I first moved in here in 2019. I honestly never wrote a review because I planned on living here for a while, and didn't want to be retaliated against (it's illegal if they do, but you never know with Landlords). I am going to split the review up into the various "administrations" of office management i've had to deal with. We should note, that when we first moved here our rent was $1700.1) AmyAmy was the first officer person we dealt with, I don't think she was the main office manager, but she was our main point of contact when we first moved in. She was really friendly, but our experience with this apartment complex really started off on a sour note considering that we were told the apartment had been cleaned prior to us moving in. It wasn't. On our first walkthrough, which my wife and I did by ourselves, we noticed that the curtains, and the outlets looked to have brown stains running down them. I believe those stains may have been like Nicotine stains, like when a smoker lives in a house and just stains the hell out of the interior. One of the tiles in the bathroom had fallen out of place, and was just left there on the bathroom floor, this doesn't affect the bathroom's function so we never complained about it, but it's notable that they just left it there. During the winter my wife and I didn't want to use the heater that comes with the apartment as we use a space heater to just heat the small area we are in, the outlet we plugged it into began melting....so we never used it again, brought it up to maintenance once when they came to fix a leak, and they just kind of noted it and mustve forgot about it. The leak mentioned above was a leak in the kitchen sink, when we ran the faucet, some water would leak and pool under the sink, we didn't notice this until the indentation left from previous leaks filled with enough water to have it overflow. This is when we noticed that the area under the sink was pretty damaged from previous leaks, we missed this on our initial walkthrough, but it looks as if though the area had taken severe water damage and had just been painted over. It's highly likely that there is MOLD under there. We brought our concerns of the mold, and the previous water damage up to the maintenance tech when he came to fix the leak, it was not followed up on. 2) Israel/Dylan.Under Israel, and Dylan we saw a pretty significant cutting of corners. These two became office management during the start of the Covid 19 pandemic. In that time we were not given access to amenities such as the fitness center, or pool (although some people ignored the pool rule and went swimming anyway) which makes sense because of the pandemic, however it made no sense that did not have access to these amenities we paid for, and were still charged a rent increase when we renewed the lease, we literally got charged MORE for LESS. Around this time the pool went green, as it was not being upkept, and the gutters went uncleaned. Several of the lights around the property broke as well, a long with several of the sprinklers...despite these corners being cut THEY INCREASED THE RENT! Israel's excuse was that the pandemic had affected the bottom line, and thus the apartment needed to make the money up....like, bro, the Pandemic affected us, your working class tenants too, many of the tenants lost jobs, had less income, had family members that were sick but FPI Management's response to is to increase everyone's cost of living? Amazing. Around this time there was also a few times that the mail room had gotten broken into and people's mail had been stolen. So much for security. Around this time my car was broken into multiple times, so much for security. I wasn't the only one either, after talking to several other tenants they had stated that their vehicles had also been broken into, one lady even stated her husband's car had just straight up been stolen. So much for security. Oh then there was the roach infestation. My building, building 10 had a roach infestation that same year. Along with the cut corners and lack of security I had to deal with a damned roach infestation. My wife and I didn't get it as bad as the other 3 apartments because the moment we noticed on roach we set about placing roach poison and deterrents through out the apartment. Eventually they got a company to come out and spray, but that did almost no good as at least two of the other apartments still had roaches for a solid few months after. Despite the lack of security, the cut corners, the pandemic, and the roaches THEY INCREASED THE RENT! I managed to fight management enough to not have my rent increased by the full 10%, but they still increased my rent. By this point I had gone from $1700 to $1900. $200 more for lax security, poorly maintained property, and a roach infestation. Not to mention how absolutely unreachable management was around this time.I have plenty more to say but I am about to reach the character limit.

Read this. All of it. You will thank me i promise you.Rent here at your own risk. We were in a rush to find a place when we found this one and the price was high but "reasonable" when we first moved in. However, 10 months into living here, right when our lease is up, they attempted to increase it by $200. Needless to say, our neighbors just moved in here a couple months ago and are paying the same thing we are paying now so it's not a matter of global pricing policy. But rather, their prices are secretly "introductory" to get you in with the full intent of raising them to ridiculous numbers once your first term ends, hoping you will rather pay them than move. Both my cars got broken into within 2 months of moving here. Different occasions. Office staff did nothing and had nothing to say. PD never found the culprit. No cameras anywhere in the complex. Lighting is poor and since I've lived here ive never seen a single security guard, yet the office swears someone drives through the lot. Nobody I've talked to has seen them either.The living units themselves are shoddily maintained and have poor quality fixtures and appliances. Poorly patched walls litter the unit so you can see where previous tenants have punched holes in the wall or whatever have you. The tiles don't have proper corner caps and look like they were laid out by some kid down the street as opposed to a legit company. Doors have paint peeling off them because they were never properly sanded and primed before painting and have 10 layers of cheap paint caked on them to the point they rub against the frames till it peels. The counter tops are cheap particle board that's falling apart and has been really cheaply sprayed with a "pretty" coating to the point you can see the tape lines against the adjoining walls. Front door is steel which is nice for security but they are all dented up from god knows what happening over the years. Very unsightly. Bedrooms have no overhead fixtures for lighting or fans so bring your own illumination. No shower rod. Cheap motel grade shower head. Oven is so cheap it heats the house up so bad you don't even want to use it during the winter much less summer, which costs you extra money to run it due to its poor insulation. There's an overhead vent fan above the stove but i can't understand why. There's no ducting connected to it! It goes nowhere! So god forbid you cook something heavy. Smoke fills the house when i fry eggs... Sink and tub drains slow. Can't bring myself to complain because the service is so terrible it will never get fixed anyways. Rain gutter outside isn't maintained to code, hangs off the building not even properly connected to the spout and is never maintained so it clogs and pours water into your balcony when it rains. Management cleaned it, but effectively never fixed the out of code spouts. And these are peppered all over the complex. Not just my unit. Vertical blinds in every room so privacy and light reduction isn't very good. Bright lights right outside our window make it hard to sleep at night. A/C works good though. Bout the only thing...The office staff doesn't do anything about most anything you will ever need. Maintenance hours are something like Monday thru Friday 10-4 or some such ridiculous nonsense. So unless you are comfortable with letting a complete stranger rummage through your house while you're away, which i am not, you will never get anything fixed unless you wait till the weekend and call the emergency number and make a huge deal about the safety of the issue. And guaranteed, if it's not a safety issue it won't be fixed till the weekday when you're at work. Any time ive had an issue with anything here like loud obnoxious tenants or people hanging out in front of my apartment partying blocking the entire walkway, the answer has literally been "well, what do you want me to do about it?"... How about your job? Id like you to do your job. So, why did i stay so long? After the twin break ins to my vehicles and a host of issues including mold in the closet, busted toilet above me leaking into my bathroom, and a number of others all in the first few months, the manager was gracious enough to offer us the option to vacate the lease free and clear. And we tried. Houses in the area cheaper than this. But hundreds applying made it difficult. So we moved in with family to search for something better. Good luck folks... Search long and hard... Don't settle.Fyi, i had more to add here. Yelp said it was too big and i had to cut it really short. Unfortunately. Beware.

I have been living here for a few years now with my family. Being an older apartment complex we have noticed normal wear and tear issues. Thankfully maintenance has always been quick to inspect and repair the issues I've noticed. The staff underwent a regime change that seems to have lifted the spirits of my fellow tenants. The quiet neighborhood and close proximity to the 205 and shopping/food makes this a prime location. This complex really feels like home, and I am grateful to raise my family here.

I've been here almost 2 yrs and I've live in many complexes prior to this one. Here is my honest review of this complex from my own experience. Pros: The renovation was well needed and so the kitchen and bathroom floors are very nice quality. The staff and maintenance are very nice as well as the tenants everyone is friendly. There is ample parking so your guests will not have an issue finding a place to park. The layout of the 2x2 is very nice and having a dual master is perfect for roommates or families with children. The countertops are not granite but they are very nice in the kitchen and bathroom. The gas stove is always a plus in my book. The washer/dryer is convenient although it is located on the outside patio behind 2 double doors. It is very quiet not a lot of kids running around and the landscape is maintained weekly. Nice modern fitness room and the pool area is always clean and neat. Cons: No online rental payment option and there is zero flexibility with the late fee or how it is reported. I happen to be paid the afternoon of the day the rent is late (morning of the 4th) so I incur a $100 late fee almost every month. This is also reported to the rental bureau so if your next potential complex uses a 3rd party company to process your rental application this will show up which will make you appear to be irresponsible in paying your rent which will make it very difficult to be approved at another complex! But if you're paid every other Friday or 1 and 15th this won't be an issue. I have very odd paydays. But I signed the lease like I have with other complexes with the same paydays just never had it reported since I paid on the 4th. The carpet although new when I moved in, is very cheap and in 6 months will look like it is 5 yrs old. Maintenance is ok they will come to repair things quickly but after few calls or if you have a real issue you can grow tired of contacting the office for anything. I'm still dealing with a crappy refrigerator I hope they repair or replace it for the next tenant. The kitchen and bathroom cabinets need to be replaced or renovated if possible it doesn't match the other renovations in the unit. This is my 2nd unit at this complex because there were some water issues which lead to some major mold and my sense of smell still not fully functioning and even the district manager took this issue lightly. Later I found out that the wall where the water heater was located and the area where the water issue was, was full of mold and the wall had to be torn out! So at least I know that there really was an issue. The efforts taken were ok but the staff should have taken my complaint that there was an odor more seriously. I had to make too many calls to address the issue and in person. They did allow me to transfer without a transfer fee so I suppose that was to make up for all my troubles. Pro/Con: The appliances are new and old so it could be a gamble as to what you will receive in your unit. I'm sure the staff will let you know what's in the unit if you ask. They are nice like I mentioned before but it would be nice to do more than collect rent and assess unnecessary late fees to good tenants. The fireplace is nice to have on cold nights but could use a fresh coat of paint and replace the glass so that it appears modern like the rest of the unit. Overall not a bad place to live but it may require some patience from time to time. I'll admit my patience ran out a few times but the staff always stayed professional and addressed the issue.

Well, where do I begin?? First off, the management gave us a move in date, several weeks after we looked at the apartments, and when the day came and we showed up with all of our things, the apartment did not have any of the repairs done that they had promised. There was missing base boards, painting that needed to be done, and a water leak in the bathroom ceiling that all still needed to be repaired. So, needless to say, as we were trying to move in, we had repairmen there for our first two weeks in our apartment, which was very bothersome, and the repairs should have been done already! Not a good start.Also, we had our hot water heater, then the dryer, and then the AC all go out in a 2 week period. The office manager was rude and slow to address the issues. She was actually more concerned about whether or not I was on the lease (which I am!) when my boyfriend was trying to tell her about the AC not working. Very insulting and unprofessional! It took them 2 1/2 days to fix it and the weather was 108 that week!It is a pretty quiet complex and the grounds are kept nicely. If you can get the office to do what they are supposed to do, it isn't a bad place to live. Good luck! ;)

The office staff are extremely nice. The apartments are located conveniently close to many restaurants and stores, as well as the mall. I toured 4 different apartment buildings before settling on Tracy Park. The bedrooms and living rooms are a good size, and there is a full-size washer and dryer in each unit! The grounds are well-kept. There is a pool, exercise room, and soon to be business center. Essentially, Tracy Park has all the amenities of other apartments that call themselves "luxury" but are really not anything but more expensive and have tiny rooms and are located pretty far from restaurants and stores.It would be nice to have security parking, especially since these apartments are located so near to the 205. The appliances & cabinetry are a bit dated but function fine. The management did explain that any malfunctioning appliances would be replaced with new ones.

Office staff seems nice, but not super organized. The grounds are groomed weekly, but trash is everywhere on the grounds. You absolutely have to pay for valet trash ($25 monthly) even if you don't use it. People leave their trash out over the weekend when there isn't pick up and raccoons and stray cats end up getting into the bags left in front of people's doors. Neighbors are constantly yelling and smells like shitty weed (come on people it's 2021, get a vape pen!). Apts are not clean at all- see photo of the fan blades ( I cleaned the middle of one blade to show the difference). Bathtub wasn't cleaned when we moved in mold and hair. When we moved in half the appliances did not work and I'm pretty sure the oven has a slow propane leak. Cabinets through the apt either have severe water damage or are chipping. Tried to fix with liquid gold, but that stuff is expensive and can't fix cabinets that are already peaking and chipping. If you live downstairs be prepared to hear EVERYTHING from the upstairs units. For the price, it's not worth it. Oh and don't forget the roaches! So far we have found 6 (update: 7 now as of 3/25) in the apt and we have only lived here 1 1/2 months. Pretty sure there is a roach infestation in this complex. We are meticulously clean. If you are a clean person too this is not the complex for you.

Great place! Super convenient location. Close enough to the freeway without having to hear freeway noises. Lady in the office, Amy, was very friendly and helpful. The gym has just what you need and is saving me so much on gym fees. They have a business center too, so I can print work documents if needed. Highly recommended

I lived in Tracy Park Apartments for almost 6.5 years. I stayed that long because the complex was well kept up, maintenance was on time and reasonably well done and it was peaceful and quite. Cynthia was the complex Director for most of the time I was there and you could not ask for a more friendly, kind and considerate person to help you with any issue that came up. I left only because when the next years contract came, the rent was raised 200 dollars which was a shock to me and way out of the normal rent increases offered each contract renewal. If it wasn't for that, I would still be living there.
