Parkview Terrace Club

Been living here since 2016. I thought old management could have used some work, but compared to this new management, old management was way more competent. If you call the management office, it goes to voicemail probably 4/5 times. I've been having issues with my toilet for over a month now, submitted a request for it, and still have not received any help or communication regarding it. There are way too many stray cats everywhere, therefore, the place always spells like feces and urine. The trash areas are always littered, the gate is never functioning correctly, allowing for people who do not live here to enter. The pool has not been operating for about 2 years now. The clubhouse is just an abandoned building on the premises at this point. Construction is going on, but they leave a mess everywhere. There are so many nails on the stairs, pathways, and decks as a result of the construction, and I bet there are no plans in place to clean them up. People park in your spot and management does nothing about it other than tell you to call towing. There are rats. Yes. RATS. I only write this review because now I have the suspicion that they have not sprayed for bugs because I saw a cockroach in the kitchen, which has not happened since 2016. I stay here because I am locked into affordable rent, being that I've lived here for so long. But as a warning to potential tenants, it is not worth what they will be charging you. If you like to get car towed away as a paying tenant someone parked in your stall and you get towed for parking in at least an available spot there toe happy in a give you notices for every little thing even if you Friends visit with the dog you get charged $1000 for the whole month stay away at all costs not very friendly group of people either

Let me start by saying that the apartments themselves are "nice." I use that word loosely... but I'll explain. I've lived here for a few years and never had an serious problems. Just the usual apartment living... noisy kids and neighbors at times... but nothing too bad. That all changed about a year ago, when they hired new management. At that time I was not financially able to move, so I had to stay and deal with the unprofessional "management" here. There is SO MUCH I could say. First... they are simply RUDE. If you call with any questions or concerns they give you attitude and never follow up. If you work Monday - Friday 8am -5pm... good luck trying to ever see anyone in person.... they are rarely in the office. When they are there... they use it as a playroom for their kids. I just don't think that's appropriate. You are getting paid to work... but moving on....Second...beware of roaches, bedbugs, and mice... they may not be in every apartment... yet... but I'm sure it's a matter of time. The mailboxes are broken into often, as well as cars. There are always homeless people in the complex... even though there is "security." Not sure what they are securing....Third...unless you want to come home everyday to a note on your door...about EVERYTHING... don't rent here. We are not bad tenant. We work all day, rarely have guest, and pay rent on time every month.... why are there always notes on our door. It gets annoying fast...Lastly... I did give them two stars because it is a "nice" two bedroom two bath for $875 which is quite reasonable in this area. But there is way more bad than good. I know nothing is perfect, but everything was ok until the new management came. I am not sure who the owners are, but they should reconsider their hiring.... Looking to move soon. But if you are looking to rent an apartment... my opinion would be keep looking :)

Horrible management!! Always late fixing this from our request. They were sold to a new company and we found out the entire complex had black mold... we left right away!!

Nothing has changed, management is still unprofessional and have proven they don't care about their tenants. My car has been damaged multiple times by tenants and maintenance including getting paint on my car. They refuse to address any issues and hide behind management is not at fault label always. We have no access to any amenities mentioned in the ads, management has turned the club house into they're own residence and tenants have no access, the pool was shut down all summer and you will never receive mail as it's broken into constantly. My balcony has dry rot and I cannot use it, yet maintenance says it only needs a few nails when it's literally falling apart, it's not safe. Oh and the icing on the cake, security gates remain open for anyone to walk in including unhoused people who regularly defecate in the garbage dumpster. Can't wait to get out of here!

I have been here over a year and I actually like it here... Its very quiet and they do a dam good job with keeping the property clean. Never seen any bugs in my house "Thank God" and overall the staff are pretty cool. The only thing that I dislike is your always getting letters on your door for small things which can be pretty annoying. Other then that they are great people and always fix any issues that you have in your apartment.

This place is fucking terrible! Wish I could give them no stars ! management( Desiree & Stacy ) are the worst people ever ! Nothing get fix around the complex ! They stay with a attitude all day can't ask them shit! Try an find a way to charge you for everything little thing! On my move in day nothing was clean no new paint! Big spots in floor just nasty an had to clean up my self before moving my stuff an when I went to move out try to say everything was dirty I'm far from a dirty person ! Maintenance guy don't get shit done either he walking around not doing shit or never on the property !! Please I'm mean please don't rent from them u will be sorry u did everyone in the complex will say the same just ask someone you see ! You will be charged for the clubhouse an won't even get to use it because her little fucking daughter private daycare is in that building

Parkview Terrace, you should make sure you rent to ethical tenants not like #9 apartment that recently moved out, she probably was a working whore that brought her pimp around to protect her.

This is the worst place to live. The complex is dirty, the area0 manager charges for things that they can't prove you owe. They refuse to make repairs that are needed. If my lease was up I would leave. I have never had a worse experience living anywhere as I have living here. They have cockroaches that they refuse to have exterminators come and take care of. They have a club house that tenants are not allowed to use though in our lease it states that we are able to use until 9:00pm, because it has been turned into a personal day care for the on site manager, and her children. The owner does not make contact to any tenants and refuses to take care of the issues that have come up on the complex. Stacy the area manager is extremely rude and will not help with any issues, that arise when dealing with the property. You are blown off and told that you need to pay her for any work you are requesting to have completed. They will not fix broken gates that are causing this gated community to get broken into, cars being vandalized, and homeless going through the trash cans. If I could give this a lower rating then a 1 I would. I am going to be contacting Fair Housing of San Joaquin to deal with the matter.
