollars in just utilities (trash, water and sewer) on top of 2150 rent+insurance. They haven't refunded our deposit and charging us 850 dollars to paint the entire apartment for little marks no actual damage with no invoice or bills. So don't expect that deposit back these guys make up fees on bills, they added a random 500 dollar water charge one time and they didn't take it off until I called them out. Maintenance would barely knock and not even 15 seconds later they were already inside your apartment with their keys wouldn't even let you get to the door to open it. Half of everything inside is old and they paint over the bathroom tub mold not even a few months in and the paint came off exposing it. They just paint over and call it a day. There's kids running around knocking on people's doors in the middle of the night, peoples cars get broken in. Constant homeless people inside dumpster diving. After your lease is up they'll try and raise your rent 200+ a year. Management is acting like they don't know about our deposit and try and add random fees every month. Don't even move in find somewhere else wouldn't recommend this place
