The hotel might not be the prettiest place, but the owner is doing the best she can (by herself) and with the little help she does have.The owner is super sweet and will help you if she is able too.I've been here for 2 weeks almost, and havent seen 1 roach in my room. So that's a plus

This place had seen better days...Never the less I needed a place to crash after a long weekend ya diggg...they my be in the middle of renovating not sure but this telly could use some work...far from Royal accommodations but when in need of some shut eye this place will doRoom-3 1/2Noise level-8Price $67.00 for the nite...not bad

What the eff do you people got going on in Tracy. Undisputed worst motel I've ever stayed in period. First the night clerk wanted my pin for my business card. Then I'm pretty sure I heard a woman being beaten next door with children crying. Roaches in the bathroom. I slept on top of everything. These mother fluffers out here boy.

Management needs improvement on people skills. I've been renting at the Royal off and on for the last year. Haven't had any problems what so ever.Always paid for my room without any issues. It's been pleasant. I always get the same room, I considerd it my home. So my luck has taken a turn for the worse, and I lost my vehicle. I was still able to keep up withy rent. Until today. I went to pay for my room online on the booking app I've always used, and something was not letting me pay, saying the was an error loading payment methods try again later. I was trying to pay for my room at about 8 am until 1pm. Management started in on me like I wasn't going to pay them at about 10:45am. I had the money it was just on my card, I thought there was something wrong with my bank card. So I went to the bank, perfectly fine. Tried to pay again. By this time it is now 2 pm, my stuff is out of my room. I don't know people around here to help me get my stuff and go. Plus I have no vehicle, I called the booking app I used and they told me that management had flagged my account earlier saying I didn't follow house rules, 19 hours prior to me calling to make a payment. So when he was demanding that I pay him, and it wasn't going thru, it was cause he placed a bad mark on my account, and it was never going to go thru, like at all. To make matters worse, I booked my room thru another booking site, went to check in, and they put me on the "do not rent" list without my knowledge. So I paid for a non- refundable room, got refunded, but won't see that money from it in another 7-10 business days so now I can't go anywhere else cause my money is in limbo pending and being returned. So I'm stuck here at the Royal,Still... In the parking lot. With all my crap, my dog and my boyfriend and It's so cold. You would think they would offer me a blanket (lmfao)doubt it. The last guy that managed this place was awesome. He was stern on his rules, and told you what's up if you broke them and would give you at least another chance. The new management can't even tell me why I'm not able to rent here. They just say they don't know why. How am I supposed to know what I'm doing wrong if your putting bad marks on my top tier platinum account. Even the representative on the phone thought it was kind of odd, because Ive been a loyal customer for this long and to have a negative mark like that, on my account she thought it was a mistake. She even called the property a few times while I was on the phone with her to talk to management and no one answered the phone for her.She was genuinely concerned and she wanted an explanation from the manager. She said she was going to flag their account for false information about a guest, but I had told her not to, that I would try going thru another app. Which ended up back firing. So I don't know if I'm in the wrong. But I feel like I've been wronged. I'm just waiting for the cops to show up and tell me to leave at this point. I just have so much stuff and no way to transport it all to storage. I thought I would be here for another 3 weeks. Not 3 days from when I initially checked in last.

My husband booked on an on-line deal. Traveling worker. Stays in many hotels and has a hard fast rule of 1) no live-ins; and 2) no homeless encampments. First night was ok. Second night it became clear people living in it and took up two parking lot spaces with all their crap. The reason for the rules are thus; he works hard for a living and has to get up very early and people living in hotels tend to stay up ALL night and make a lot of noise. They also tend to trash the place and vehicle break-ins are a regular thing. He checked out and moved to another hotel for duration of project. He did say the rooms have all been renovated, but what is the point if they allow this kind of thing? My husband had words with the guy who had just moved in--so it was def NOT the hotel clearing out a room. WOW, just wow! If you work for a living, avoid.

I loveThe remodel. I stay here pretty oftenThe new management is pretty awesome and really nice. Although he does not allow u to have any visitors when you stay there I can't complain for the quiet night and not so rowdy parking lot that it used to be I think that the new management did an awesome turn around good job Monte!

It was okay....but be prepared. We won't stay here again. Liked · Staff was friendly, room was clean and decent size. They cleaned the room 3 times during our 6 night stay. The rooms have been renovated.Disliked · There are no closets or racks to hang your clothes on. The smoke detector was not installed (wires were hanging from the ceiling where the detector should've been). They only give you one roll of toilet paper so we had to go to the office to request more after we ran out. We also had to ask for more towels, which are old and scratchy (nothing soft about them). There are no phones in the rooms so you have to walk to the office (which you cannot go inside of due to the doors being locked at all times) and ring a bell to get any service. The bathtub had a slow drain so you are standing in water during your shower. The outside of the motel is run down, scary, and needs renovating. There were homeless people sitting on the ground at the entrance driveway on more than one occasion. We reserved a smoking room (option provided on Booking.com) but we were told there were no smoking rooms available upon check-in so we would have to smoke outside (which was fine), but we were approached by other guests while smoking outside asking us for cigarettes, etc. (which is kind of ghetto). We were told by locals that this motel was referred to as the "murder motel" due to multiple deaths there (prior to the new management) and that it also used to be where addicts went to do drugs.

Terrible x10. Place is super dirty and don't get me started on the overworn dingy towels. Staff or no staff this establishment needs to keep to a better standard. Save your money avoid here if possible
