7/10... Good apartment community overall. Modern design and nice appliances in units. The amenities such as pool, spa, gym, rec room, "dog park" are nice but could be better. Fees can add up for non-negotiable services such as valet trash and security. Also have to pay for reserved parking, where as I have experienced other communities include at least 1 (one) reserved parking in rental rate. There were some issues last summer with the community pool being accessed by a lot of non-residents, however the office staff has tried to mitigate this by issuing pool passes. Hopefully, this coming summer will be better.Last but definitely not least, the community's front office and maintenance staff are great. They are always welcoming, friendly and helpful. They coordinate and communicate well about community updates and events.I have been a resident for 2 years and will be entering my 3rd year next month.

I lived here for two years. I had an okay experience. Except for the fact that it says luxury, and there is nothing luxurious about it after a while. The security team doesn't know who to call when you have an issue, or how to help. The people up front NEVER answer the phone. People park in your spots that you pay for and you get no help. They are so quick to take your money but don't check up on you. They won't spray for bugs unless you ask multiple times. We had a wasp nest right on our patio. They now accept section 8. You can't have more than two guests over at a time. I left the place in ALMOST PERFECT condition, and got $145 back from my deposit. I don't usually write reviews, and i HATE leaving a bad one, but you should know before living here that you won't be a priority here. What a shame.

Don't be fooled by the 5 star reviews without much explanation. When I moved in I was asked in an email to leave a good review because they "are trying to improve our overall score". I lived in this complex for the last two years and recently moved out. The apartment that I lived in was fine but I would not describe it or the amenities as "Luxury". The gym is very basic with just dumbbells and cardio equipment. It was rarely stocked with wipes or any way of cleaning the equipment and weeks would pass before they refilled the one box of wipes they had in there. The pool area is fine but the chairs are not very comfortable and there was usually a terrible smell around the pool area for some reason. The security gates around the complex were never reliably secure. I would say that it was more common for the gates to be open or broken and it would take a month for them to repair a gate if it was broken. There were multiple car break-ins and there were people breaking open the mailboxes that are on the outside of the office building, not inside the "gated" complex. After a few times of the mailboxes getting broken into, they tried telling all the tenants that they were going to stop the mail service until they could figure out what to do. I guess the USPS told them they could not just have every tenant's mail stopped just because the company couldn't keep the mailboxes secure. The maintenance department was one good part of living here and it was probably the best part about my experience with the company. I only had a few maintenance requests but they were always taken care of quickly and the maintenance workers were always friendly and willing to help. My AC went out in the summer and it was fixed in a day or two. Where this complex falls short is the management and staff at the front desk. I would call the office to inquire about different things and 95% of the time it would go to voicemail. I thought that I had the wrong office hours when I first moved in because I could never get a hold of someone. While living here I was out of town and had a bag stolen that had my apartment keys and car keys in it. When I called the office to inquire about getting a new set of keys, I again had to call multiple times and it took two days to get a hold of someone. When I finally got someone to answer I explained my situation and was essentially told that they couldn't help me get into my apartment or get me new keys outside of office hours. I asked if they could unlock my door for me before the office closed or to set a key under my doormat but was told that I was out of luck. When I got back in town I had to wait until the next day for the office to open (thankfully it wasn't a Sunday) and get my new set of keys. My last example of the poor professionalism from the office is that whenever I scheduled things with them, they never kept the schedule and it happened multiple times. The worst example was when I took time off of work to go to a move-out walk through appointment that was scheduled well in advance. When I arrived that day, I was told that no one was able to conduct the walk through with me because the person had to leave the office for the day, which I was not notified of prior to showing up for the meeting. It was a waste of my time and time off work. I wasn't that worried about it at the time though because the person could have had a family matter or something to take care of. After learning my walk through was not going to happen, I was told that they take pictures when they do the final inspection and that I would get a copy of the photos that they would use to add additional charges if there were to be any. I finally got my final statement in the mail and was charged pretty much half of my security deposit for ridiculous charges. I reached out to the office and now they are telling me that they will not provide me the pictures from the inspection because they don't give them out even though I was specifically told I would get a copy when my inspection was canceled. In short I would NOT recommend this complex or the new one they just built across the street, if it is run by the same company. They are very unprofessional and terrible with communication/keeping their word.

I don't know what is going on with this place. These apartments Used to be so well taken care of. Now anyone can go in and have parties at the pool. The place is infested with roaches, ants and spiders. They don't keep the place up to date. And there is no security to be seen. It looks like they are excepting people with section 8. To see the people who live there is so ghetto now. Not worth the money they ask for if you can't be safe or in a clean environment.

I moved to Palms at Morada during the thick of the COVID pandemic in 2020 and spent 3 full years there. The Good: No doubt, it is a 'luxury apartment', pretty leasing office with billiards (but you cannot access them when you get back from work, so what is the use?) It however has a decent gym room with treadmill machines.I stayed for 3 yrs to avoid the stress of moving. ALMOST ALL my colleagues from my company who moved in here moved out within 6 months to 1 yr. We all consistently complained about the poor/ delayed response to maintenance issues and the high cost of rent. My experience- Not Good: The leasing office pulled a fast shady one on me even before moving in. They changed my rent after claiming that my credit check was inconclusive (credit score well above 720). Later they asked me to go ahead and pay the 1st rent. I was ready to pay to lock in my , stated on the contract. The link they sent was broken, i called them and they asked me to try it again on the next business day. Guess what? The cost of this same apartment went up by over $200 from Friday 5pm to Monday 8am. They exploited the need to rent a place and often exploited 'bait and switch method' as if It was my fault that your payment portal did not work on a Friday evening. However they dubiously acted. I paid the extra $200 monthly for that year, give their own 'systemic error'.The Bad: Fast forward. I intermittently had issues e.g. no water in the tap or HVAC heating problem in winter. The office often said that that was not an emergency, hence the maintenance people would come after 2-3 days. I was so disappointed. I had an upcoming zoom interview in the hour and asked the office to help print me a page (1 sheet of paper). They asked for quid Pro Quo- "'promise us that you will write us a great review on Yelp first before we print it for you'. Despite my anxiety from my upcoming job interview, I grudgingly agreed. Message to Palms at Morada: TREAT PEOPLE WELL, AND YOU WONT NEED TO ARM-TWIST US TO WRITE YOU A GREAT REVIEW. We will naturally do it on our own terms. Now to The Ugly: They often raise rent fees after every 12 months (no complaints). I most often paid my rent at least 1 week before rent was due. At the beginning of my last month on the contract (hey 3 good years) and needed 2 weeks before i can clearly figure where to move out to next (of of state), the office was unkind and raised my rent by $600. They threatened to send me to debt collectors etc if I did not commit to leave, or pay $2600 or sign a new contract. I have not said i won't pay the next month fees. I needed 1-2 weeks to figure out the next destination. My contract was not even over yet. YOU DO NOT THREATEN YOUR LOYAL CUSTOMERS THIS WAY. YOU CARE ABOUT MAKING MONEY, but do not care about your residents. Alternatively, in the name of good advice, i was advised to sign a new contract for 6 months. Under immense pressure, i signed it and even paid excess amount the same day. We cleaned thoroughly & left their apartment clean and tidy less than a month after but had to pay fresh $2800+ after. Oh i forgot to mention that my deposit security fees was gone ( they claimed it was already applied towards my fees and they could not fill on time in the rent-responsible package). We were gentle apartment users with high sense of maintenance (we used it as if the house was ours and took really great care). Yet They charged us for minor things that other apartments nationwide never charged us such as 'routine' re-painting (despite claiming there was no wall stain). They also charged us for a full clean. These are fees that an apartment rental office should bare naturally. Instead, these bills were transmitted to us. Unfortunately i cannot stay here in the future even if they reduce their rent. I need a trustworthy rental place, NOT Palms at Morada. OVERALL impression after 3 years:AVOID their expensive luxury, avoid their shadiness, and go to where you are appreciated and your pockets will FEEL AND STAY SAFE!

And holy shit, to the useless APM corporation that has construction starting at 7 am, why don't you spend some money on the people who have ALREADY given you money and paying you rent as a tenant, and add sufficient open parking. Its hella embarrasing to say I live in a "luxury apartment" ( This shit is NOT luxury. Even by stockton standards. Just over priced lmao. ), Yet any company I have over has to park a mile and a half across the complex , 11 buildings away from mine, Because there's literally like 7 free spaces for Buildings 6-12. But yet 1-5 have probably 100 parking spaces all uncovered and free to use on their side which arent even used.If you're looking for the literal worst deal on a living arrangement, paying for a bunch of amenities that aren't available, not being discounted for being unavailable, or guranteed rent bumps even during times like a fucking GLOBAL PANDEMIC. Lmfao. Unless you personally enjoy blowing thousands a month to a garbage corporation that does absolutely nothing for you once you pay them, Go anywhere but the palms at morada.
