Paseo Villas Apartments

They will send you a notice to evict you in 3 days just because your 4 year old throw a piece of paper from a balcony.Been here for 2 years plus never missed a single payment and this is how they treat you.The manager kartik has always been good though.

We stayed at Paseo Villas for 4 months. The apartment is well maintained for its age. The staff, Karthik, Nicole and Valerie treated us well. They were attentive to our needs. We were able to enjoy the pool, gym and billiards. We stayed in a 2 bedroom 2 bath unit with a very well laid out floor plan. Very good experience at this place.

I lived here over 2 years. And never had an issue. And if u did, thy fixed it asap. Never had any issues with anyone. All neighbors were nice. Nice park in the back if u have little ones. Staff was always super friendly. def will miss living here!

I moved from out of state and I appreciate all the help Yasmin has given me, she is very professional and accommodating.

Horrible infrastructure. Have been here three weeks and witnessed two water main breaks and a host of other problems. No parking and will tow residents. Horrible contractors. They send obnoxious yard guys out at the crack of dawn, and often have random security guys and contractors walking around crowding the place because they're tired from all the work they're doing fixing this bum complex. 2/10 overall

I have been a resident here for more than 10 years. The apartments are well insulated and the staff have always been responsive to requests for maintenance. While I wish I were in a position to own a home, having reliable and responsive maintenance staff is a perk of renting and Paseo Villas has the best maintenance staff!

Paseo Villas society was our home for 5+ years. If you are looking to stay in Manteca, this is one of the best apartment complex with a wonderful management and staff. Management and Staff - The staff is very professional and caring. Special call out for Valerie and Karthik. Valerie is the property manager and Karthik is a senior leasing consultant here. They both have the best interests of the society at heart. They are very prompt for any requests, very professional and extremely helpful. They both have been here for many years, and the community has only improved under their leadership. The other staff members in the leasing office are also very nice. Unfortunately, I do not recollect their names properly. Majority of the maintenance staff members have also been around for many years and are very sweet to talk to. The staff listens to the requests and attends promptly, and would do their best to make you feel comfortable.If Valerie and Karthik are still in the leasing office at the time you rent, you need not think twice of going elsewhere.Apartment complex - Valerie/team ensure the community is kept very clean and maintained. Roads are almost annually tarred/maintained, trees/plants/flowers are tended to, there are multiple covered dumpsters so that's very convenient, security cameras etc. Annual community uplift is done as needed, painting, washing the exteriors and pathways etc.Perks - Walking/jogging track that goes around the society, which is very easy to get to, great/large grass playground that is very uncommon in rental communities, basketball court, kids play area, swimming pool, newly renovated clubhouse, billiards room, personal movie theatre, gym, car wash area etc.Neighbors - Not much idea, but didn't face any problems during my stay. Found friendly neighbors, many family people around.Location/School - I think this comes in the zone of Veritas elementary school, which is a good school.Good strategic location, near to major shopping areas, downtown, library, AMC, JCPenney, Walmart, Target, Costco, all within 7-10mins drive.Right off 120, so good connectivity to Modesto/Sacramento or to the Bay area. Yosemite National Park and Lake Tahoe too.

They used to offer Lockout services for $50. Didn't let you know the service was no longer offered.

I've lived here for a few years and love it! Maintenance is amazing always does a great job no matter how small or big the job. Kudos for keeping the grounds clean !!

DO NOT RENT!!! Petty manager, Valarie will tow your car if you don't wash it, or keep it up to her standards. She will to your car if it has a flat. The residents are afraid of her due to her aggressive threats. She left a note on my door to enter saying I abandoned my unit, but mind you I pay my rent & can leave my unit for as long as I like. Valarie is very petty and has caused myself & children a lot of stress with the notes on our door every other day. Due to the pandemic and no job, I still mantis pay my $1800 rent & she has the nerve to bother me continuously!!!! It's not just me there a few other residents also that she harassed..they're all afraid of her. Go else where to live, this place is horrible under Valarie's watch.
