This is the mess I came home to. Does this look safe? Try moving your things and tripping over this and falling down the stairs.
This unit had a family whose kids grew up here. They were given a 60 day eviction without warning. Heartless!

Tire was slashed on Saturday night. Where is security
This is clearly a well managed outfit.
Behind this poorly constructed popup trim you'll find a single pane window from the 70's. Ask PG&E if it's a good fit.

I love living in Quailwood. It's not your average apartment complex that comes with dozens of perks and fluff, but it's a great place to live with awesome people working there. For example, my drain clogged up about a week ago (who knew you couldn't put potato skins down the garbage disposal!) and getting a maintenance request was super quick and easy - not to mention I have a dog so I require a little bit of planning ahead to arrange maintenance and all that sort of thing. Vonnie and all of the maintenance guys are great. The guys wave to you and ask how you're doing if they see you around the complex, and are very respectful and efficient when they have to fix something in your home. Two of my friends live in different apartment complexes that I was seriously considering moving into before I found Quailwood, where all the perks such as a fitness center, laundry rooms, pretty grounds, etc made it seem like a great place to live. One of my friends had nothing but struggles at her complex, and my other friend has difficulties with laundry room hours and parking at hers. Quailwood doesn't have a laundry room or a fitness facility, but every apartment has a washer/dryer hookup and the places are HUGE. There isn't a security guard patrolling around all the time, which was scary at first, but every place has it's own one or two car garage that locks. The apartments on the first floor have gates that can lock. The only bills that I have to worry about paying are rent (which for the quality and amount of space you get is very cheap), PG&E, and whatever extras such as internet or TV that I'd like to add on. Quailwood pays for trash and sewage and all those other little things that you wouldn't think you'd have to pay a bill for. If you're struggling on deciding where to live, check this place out. There's no contest that this is one of the best, if not the best, place in Stockton.

I've lived here twice in the past ten years and it is still great for the price. The staff are good about fixing stuff when you let them know, it is a pet friendly complex, and good square footage for the price. The complex seems pretty safe too, my only complaint is the homeless go through the garbage frequently. I recently moved out of town and I got my deposit back. I would recommend this place to my friends.

Quailwood Apartments is newly renovated and a new management took over sometime in 2018. I was apartment hunting and decided to check this complex out and I was impressed at my experience here. The community director, Alicia, was a very kind woman and knew a lot of information about this place. As she should, of course. She was very patient as I had a lot of questions regarding the apartment, down payment, rent, etc. This was my first time apartment hunting and I enjoyed that I decided to come here to check it out. There did seem to be a secured gate in which you need a remote to get in and out of. Reading these past reviews it did make me nervous about break ins, vandalism and so on. I mean, honestly, you have to worry about that anywhere you go. The units are so spacious! I believe for a 1x1 is 830 sqft and then a 2x2 (townhome) it's 1,330 sqft. That's pretty big considering there are places with a 2x2 and they're still really small. I love the idea of a townhome because it gives that actual home feeling. If you've been considering these apartments, definitely inquire about it. You might surprise yourself!

I just want to leave this review in courtesy of fellow renters who are looking to move into this complex. This is a nice complex to live in, but with a very poor management. If you want to be frustrated with communication , send 10 emails to get one answer or want your security deposit to be completely used for unjustifiable reasons, here is the place to be!Also buildings are old and my stairs were actually broken and it was a safety risk which was never fixed. They also intentionally do not communicate to you properly what you need to do or pay for and then blame you and have you pay for those fees.Good luck!

Great place to live and felt secure. I've lived here for a little over 4 years and always enjoyed it with no problems. Good neighbors and very quiet. But now new owners took over on May 2018 that is giving notices out to vacate all 100 units so the new owners can renovate and make high dollars. Such a shame for all the long time tenants and some with disabilities that have no choice but to move since these notices were hand delivered a week ago giving 60 day notices. I would normally rate this place a five but with what has happened recently to all of us, I will rate this place a one. The new owners don't care about their tenants, they only care about making money. Some of us single tenants on a fixed income is having a hard time finding a new place to live. With that being said the old management was the best and it won't be the same here. So if you consider moving here, consider the management is only looking to make money and not looking out for the tenants.
