The Fountains Apartments

My husband and I came to live at the Fountains due to a job transfer 2014. We didn't know the area so we rented the apartment site unseen. This was the best decision that we ever made. We loved living here great friendly staff. Maintenance requesting are taking care fast. Grounds are kept clean. Great amenities (pools, Jacuzzi, Gym, tennis courts. Quite and peaceful. I loved and enjoyed my time living here and just recently moved due to my husband and I buying a home nearby or we would still be living here and loving it. I highly recommend The Fountains.

First thing's first, I love the maintanence here. We needed our dryer, our dishwasher and our spare shower water temp knob fixed and each was fixed same day. They don't give you any grief about it either, they're happy to help.There are some lovely tenants here. It's nice. There are families here too. Everyone keeps to themselves and are mostly quiet.As for a few of our neighbors here, they seem to have signed a different rental agreement than we did...I'm pretty sure it states that if noise you are making in your own unit is audible in a neighboring unit, you are being too loud and is unacceptable. I believe it says that there is no smoking in the units as well. Both of our downstairs neighbors are problematic. One has a sound system that he likes to use at all hours of the day and even as late as midnight on a couple occasions. I have called about this issue and was given attitude by the front desk as if we don't pay money to live here and have a right to complain about our neighbors being a nuisance. Our other downstairs neighbor smokes weed in his apartment. Every time he smokes in his unit, the smell comes up the shared wall (our master bedroom and master bathroom wall) and makes it smell disgusting in both those rooms. And all I was told when I called in to complain about this was "I've been by there a few times and have never smelled anything, but we'll give him a courtesy call."I can name two other units where I've SEEN someone smoking weed (a bong sitting in your window sill while you're hacking a lung up with music blaring and standing outside your apartment just give it away) and smelled it too so there was no mistaking it.All I ask is that the front desk cut the attitude and do something when asked to assist in resolving an issue that rightly needs to be dealt with.Our rent is going from $925 to $1100...that's a huge jump in rent that honestly, we can't budget for, but they need their money I guess...Also, there's a homeless man that somehow manages to get into the gates and digs through all of our dumpsters. The police have come by a few times but he still comes almost every night. So taking the trash out at night is definitely out of the question after he scared the daylights out of me standing IN the dumpster I was trying to chuck a heavy trash bag into.I'd take my rent money elsewhere if at all possible.

The Fountains are a great place to live and Shalene as well as the maintenance staff are what make it so. Shalene is an amazing manager and she truly cares about the residents. The maintenance staff always tend to matters in a timely manner, they are excellent. The grounds and facilities are well taken care of. It is a safe and quiet area, and we have been fortunate as well to have friendly and respectful neighbors.

Can't even begin to tell what an awesome experience living in this Apartment community had been. From the actual move and move out it has been by far the best community. I've lived. In timely service when there's a maintenance issue. 24 hour work out facility. 2 pools 2 tennis courts. And yes the jacuzzis work and are bursting with those jets to ease away tension at the end of a long day. I think the best part is the spaciousness of the apartments,not to mention the washer and dryer inside the unit. Or if you have your own bring it. I love the gas stoves better to regulate the heat. When you drive in the entrance it's very eye appealing. It just seems to beckon you "you're home"

We just recently moved in about a month ago and everything seems great so far. Great amenities and nice staff. The location is by many businesses and grocery stores. Rooms have huge walk in closets so if your looking to be extra organized this is the place for you.

Beautiful gated apartments with a gym and swimming pool. Well maintained and if you ever have a problem, the staff is quick to fix it. Love living here!

I have lived at the Fountains Shalene and her staff are Awesome friendly, happy they make you feel like you've known them forever. Any problems are handled immediately with professional and courteous manners. I'd recommend these apartments to anyone they are a quiet gated community. My neighbors were friendly and helpful when I had heavy objects they would carry them upstairs for me. The apartment itself was very quiet no outside noise, lots of cabinet space. Just can't say enough about Shalene and staff. I will miss them. Thank y'all so much for making my stay awesome

Very professional and friendly management. I'm pleasantly surprised that my maintenance requests are taken care of so quickly. I've never had a better experience. The management makes you feel like you are truly at home. I highly recommend living here.

Maintenance staff is great! They definitely have that side of things figured out. Most repair requests were handled same day (if not the very next day). Other than a few tenants who were not the best, the people we lived near were fine. Apartments were nice (a little updating to the bathrooms would have been better). Management was fine while we lived there (save a couple times where there seemed to be a little attitude with certain questions and/or complaints). My biggest grief with this complex would be once we decided to move out. We were treated as if we were stupid about how payment of any needed repairs/cleaning would happen. Despite going over it multiple times, we still had to deal with getting it worked out AGAIN over the phone. And unless you live there for the allotted time where they will take care of things that need to be done, do not expect to get any of your deposit back. They are just going to replace your carpets and completely re-paint the entire place, regardless of whether or not it needs to be done. Could not believe how much was charged - but just glad to have remitted payment and be done with it. Lastly, something needs to be done about tenants who are too lazy to leash up their dog and take them out to do their business. There were far too many times where little, and even sometimes big, dogs were roaming about the grass or parking lot outside of their apartment door. Not only did that pose a danger to anyone properly trying to take their dogs out, but it allowed for piles of poop to go unnoticed or not picked up. Can't even remember how many times I would have to pick up other piles, or even step in them a couple times. Completely disgusting.Overall, location can't be beat. Never felt like my safety was in danger and never worried about my stuff. But the prices will definitely be getting too high on those apartments for some of the dated/cheaper items inside.

This is probably one of the best apartments communities to live in in Lodi! I was in Lodi on a temporary travel assignment and my company put me up at The Fountains.The apartments are central to everything you might need (i.e. shopping, banking, hospital, entertainment, transport etc.). The gated community is secure and the area is quiet with, no major noise problems. The tenants are mostly working professionals, with a few small families with kids. The grounds are well maintained and there is ample parking. The pool areas are maintained and inviting. The gym has some good equipment, but one or two machines need to be replaced as they are non-functioning. I also seemed to always miss the paper towels in the changing area/restroom in the gym. The garbage/recycling area is close to all units and the mailboxes are right by the pool area.My second floor unit was a very spacious 2/2. There is ample storage throughout and very nice sized walk-in closets in both bedrooms. The living room area is nicely sized with a fireplace, vaulted ceilings, and good natural light from large windows. The patio is small, but serves the purpose. You can fit a small table and 2 chairs there. The kitchen has very nice cabinet space and all appliances (refrigerator, stove/over, microwave, dishwasher) are Whirlpool brand. The appliances are older (early 90's), but functional. The gas stove and oven worked well and there is a nice size box-style window that you can open, as well as sliding glass door off of the dining area. The unit also has a Whirlpool brand washer and dryer (both also from early 90') that are in the hallway past the second bedroom. There is nice cabinet space above the washer/dryer. There is new carpet throughout and the walls are nicely neutral. There is a ceiling fan in the dining area and central air conditioning and heat. The maintenance staff are friendly and efficient. The online maintenance request form is very easy to use. I needed a small part replaced on the dishwasher and was able to use the online system in the morning to request a repair. When I got home that evening my repair was completed. The property staff are very helpful, available, and friendly. Though it was short, I enjoyed my stay at the Fountains and would recommend this apartment.
