Avoid this place! Been here for over 3 years and really had no issues until moving to another unit. Upon move in we found out that the stove doesn't work properly to even boil water; the stove top coil also exploded and put a hole through our stainless steel pan also burning my husband's hand. The washer leaks water on the floor, dryer makes this crazy sound, cockroaches found on a weekly, shower caulking is cracked, you can't have the microwave on and the toaster going at the same time or the electricity turns off lol, paint splattered over countertops/toilet handle/towel rack, inside of the dishwasher is rusty, and the list goes on. I wish I was making stuff up cause there are so many things that are wrong here. At first, I wasn't too concerned cause maybe mgmt/maintenance had a lot on their plate and just didn't work on the unit thoroughly before move in. So I put in maintenance requests thinking that they'd come out and just fix the issues without a problem. Not only did they take forever to come out but also poorly fixed things and labeled it "normal" to still have a stove that exploded and doesn't boil water or a dryer that is squealing. They haven't even fixed a quarter of the things I've asked and it's been almost 2 months since move in. TLDR: Property is getting old and management is doing a poor job of upkeep. If you're looking for newer or updated apartments, just spend the extra dollar and go somewhere else.

The Landmark Apartments in Lodi, CA, a DJA Property, represents dishonesty and bad business. I asked to be present for my move out inspection to ensure I met all expectations. According to my lease agreement, that included cleanliness and no damages. I left the unit cleaner than when I received it. At the end of my inspection, I asked the property manager, Sabrina, if I met all move out expectations, she replied yes. I asked if I would be receiving my whole security deposit, she replied yes. I received a portion of my security deposit. In the letter/statement I received with my security deposit, they referenced California Civil Code 1950.5 to explain why they took money from my security deposit. California Civil Code 1950.5 allows landlords to use the security deposit to repair, replace or restore personal property only if the rental agreement specifically authorizes this application. My itemized statement did not have anything that indicated repairing, replacing, or restoring, which was also confirmed at my inspection.When I called to ask why I didn't receive my full deposit, Sabrina said it's mandatory for them to clean the units after all move out. She denied lying to me about receiving my full deposit. I informed her that cleaning the unit might be a routine process for move outs, but that is not the purpose of the security deposit according to the CA civil code they referenced. As I mentioned earlier, I left the unit cleaner than how I received it. They charged $235 for "cleaning." There was nothing in the lease stating a $235 mandatory move out fee. I know they do not use $235 to clean the units. When I moved into the unit, I had to scrub the caked in grease off the stove. I also cleaned out the dirty drawers that had dirt and glitter in them. I hope that this is not what DJA properties represents, and that The Landmark Apartments was/is an isolated issue.

GERMAN ROACHES!!!!Well let me begin by saying that as newlyweds when we first moved into the landmark these apartments seemed perfect. To a certain point they almost were.. then you run into the small issue of german roaches invading your unit 9 months into your lease. Well being a CA licensed pest control technician that has been working in the field residential and commercial for the past 6yrs both in the Bay Area and Central Valley this is probably as bad as it can get. The last thing you want is to be dealing with a management company as well as a "onsite" manager that 1) is horrible at getting back to you with any information. 2) is hardly onsite (verified by ourselves and maintenance staff).3) has so much lack of communication that you have to call and remind him that he was suppose to call you back.As a pest technician when you get a call that a unit reported pest issues in a apartment complex you want to get out there asap! No no no.. not in Jehon Paul's case. He calls you back to notify you pest control will be out in 1-2 weeks time. Then the day of he tries tell you that pest control showed up. Only for me to tell him I have camera systems in and outside of home and pest never showed up. Lastly it's upsetting that I had to their job for them by speaking with neighbors about this situation. After speaking with my upstairs neighbor it was clear to me that the source was his unit. They had been gone from the unit for sometime and ideally these roaches were looking for a food and water source so they made their way down to my unit. Most activity was found in bathroom and kitchen area which makes sense. Lastly maintenance staff and other sources confirmed roach infestation in unit above us. To make this long story short. This place does have so much potential. So long as it gets a good caring manager that is willing to do his part and take care of any issues with a sense of urgency. Lack of being on site, communication and lack of care will be this locations down fall if Jehon Paul doesn't get it together.P.s. reached out to main management office themselves and got a call back from someone who stated the regional or someone higher than onsite manager would call me... yea don't hold your breath! That call never came!!!In conclusion. All we had asked this location was for us to be able to be released from our lease early (lease was upIn October 2021) as well as full refund without being likable of any clean up fees and such.. we also asked them for help in replacing or refunding a some appliances and thing we weren't comfortable with taking to a new location.. unfortunately they completely rejected working with us. Leaving us choice but to look into other options!

An honest opinion of The Landmark: The Landmark Apartments have SO much potential!!! It's definitely a complex Lodi has been craving. There is currently a lot of construction happening, but once complete, it will be a stunning place. The updated units are quite quaint, however modern and simple. They have given the old units a much needed facelift. Some parts done exceptionally well, while others seem slightly rushed. In my opinion, vertical blinds throughout the apartment and cheap laundry room doors don't really go with the updated and beautiful interior of the rest of the apartment. A few issues for me: 1. Lack of storage. While kitchen/bathroom cabinets are beautiful, the amount of storage space is incredibly limited. Shallow drawers, and not enough shelves in cabinets. 2. Flooring is uneven in spots, but when given an old foundation, it's understandable. 3. Bathroom curtain rod is rounded out, which is great for what seems like a larger shower, but not when it forces the curtain to be right next to the toilet 4. The mailroom needs updating badly! The lock on the door is awful, the mailboxes are incredibly dated. It's a questionable area to enter at night, poor lighting. I've been assured the mailroom is on the list of renovations to come. I hope this one comes soon!4. The regional manager is rude and unprofessional. Her name is Cari and I only had interaction with her because I live upstairs and have a 2 year old who can easily open the doors. I was concerned about him falling down their cement stairs so I inquired about a security lock. Her response was shocking, "you can't install a lock, our doors are made of steel and VERY expensive." Then added "I can't tell you not to install a lock, but if we have to do a "welfare check" or there is an emergency and we have to break down the door to enter your apartment, you'll be responsible for the repairs AND receive a fine for installing a security lock which goes against what the contract says." (Or something pretty damn close to that.) I was shocked. Any good mother would say, well, I guess I'm taking the fine... Needless to say, bad, bad business practice. No care or concern for a possible injury happening on her grounds. With all that being said, corporate, Caitlin is your saving grace! Caitlin, the Community Director, is extremely personable, kind and responsive. Any issues I've encountered Caitlin has immediately addressed. She is prompt in responding and if she doesn't have an answer for me, she does what she can to find one, quickly. Caitlin is a true gem and she's the main reason this review is 4 stars and not lower because of the regional managers poor behavior and lack of customer service. All in all, I would recommend The Landmark as a suitable place for a single person, no family. It's currently not child friendly. As stated above, it has so much potential and will be stunning when construction is complete!!!10/13/19- update: contract is very strict and will not allow you to have a BBQ, kids toys or any privacy shades on your outdoor patio. You will be issued a violation notice if you have anything other than a doormat on your front door patio area. It's very controlling and hard to make this place a home. I signed a year lease and wish I would have waited or signed a shorter one. Again, not child or family friendly. 03/01/20- update: property has been sold. Caitlin, the amazing community manager, sadly was replaced with someone else.

Just moved here about 2 months ago and I'm loving our apartment. Super cozy and cute for my husband and I and love how modern the apartment looks. Caitlin who works at the office is soo easy to communicate with as well as Ron who is in charge of maintenance. There has been a lot of noise lately because of all the stuff being done to the apartments but I know that won't last. It's a pretty small and quite community and you don't ever see anything shady or suspicious happen around the neighborhood. The pool hasn't been so clean lately but it's also because of all the work that is being done on the outside of the apartments.Totally recommend these apartments.

Recently moved in and there is still a lot of construction going on. The apartments have been newly renovated and have undergone many new changes. Would highly recommend to anyone looking for a place to stay. The apartment complex will also be getting a gate for extra security, although the surrounding neighborhood is generally quiet. While some of the new apartment complexes in Lodi being built are expensive, The Landmark apartments are like new apartments but are more affordable than others. The staff is friendly, helpful, and prompt. While I haven't needed any repairs on anything, they offer 24/7 maintenance and are willing to help. If you are interested in renting don't hesitate to stop by!

This place is a hidden gem :) Michelle, the property manager, was very responsive and helpful throughout the leasing process. Our move- in went smoothly and we are loving the property so far. The new company that owns these apartments is extremely on top of their stuff, and it's refreshing to see staff doing general upkeep and maintenance frequently.The pool and grounds are maintained very well. The exteriors of the building are brand new and have a very appealing design. It's nice to just sit outside and enjoy the property. The apartments themselves are BEAUTIFULLY renovated. You can tell it wasn't a cheap paint and polish - the units themselves have had a lot of TLC poured into them and are very modern! Upstairs units have vaulted ceilings but downstairs units do not.The only potential downsides for some people might be the thin-ish walls and parking situation. With it being an older building, the insulation isn't as great as brand new buildings meaning you sometimes hear doors opening/closing, vehicles pulling up, and people walking outside. This is completely normal in my opinion for this style of apartment, though! For parking, you get 1 assigned spot but if you have more than 1 vehicle you have to find parking in limited unmarked spaces or park along the street. This hasn't been an issue for me so far, but others have said it can be sometimes.

Lived here for more than 3 years. This property is not smoke free as advertised. You bring this up to management nothing gets done. If looking for a smoke free environment look elsewhere.

Avoid this apartment complex. The management does not care about their tenants at all. We had terrible neighbors that kept us up all night long. Management would not even respond when we reached out about concerns, including when having to call the police multiple times. We had gate clickers that did not work and they took months to replace after multiple requests. They advertise a community grill as an amenity, however it was chained shut the entire time the 18 months we lived there. They will text you at 8 AM that your car needs to be moved from parking lot work that day and say you'll be towed if not moved. Expect a large increase in rent after your first year as well. Our rent went up almost 20%. Also, do not expect to get ANY security deposit back. Upon move out they charge us to clean the unit and carpet clean even though the unit was thoroughly cleaned before we left.

Pleasantly surprised with this gem in the neighborhood! Found this complex randomly driving by while searching for a new apartment and walked in and met the apartment manager. Upon meeting JehonPaul, he was able to show me a unit and answer all of my questions regarding the unit, and I had a lot! I quickly applied and a few days later was approved. I have just moved in and it's been a little less than a month, however, everything is pretty perfect. The timely and professional manner of JP during the entire move in process was a breeze. I was able to contact him with all my questions and even accommodated me slowly moving in. I love the modernized reconstruction, the hardwood floors and the walk in pantry is really what sold me. The neighborhood is decently quiet and the grounds are impeccably clean. So far so good over here!
