Do not move here if you have more than one car. The parking fills up by 3:30pm most days (seen it full by 2pm on more than one occasion), and is always full on the weekends. Tenants frequently leave their non op cars in open spots and leave them there for weeks on end. To make matters worse, the staff will often park their golf carts in open spaces, eliminating them as options for tenant that get home later. Why they need an entire parking space for a cart is beyond me. Long story short, I spend way too much time worrying about, or planning my day around, parking at this crap complex. All of this headache is not worth it; this isn't the city, it's Tracy.

Mixed feelings living here. We rented for a year. PROS: a nice quiet complex. Never any noise issues and honestly it's so peaceful during the day. CONS: finding parking is the WORST!!! Lots of break ins. Cops showed up at our door at 3AM because someone tried to steal my bf's motorcycle. We moved out for a couple reasons. First reason being, I was 37 weeks pregnant and also had a toddler and the people below us were smoking weed and the smell was coming into our apartment, we complained the office sent a notice of no weed smoking that's it. I gave birth, it still smelled like weed. Told the office, they came and put air freshener in my apartment... STILL stunk... told them again and nothing. My point is, they literally did NOTHING to help. Also, they raised our rent just a year after we lived there. The office girls are so rude also.

This review will be long, but I believe it will be worth the read. I want to touch on all bases, and leave a fully thorough review. I have to leave a 2 star because honestly this place wasn't all bad.I lived in #313 BAD: WATERBUG ROACHES. I've never lived with them before, never experienced them or anything until living here. I was so anxious and ready to move out of my small space due to me being 3 months shy of birthing another baby. I signed my lease before viewing my actual unit, or reading the reviews (only read the good ones on apartments.com) That was about 10 days before moving in. Then I decided to just look at the reviews everywhere else, and my god, I was so ready to stay where I was. I asked about the bug reviews & was told there had been no prior complaints in my unit & that they had pest control spray & blah blah. Moving in was okay, but within the first week there it was a huge dead bug in the master bathroom . I called the office quick and demand they come and get it. I was freaking out. I was pregnant, and home alone. They came in a hurry, picked it up and I left. I was so scared that I would leave every single day that my fiancé wasn't there & sit in my car until It was time for him and my oldest to come home. I reached out to legal aid to see my options & was it legal to move someone in knowing they had roaches. I was informed that they can allow me to break my lease if they wanted to, but it's up to them and as long as they had pest control available they were doing what was legal. Speaking to the office about it was easy, no problems, but also no solution other than signing up to have my apartment sprayed. Breaking the lease was an option but the financial responsibility falls on you until someone rents out the place . (Who has money like that?) I was miserable my whole pregnancy having to sit in my car. Pest control came and sprayed the following Thursday & I signed up again the next week & he told me he can't spray every week because it's not safe & it also lasts longer than a week. He told me to look up some information to ease my mind. It honestly helped finding out they were outside bugs just finding their way in, but that didn't stop them. I found a total of 5 over 7-8 months . I was finally feeling okay. Speeding up to this summer. I signed a 12 month lease, so here we are approaching the hot days, and we are in quarantine because of covid so I'm in the house everyday with a 4 year old and a crawling baby . Seriously, I have seen a fuckin bug almost every day from April-June. Enough is enough. My lease ended the end of may, and before that I was already applying for a new place to live. I literally cannot take it. It is disgusting and ridiculous to have to subject yourself & family to this! I understand they come with the territory of Tracy, but OUTSIDE. Something has to be done more than spraying . I'm scared to put my baby down on the floor at this point. my 4 year old has seen one & freaking out because she doesn't understand . Then having to lie to her and call them a different name so she doesn't go telling people we have roaches. The shit is just out of control & literally has had my anxiety up since living here. Oh, and the icing on the cake was when i seen 2 of those damn things crawling up the wall. I have not slept in my room or bed in 2-3 months, or used the master bedroom bathroom in over 6 since I seen them mostly back there! As for the apartment living besides the bugs: it's quiet , and a honest nice area to raise your family. I've enjoyed my neighbors for the most part and it seems like on my side every one just minds their business and does their own thing. The office staff has been nice and helpful, so I really have no complaints about them personally. Whenever I called, they answered and responded quickly & never unprofessionally. The Maintenance men were absolutely great . Each and every time I called, they came and fixed things with ease . Yes, you are only assigned one parking space no matter how many cars or adults in your household but in my area parking wasn't really that bad. Even parking on the street wasn't such a big deal, because I didn't ever have to walk far since I'm located pretty much in the front. The place definitely needs to be updated on the inside. The kitchen is out of date. The cabinets, & appliances don't match & just are old. The windows are very cheap so with any rain, the moisture gets on the inside and creates mold around the windows. I had to put towels on the edges so the water didn't build up and run down to other places. The master bedroom is a nice size, but the second room is tiny but that's a personal preference. Make sure you see YOUR unit before singing the lease. I learned my lesson!I now obsess over reviews which could help or hurt me, I know. But believe me, when you see multiple BUG complaint reviews, don't think "oh that's just in one apartment, or maybe it's just because of them" NO, believe that shit.

We have rented here since July 2016 and despite being an apt. complex, there is the feel of living in a family oriented community of homes. Staff is generally great to deal with personally, so my 2-star issue with customer service has nothing to do with the staff, but the policies of the office/complex itself. If you have a good tenant who makes a clerical error on one check where the numerical amount is correct but the long-hand amount is not correct and it is delivered the night of the 5th due to a holiday weekend, you should not charge them a late fee! An honest mistake by a good tenant who replaced the check with the correction same day error was brought to her attention should not be rewarded with a late fee unless their was a habitual occurrence. This is irritating when the tenant is renting a 2 bedroom 2 bath apt. that she cannot fully enjoy the comforts of because the outdated bath push stopper that I complained about and was "fixed" still does not work so I can only take showers instead of my favorite Avon bubble baths! The outlets in both bathrooms have never worked so I blow dry my hair in the kitchen! One of the worst things to deal with is the lazy/incompetent grounds/gardening people [NOT REFERRING TO THE AWESOME MAINTENANCE GUYS WHO DO THEIR BEST TO BE PROMPT AND ATTENTIVE] who blow leaves on to the doorway and leave cut tree branches all over your patio. Parking is a problem when you have visitors. The community is clearly geared towards family, so the property should have taken into account during the planning stage that families should have at least 2 parking spaces available.Basically, more to the owners/management - you are in a people business. Give your staff the authority to use their judgment even if they have to request approval on a case-by-case basis to remedy certain situations in a good tenant-friendly manner. Why risk losing a good tenant at the end of their lease based on bad customer relations?P.S.The Xfininty event - although we did not attend, was a good community event you should have more of (not just to promote services) - especially in the summer. Consider once a month pool/picnic events. This would be great for families with kids to meet when they otherwise would not and find carpools or kids that could walk to and from school together.

The place sucks. No parking, hella cats everywhere. My car got scratched hella times due to the random cats everywhere. The maintenance people have no clue what they're doing. Called them to fix a outlet in my place 4 times and it never got fixed. So I lived there for 2 years with no working outlets in the master bedroom. Stubborn ass neighbors who reverse park old ass cars into open spaces. Got family's of 8 living in some apartments. Just a mess. For what we pay to live there you would think it's a luxury place but nah. This place also kept my entire 1600 deposit for some bullshit. Stay away at all costs

I wanted to give 4.5 stars, but looks like it's all or nothing. Overall a pretty positive impression of the place. Quiet neighborhood, great location, and close to most amenities one would need. Spacious for the price as well as an extremely friendly staff. We've only been here a few months and our leasing agent Yesenia seems to remember us quite well. Making the office a very welcoming environment. (I can't say that about many other places we've lived)I have only one qualm and one observation. Observation: there seems to be large groups of teens that hang out somewhat late at night in the area. Nothing scary or worrisome because they keep to themselves, but also expected in such a large community. The walk ways are pretty lit but there could be potential for something to arise. Qualm: parking is pretty rough. We end up having to park across the street from the entrance to the community. Sometimes as far as the next neighborhood over. I get it, there is limited parking. Just the only thing that gets to me. Outside of that, pretty good start to our relationship and I hope to keep it that way.

TERRIBLE. Stole our deposit and charged us an additional $550 and sent us to collections. We fought it because we got the home professionally clean (kitchen, bathroom, carpets, walls, etc.) deep cleaned to ensure we surpassed the standard cleaning and we get hit with 'when we removed the carpets, we noticed pet stains therefore we are charging for whole home carpet replacement and to repaint the apartment." 1. WE DON'T HAVE A PET, NEVER had a pet in our home. 2. The carpet was NEVER replaced when we first moved it the carpet was over 2 tenants old. I have proof of this our move in contract states prof. cleaned on 2/2015 not replaced or new (it must've been stains from previous tenants), they only replaced it because it was old there were no stains, tears or anything. 3. The 'statement receipts' they provided were over 4-5 years old! Not in compliance with ( Section 59.18.280) Ridiculous. We later found out they used the money over $1100 to remodel a 890 sq ft apartment. SUCH disbelief to see this affecting my credit now. You guys are thieves. NEVER RENT FROM HERE. BEWARE. Filing a lawsuit against you guys. ALSO, got our car broken into 3 times being parked inside complex and packages stolen. Worst place to rent from.

Terrible parking if you have more than 1 car or you're expecting a visitor. . Roach infested. . Vehicles get vandalized and broken into. MY BIGGEST ISSUE: Management harasses you on what you have in your patio and on what decorations you have outside your unit or IN YOUR WINDOWS during the holidays. Even though crime is high in the area you also get harassed about having security cameras designed to protect your family since security is garbage. I believe they only let you place one at the bottom of your window (where it won't capture anything). The laundry room is tiny and can't ever accommodate the vast amount of tenants, laundry machines break often and take weeks to months for repairs.

DO NOT RENT DO NOT RENT DO NOT RENT Do not invest any money or time in these apartments. Managers are so money hungry it's sickening. I've had my clothes stolen from the on site laundry mat twice . Constant harassment from owners about the type of vehicles I own to where I & my visitors park. Will tow your visitors car WITHOUT warning. & managers expect more than what is deserved of the infested apartments. The office associates are rude & will ignore any problem you have other than collecting rent. I've made many complaints but non were satisfied. I mean have you read the rest of the reviews?
