Yelp needs to have a ZERO STAR rating for this outfit.Dishonest thieves, ripping tenants off for a $9.99/MONTH "transaction fee" to pay rent via their portal - or, MUCH WORSE - minimum of $66 & up/MONTH to pay via credit card!!! Unbelievable fraudsters. An electronic transaction shouldn't cost them ANYTHING - hence the term, "electronic" = NO HUMANS INVOLVED.Also, be aware that they photograph EVERYTHING when they come into your home, violating your privacy.STAY AWAY!

Used them for one year "managing" our home. Monthly gardener yet my new lawn of just a couple months was weeds. They took over the monthly bills yet weren't paid. They did refund me all the late fees. one year was enough . My home didn't look like my home after a year! Had to sell!

I wish that I could give negative stars. I have been using Marples for over 10 years now, and more recently in the past 5 years, I have seen and dealt with incompetence, misrepresentation, fraud, failure to act as the property management company. Failure to collect pet deposit for 2 years, still waiting(mind you that they snuck in pets and lied that they had them, but I drove by and saw the cat in the window). Failure to communicate on lease renewal - it's been 4 months..It sickens me to have to write this, because I love Cathie, but failure to return calls, follow up with items, adhere to the lease are all serious issues. Renters are that- renters and so you don't expect them to take care of the place but a so called professional Property Management Company on the other hand that you pay, should be representing and working on the owners behalf and not wasting money on frivolous fixes, wants of a tenant.Just as an example: the tenants kept calling to have a tree trimmed - Marples was getting a quote and sending to me - it wasn't even my tree -WTH.My grass is all dead, yet I have a gardener on payroll?Annually, the same items get replaced and the habitual tenants act as if I am at their disposal. Demanding hotel stays, service not via the home warranty and the property manager just bends over.Frivolous charges are made to me, a water softener under warranty costs me almost $2,700 thats BS and bad management.You might want to reconsider that if you are thinking of using this service.

She is a piece of work. Not honest, not ethical, and shouldn't have the privilege of being licensed by the State of California. I submitted an offer on a property after she told my agent that there was only 1 other pending. She dodged my agent's calls for weeks and then lied and said she accepted the other offer. yet the property stayed on the active status for over a month. We asked to be in the "Back up position", in case the other buyer didn't go through. Signed the paperwork for that and then saw after another month that it sold for $50k less than what I offered and to someone that wasn't even in the running. She is horrible!

Very unprofessional realtor. I rented a house from this agency for 2 months. When I moved in the toilet had urine on it and the showers had hair balled up on top of the drain. The next day they sent professional cleaners but by then the water had been turned off. The owner did not pay the bill. What a nightmare! Now that I have moved out the owner has refused to refund all of my deposit. Even though I had the house professionally cleaned, they want to charge $250 for a "deep" cleaning. This charge is not stated on the original contract. Marples and Associates rarely return any phone calls. Be cautions indeed!

I would not recommend this realtor or her office!! Be cautious of these people. She seriously lacks communication skills and is not active with her listings. She passes important things to less experienced or junior agents.

Sadly I wish I did not have to give any stars. My sister and I went to look at a home that we were very interested in yet the real estate agent that we dealt with Karen Holmes from marples and Associates was extremely rude to both of us and obviously didn't want to rent the home.Right off the bat she was upset and stating people were coming to the house to see it late when she was only showing it at 12. Even after I showed her the email and the post showing that the open house was from 1 till 2 she still disagreed and stated that it was ridiculous that people were coming so late to look at the house.The carpets were filthy I asked if they were getting shampooed and she said yes of course they are. The gate was broken I asked if that would be getting repaired of course you said yes then the shower door in the master bedroom was broken and I pointed that out as well.I asked her when the home would be ready for a tenant she said right now. I asked when would the repairs be made and she goes "well it's not like you're moving! in tomorrow is it?"She just didn't have any personable skills no compassion didn't communicate very well and the home was not being managed properly at all. Even though we really liked the house we made the decision not to do any business with them because it just seemed way too shady.

Long story short: Marples tried to keep our entire security deposit saying we didn't give them proper notice before we moved out which we did, multiple times. We had to threaten to sue the property owner to get our entire deposit returned. You can find the name of the property owner in your lease. You have to sue the property owner, not the management company, if they are keeping your deposit and they have violated CA Civil Code, which they did with us. It is not an expensive process ($50-75) and the courts operate under the assumption that the tenant is right. If you have evidence, the courts will listen and take your claim seriously. Marples sent us a bill (Security Deposit Statement) 5 months after we moved out (in violation of CA Civil Code (CC 1950(g)(1) which requires that landlords submit an itemized explanation of any deductions to the tenant NO LATER THAN 21 CALENDAR days after a tenant who has paid a deposit vacates the premises). Their bill was a made-up justification to keep our deposit and was added on to the "rent" they said we were liable to pay after we moved out, which we weren't. Their bill charged us for house cleaning, carpet cleaning, and other expenses that are also in violation of CA Civil Code (CC1950) which states It is improper to seek reimbursement from a tenant for the cleaning of carpets after a 4-year tenancy especially when the carpets were damaged upon move-in. This would be considered "ordinary wear and tear." (CC 1950.5(e). In addition, the law requires that the landlord include copies of receipts for the charges that were incurred to repair or clean the unit with the itemized statement, or, if the landlord or their employees performed the work or repairs then the itemized statement must describe the work performed, including the time spent, the hourly rate charged and the hourly rate must be reasonable (C.C. 1950(g)(2)). Nothing was attached to the itemized statement emailed to us. I hope this helps anyone else out there if Marples tries to keep your security deposit. Don't let them or the property owners get away with it!

I called Marples Property Management about a rental property I saw for rent on line. A week later I didn't hear anything back so I applied on the company's website. I paid a $40 application fee and didn't hear anything back. Two weeks later I noticed the house was taken off of their site so I called to find out why no one has returned my phone call. The woman said that the landlord just made a decision the very day that I called as to who they wanted to rent the house. She also informed me that there are no refunds for application fees. So I asked her " you can take application fees from 200 people knowing that only one person will get a house". She said yes that's the run the credit check and background check. Sounds like a scam. I have applied for other houses that did not take an "application fee". I'm wondering how many applications actually made it to the landlord and how many applications were taken just to get the fee. I'd be very careful about paying this company an application fee because it seems that they'll take an application and charge a fee regardless if you're qualified or not. You'll never know because they do not return phone calls. They would rather you just pay the fee and wait. Very suspect. Sounds like a very good scam to make a little extra money and not have to really provide a service. She said she can send the credit report to me but I get that for free every week anyway. I would never do business with this company again and people should think twice before they pay these fees and get nothing in return.
