One Tea House

One Tea House has great drinks with a nice, clean atmosphere to hang out in. They have plenty of tables with chairs. And they have a comfortable couch/seating area as well. One Tea House has provided a stack of board games to play while you're there. The customer service is always friendly and very helpful. It's my favorite Boba spot in modesto! (My favorite drink is Thai Tea with black boba). Their member rewards card is buy 10 get one free!

Their ice cream blended tea drink (don't remember the exact name) was delicious. The lady at the cashier was very helpful in explaining what each drink is. The ice ratio was decent. The cashier did get confused though when I was a couple of times that I would like 50% sugar level. There was a sign that said to specify what sugar % preferred. So, I'm not sure if that's no longer a thing there. Overall, better boba place among the few in Modesto

A bit further in Modesto from the mall to grab some boba. Neither busy nor slow, we came to hang out for a bit. My guest played the uno cards they have for customers at this location.I was given a stamp card which is nice coz it was stamped half way for the 5 drinks we ordered. 2 strawberry smoothies one with jelly and another with boba, I think my friend got something matcha and my other friend had Vietnamese coffee. We all finished our drinks with nothing left over because it was delicious. Tons of parking and spacious inside with a few activities and festive art.Friendly fast service...and seems like they have a lot of customers that just order and pick up. Only what I noticed on a Sunday late afternoon early evening

Incredible service and the most amazing Taro Milk Tea I've ever had. One Tea House was my first experience with Taro Boba and I have been on a mission to try them all in my area since. No one has come close to the delicacy that is One Tea House boba... Whenever my boyfriend and I try new boba places, we always end up saying that it's not as good as One Tea. I live 30 minutes away but travel often for the boba and coziness of the establishment. I recommend anyone who likes or is interested in trying Boba. Love this place and will forever be a loyal customer.

Place is super cute! Decor with the boba plushy & neon signs are so adorable! I got the Mango Coconut Milk tea with coco jelly & black boba with 0% sweetness & light ice and it was ! I don't like my drinks too sweet & so the girl in the front suggested I get no sweetness! And she was right! It was sweet enough with the coco jelly! So delicious I didn't know I was missing out! I love the coconut milk and the hint of mango fusion! I'm so glad I ventured out of my comfort zone and tried something other than taro or jasmine tea! Service was quick and helpful! Will definitely be returning with my punch card! ‍

The tofu desert is my favorite! Unfortunately they didn't have the taro and yam balls to go on top and it looks like they took it off the menu. They do have some macaron icecream though!

Honestly, One Tea has always been my go-to boba shop in Modesto. The bobas are good, have the ability to customize to your liking (sweetness, ice) and they have a ton of flavor variety. I got the very jelly milk tea, and it was good. I personally like black tea and the type of jelly used (grassfed jelly, pearls, and I think coconut jelly?) were just as good. They did put a lot of jelly but I mean it's in the title, very jelly lol It's cute in the inside and they're fast on their drinks. Price wise, I would say a it's a little more than others, but not by a huge difference. Check em out!

Used to be one of the best boba places in Modesto until they sold it to new owners. The vibe inside is weird, drinks are poor quality and the customer service is terrible. Used to be a very inviting cozy place and now it is not, feels rushed and unwelcoming. Wouldn't even mind that if the drinks were good but they are not at all and they don't even care if you tell them the drink is bad. Would not recommend at all.

Me and my kids have been coming here every week for months. Ana, the common worker every time we come, is the sweetest, most attentive worker I know. She always offers us samples when we're unsure of what we'd like to try, and remembers our names which just adds to the experience of coming. She's very knowledgeable about everything offered on the menu and her energy is overall welcoming , loving and her smiles contagious. She keeps us coming back for lil family date each week:))
