The RV parked across from the board member's house blocked traffic for a week.
Someone rented a trailer so traffic gets diverted into the left lane.
It's hard to read the sign when the "almost security" gate is broken. I don't think it's stopping anyone today.
This tripping hazard put me on the pavement in the spring of 2024.

Seems their lawnmowers are afraid of weeds and they left their weed wackers at home.

Apparently our builder, Hovnanian, is responsible for the landscapers (chosen by our HOA) not mowing the 2 foot high weeds.
Looks like a motorcycles only gate.
This broken pipe spewed water onto my backyard for 6 weeks. It took 6 weeks for The Management Alternative to fix this.

I landed on the pavement due to a tripping hazard here in the spring. I wasn't injured badly, a few scrapes and black and blue marks. Good old Don P and friends attempting to distract from the terrible ratings. Pictures don't lie Don P. You've done a poor job. This hazard just a few feet north of #630. Maybe a hundred feet south of your house. You didn't notice?

This management company isn't even located near the property where I live - it's 50 miles away. I've been here for over three years and the management hasn't been on site at all. Because they are located in Modesto; they are located too far to actually come onsite and visually check on things. Between the property management and the board members of the HOA; no one looks at what impact their decisions have on the homeowners paying for their services. There is definitely an inequity in HOA dues; as Phase I homeowners pay about 1/3 of what Phase II homeowners have to. Considering that most, if not all of the board members live in Phase I homes; this means they voted for their own discount. We need a new property management company - one that shows up; not one who just counts our payments as personal revenues invested in their private equity firm. A good property management firm would be addressing concerns instead of making excuse after excuse for why they aren't going to do anything.There are many other property management firms and HOAs do change to have one better suited for the entire property; not just a few homeowners.

If i could get negative stars I would. Absolute worst Home Owners Association company. Had I known this would be the HOA for the brand new home I purchased. I would've thought twice. They are useless, charge so much, provide no services. No idea why we even have them our community isn't gated, we barely have any "green belt" in our community. Stay far away from this association. Brittany Martinez is the worst!

Dishonest, corrupt, unethical, unprofessional...................to say the least. Less than a year ago I bought a unit at a community managed by The Management Alternative. I request an inspection of a common are that I noticed it was damaged (issue not resolved yet) and it leaks water into my cellar/basement. The woman who owns and runs the company told me right upfront that if I wanted an inspection (of a common area) it could cost me up to $500.00I was unpleasantly surprised and I showed it, with out being rude or disrespectful. This woman, while booking the inspection and not knowing that she was copping me on her emails to the "inspector" she decides to badmouth me with the "inspector", another crook part of her mafia I'm assuming. She proceded to offer him to find me liable for the issue. Needless to say, the inspection report (A HUGE JOKE) was partial to her request and, I was sent a bill for the inspection.

It's difficult to give your HOA management firm a 5 stars rating. Most times it's just an email or board meeting or a violation notice. The news letter or some oddball complaint. No, It's the behind the seems issues that come into play. Infrastructure, the litigious owner, the estate of the deceased or lingering developer issues. Were a strong team is not only needed but indispensable.

I'm a student at Berkeley. My father sublets a condo in a large complex for me to use. You would not believe the conditions that exist here due to The Management Alternative. Leaky pipes, falling plaster, and the grounds are poorly maintained. When I've complained, all I got were nasty responses and no repairs. Frankly, my father is getting ripped off, and that makes me mad as hell.

I am currently the Board President of a 252-unit condo community in West Sac. We previously had two horrific management companies. We fired the one company after 6 months and another right before the contract expired. The Management Alternative pays our vendor invoices in a timely manner, gives us board packets well in advance, follows up with vendors, responds to member calls and emails in a timely manner, assists us with projects, and are in constant communication with us. In addition, TMA answers all of our questions. They have a wealth of knowledge that we have come to depend on. The previous companies did not even come close to their level of customer service. We are very grateful for the leadership of The Management Alternative and couldn't be happier since we made the switch.
