I am a board member, secretary/treasurer of the Balboa Park condo complex. Today was to be an executive meeting called by Ron Clark of the Cooper Company to establish termination of their contract and two other contracts. This is after we had established a meeting for May 26 and the citizen at large of the board and Ron Clark refused to attend and created this meeting today, June 9 at 2 o'clock. Neither showed up, neither confirmed if they were going to be in attendance. The two of them have played this stall tactic and have created total Animosity between Cooper Company, Ron Clark to be specific, and Balboa Park officers of the board. Our dues has gone up tremendously to $405.55. I have been working hard to establish other contracts where constituents might possibly not have to spend so much on HOA dues. The president and I decided to close the pool because of black algae and the possibility of E. coli contracted by any child and possible death. Cooper Company would not close the pool when I demanded that they do and now they are telling people it's safe to swim in, even though the black algae is still present. The fact that this Board Member and Ron Clark of the Cooper Company have not taken action is heinous and unforgivable. I wouldn't recommend Cooper Company to my worst enemy. I suspect that Bob Burge, CEO of Cooper Company will respond to this, as he has in the past, with positive ravings of his company. When you are an officer of the board and cannot even get Cooper Company to respond to a phone call or an email, that is a big negative situation. I have to give them a star as a rating so I can post this but believe me there -100 stars! There must be an office of the state that will investigate Cooper Company, but I have yet to research that. If anyone has any information as to who I can go to to resolve the situation, please do not hesitate to let me know.

This company is terrible. They manage our gated community and every time our gates get stuck open they take forever to fix them. We pay an hoa for nothing apparently. We also have security cameras that they don't monitor (perhaps to check if someone is purposely messing with the gates to keep them open?). I strongly suggest not going with this company to manage your property. Hopefully our board votes to choose different management soon.

I have really hesitated about writing a review. This company has definitely earned it. They do not respond to owners who pay their HOA fees. They unequally (if at all) enforce CCR'S and repairs, which ensures equal quality of life. The manager is rude, disrespectful, and condescending. They will flip and blame owners for their lack of response and enforcement. To see numerous other reviews stating the same does not surprise me but has confirmed how this company handles property owners. The amount of money I have paid to this company in HOA fees over 25 years and to be continually treated this way is beyond. BTW, they raised the fees to $411 per month (just short of $5k a year). I really need to figure out how to move out of here. No one will buy into this place at this rate. They treat me like a Karen, I guess I will start sounding like one.

I must agree with all the other reviews here; the company doesn't take any responsibility. Ron Clark makes it clear he doesn't care; his staff is incapable of even processing the most simple requests. Even the supposed president Bob Burge avoids you; its very strange and unnerving how this company is allowed to operate. After reading the other reviews here I now know I'm not the only resident with issues with the gates. I wonder if Mr.Burge and Mr. Clark would feel if they were ignored and treated rudly; I know for a fact neither of these individuals would want the cooper company to be their hoa. I'm still waiting for them to resolve my clicker issue; just spend $100 on 2 clickers that don't work; when I explain the issue they act if they can do absolutely nothing about it. Not only that they told me to buy new clickers because my current clickers was experiencing issues; these new clickers have the same issue. Epic Fail on The Cooper Company.

I been a Northlake resident since two months ago this HOA company is the worse I have a neighbor who is constantly smoking and drinking and playing music at 2 AM 3 AM 4 AM I have made several complaints about the noise the drinking and the loud music. This particular neighbor came knocking on my door one week after I moved if only to yell at me and told me to go f myself and many other mean words I had nothing but trouble with his neighbor and I have brought it up to the HOA company and they don't do nothing about it. They keep saying they're working on it but nothing's been done so far my neighbor every day nonstop from 10 PM till almost 5 AM in the morning smoking drinking loud music, and even if I ask her to stop, she won't I hate this this is the worst place to live the cooper association is not very helpful I called the cops they they didn't arrive until 5 AM in the morning. That's ridiculous. We need a phone number where I can complain and be liste to I'm already looking for a lawyer

I would give this business ZERO stars if I could!! A couple of weeks ago an incident occurred in the park at the back of the complex that needed the property management company's urgent attention. The Cooper Company has since been contacted both by phone and email, at least twice, with NO response as of today. This is not the first time this management company drags their feet with regard to responding to phone calls and emails in a timely manner. They have to be contacted multiple times before calling or writing back. VERY UNPROFESSIONAL and COMPLETELY UNACCEPTABLE!! I strongly suggest thoroughly vetting potential property management companies (including reading their reviews) before hiring them. You have options!!

Jean, melody and the rest of staff at Cooper are the worst. They're nasty, unprofessional, and talk over you when trying to speak. Not to mention all the times they hang up when they don't like something that's said. They will not help you with any questions you may have. They only say "you need to bring it up to the board" but won't give you the board meeting information, time or dates. If you call with any questions or concerns about anything regarding house or property, they either won't get back to you or won't help you- just continue to say "bring it up to the board." The security guards they hire are just as bad. They don't protect you, in fact, we've had many break-ins and we have caught them on our ring snooping INSIDE OUR CARS!!! While we love our quiet community, I do not recommend it because of these people.

My wife and I live in Cottage Park, a 55+ gated community in Turlock. We recently needed one of our front yard trees restated. We contacted the Cooper Company for assistance. I spoke with Mr. Cook and he then contacted Valley Landscape on our behalf. Valley Landscape responded promptly and did a great job securing and staking our tree. Mr. Cook provided us with quick and professional service which we very much appreciate. Valley Landscape has continued, like the Cooper Company, to impress us with their professional service. The efforts of both companies is a credit to their management, and is the reason why our neighborhood looks as great as it does !!
