Love the place but very disappointed with new management - ASK YOURSELF THIS...How often and how much can a landlord raise a tenant's rent? Because there is no rent control in San Joaquin County a landlord can raise a tenants rent as much and as often as they wish, so long as they give proper notice of the change in terms. Proper notice means that an increase of less than 10% requires 30 days written notice before the increase takes effect. Please Note: There are websites that show that the water, sewer, trash are paid amenities but don't let that fool you. Your utilities are EXTRA for 2 people in a 2 bdrm/1bth and extra $60 month for water, sewer & trash on top of your monthly rent. Did I also mention they require renters insurance which is an extra $25-$30 month. We have completed our year lease and was in the process of waiting for a renewal lease as the apartment complex is under a new management company 'alliance residential'. We have been given a list of variable lease rates which has a rent increase of about 10% to 36% depending on which lease option you choose. month to month or 2 -12 months (different price per month per lease option). We were given a 30 days notice to either sign a new lease option or stay on month to month which is the a 36% increase in rent. ...We pay $1125/month a month to month would be $1533 + utilities of $60 + $30 renters insurance an increase of well over $400 a month. CRAZY!!! On top of that we were instructed that we really had to make a decision by the 23rd so the proper paperwork could be prepared. I've questioned the new lease rates because they didn't make any sense. Why would a 10 month lease be lower then a 12 month lease and why would a 6 month be lower then a 8 month lease and the response is... The company uses a program called LRO it's a pricing matrix, they price according to what the market is doing, seasons, projected move outs and many other things. The purpose of have a lower lease amount for a specific leasing period is to encourage the resident to choose that leasing period. The strategy is to spread out the leases so that there are not all expiring at the same time and to take advantage of a upcoming busy season or to prepare for a upcoming slow season. This has to be a lie of some sort because not everyone moved in ... all in the same month. So basically us renters are screwed! So before you sign a lease with these folks ... make sure you know exactly what you are paying for because in a years time you won't be able to afford to live her or you won't be able to afford to leave. SO RENTER BEWARE because no matter what lease option you renew ...you can pretty much guarantee that the rent will continue to go up every time your lease runs out and they run their little program. I guess for me its time to give notice and buy because at $1600 month a rent = a mortgage payment.

Do not rent here! Plumbing hasn't been checked or redone since the 90s , so expect to experience multiple leaks and expect them to continue to leak even after the 3rd time they get "repaired". They will refuse to hire any outside company as well so your maintenance guy who is ONLY available up to 2pm , he is your plumber , your electrician and your carpenter but just a reminder you have to be convenient for there schedule as they don't give a shit about your schedule so if ya have work good luck getting anything done! If you have more than one car don't expect to park close to your door. Buildings are poorly laid out and people tend to park anywhere & everywhere! Also there is no emergency contact so if you happened to have an emergency after the hour of anywhere from3pm-5pm , don't expect an answer from anyone because the landlord is unresponsive even when it's not an emergency! Expect arguments anytime you have an issue as well because these people just don't like to fix things nor clean as the pool is stagnant & smelly. Expect paint to be peeling off everything !! The walls , door frames, stairs.. hell even on off your counters. Dont expect to move into a clean apartment either. There will be trash & leftover items from previous tenants. There's no security but the police station is next door so there's that comfort , sorta. The property manager ( Fred ) will deny any contact to the owner as well, so if you have an issue with him which mostly likely will , good luck trying to go above him. If you complain about how unresponsive he is as well even from hours of 9am to 3 pm , good luck getting a response and if you try to bug him even in the most respectful way he will sure let you know as he let us know many many times that he manages a second property and union north is not is priority nor are you as a tenant. Prices too high for these, better luck across the street ! We all know most landlords kinda suck but I'd prefer one who atleast doesn't admit they don't care ! Oh yeah!!! Even if you have renters insurance good luck getting them to cover any damages done to your property when it's their fault. So if your leak that had been repaired 3 times ruins your couch well that's just your fault. Lol

I love it here! Been here about ehhh 4 months going on & everything is well taken care of , maintenance fixed our storage door that was off the hedges . It's a very peaceful neighborhood, no creeps walking around very trustworthy. A.C & heater work awesome, everything's a plus so far

Horrible response time. It took them 2.5 weeks before letting me know the status of my rental and another 2 weeks before getting my 200.00 deposit. Then they told me come and it get only to find out no one is in the fricken office to give it to me!Crappy service!!!!!

This place is horrible. The property manager Jared is never in his office even when he says to go in at a certain time he doesn't show up. Repairs used to be quick and easy until the new maintenance guy came we've been waiting on new appliances since ours broke for months now and still nothing. They told us they will update our apartment and they still didn't even do that. These apartments are outdated. We asked a couple times to get sprayed for bugs and they never came out we even said they can come into the apartment when we're not there and still nothing. Lived there for a year or so and no inspections where ever done I wish they had been done because a family a couple apartments down from us they are disgusting and that's how we got bugs in our apartment. You walk by there garage and it smells like they just leave there trash in the garage.

The assistant property manager, Jared, is incredibly kind, compassionate, and is always responsive. My unit is nice but that is because I was lucky enough to get an upgraded unit. No major issues inside the unit at all. Parking sucks here but other than typical apartment living nuances, the complex is fine.

I'd give this place NEGATIVE ZERO stars if I could. In the almost 2 years I lived here, went thru 3 office managers. Each one equally terrible and worse in different areas. I'm not a loud tenant. I've ALWAYS paid my rent on time or early. None of that matters here. Most of the units are JUNK and incredibly outdated. It takes weeks to get in touch with someone and unlikely to ever get a response back. Repairs are horrible. The outside has been redone to draw you in. However most insides are sooooo old. THIS PLACE IS A MONEY PIT! I've tried contacting corporate in regards to my issues and never heard from anyone there either. Look else where please to rent or you'll regret it, just like me.

Hello I lived at union north apartments for 1 year, I didn't get to look at my apartment before I moved in, found that the carpet needed to be replaced holes that where patched in 3 doors and the walls( I'm sure that they charged the person before for the door but patch the hole kind of cheesy) the kitchen cabinets have so much paint that they will not close. I also had it raining in my room do to the old air conditioning unit. I cleaned my apartment cleaner then when I moved in the manager would not show up or the maintenance guy so they can charge me 120 dollars for cleaning off my deposit BEWARE of these things so I had a lady in the other unit look at my unit she STATED this unit is cleaner then my unit when I moved in. Also my microwave went out and took 4 weeks to get one then I installed it. If you try to contact any of the upper management they will not respond at all. I would think twice before spending the time and money on a unit with Winn company. Good luck I hope this doesn't happen to you.
