I've been here 3 months and am really enjoying it here. The place is well looked after. The property manager Lori has been fantastic, she's friendly and very professional, the onsite maintenance guy is always smiling and saying hello. As for the inside of the apartments, while my unit is not the most modern, by that I mean it's single pane windows, light carpets and older style fixtures its clean bright and perfectly functional (contractors are actually onsite now doing upgrades to apartments once a tenant moves out). I have great water pressure and have not had an issue with hot water at all (sometimes its too hot, but I think that's more me).The pool is well kept and just the right size, it is never too busy even in the height of the summer months. there is onsite Laundry if your unit doesn't have built in facilities. Having an attached garage for me is perfect.Oh and don't forget this place is pet friendly, I've made a number of new animal friends.While some people say they hear the freeway, Yes when your walking along that path it can be deafening but once your back 20-30 feet into the property you can barely hear it. I've had a maintenance issue, the team here were very prompt at dealing with it making sure I was aware of what was going on and when anything would happen. I have even had to use the out of hours maintenance team and they were prompt and very responsive.I work from home a lot and I'm around most of the day and it's a very quiet community, everyone I've met is friendly and considerate. I really think this is a nice community and Recommend it to anyone.

We lived at these apartments for just our one year lease. Our door faced the pool. A lot of cons and a few pros.Our front door had air coming in from the cold, windy weather. So downstairs was always cold. The heater didn't help downstairs but upstairs, it got warm fast. Next, the window is thin so again, air and condensation. Sounds and people were barely muffled by everything. Walls: thin. Thin. Thin! We can hear screaming from one side of our wall and neighbors doing "the nasty" on the other side in the upstairs. Neighbors going up and down their stairs. Smh. Parking. When people have guests over, they take over the parking. Some don't use the guest parking lot outside so we ended up having to park wherever we could. Gym area was not impressive. You get the basics. Pool. The ducks get into it and poop in it but they did have a consistent pool cleaning guy that came throughout the year. Everyone minds their own business. Some neighbors not friendly at all but who cares? Each to their own. Maintenance man is a nice guy! He helped us out for minor things. And was always there for any major repairs we needed I.E. our washer was making weird noises or our food disposal stopped working. One time, water was leaking from the shower handle and I requested maintenance to check it. He fixed it but it came back after my mom had given my son a bath. I called the property manager 5 minutes before 4pm and you can hear the annoyance in her voice. I remained calm, of course. But it was just not needed and unprofessional. I'm not sorry I called you before you clocked out for the day and had only five minutes left to close up. And then last but not least. The property manager. Something's a little off about her, can't put a finger on it just yet. Some say she's nice and sweet. I agree.. to an extent. My SIL did the post-inspection with her because I went out of town. She accused us of having a dog. First of all, my son is allergic to dogs and cats. So that upset me. Next, she informed us we'd get our deposit WITHIN 21 days. Guess what, guys? We are on day 42 and we have NOT received anything. So when y'all move out, PLEASE MAKE SURE YOU MAKE IT CLEAR YOU HAVE THE RIGHT TO RECEIVE IT WITHIN 21 DAYS, which is under California Civil Code sections 1950.5 and 1940.5(g) (2020). I emailed corporate after she failed to email me back about it.All in all, a 3 out of 5 Rent was $2,145 plus utilities (usually $130) and PG&E (ours ran most hours of the day so it was between $200-$250). Would I recommend it? Ehh.

My unit is located close to the freeway. The windows are very thin allowing noise to be heard from the freeway. On a scale of 1-10 on how loud it is with 10 being very loud and distracting, I would say its a 6. My experience here is particularly bad because of my neighbors. The walls are thin and compact on the two story townhouses. My neighbors allowed their kids to run around and bang on the walls at 1 in the morning and it lasts for hours. I've contacted the property manager, Lori, 3 times and asked her to talk to them. I have had to call the police on these neighbors. My biggest complaint here is Lori. Extremely rude and VERY unhelpful. She should be fired. She gives you attitude when she feels like it and ignores your calls until it's convenient for her. The units are very nice inside and out but have some downsides. There are ants and spiders that randomly appear inside the unit. The doors are cheaply made and fitted because you need to close them in a certain way or else they will come ajar again. The toilet is very weak and floods VERY easily. The floor and stairs creak, especially upstairs. In my four years of renting, this is easily the worst place I have ever lived. It is also the most expensive place and is NOT worth the money one bit. I pay upwards of $1800 a month after all the utilities (NO utilities are included). I would love to move from this place as soon as possible but I refuse to pay $5,000 to break the lease early because of loud neighbors and rude property managers.

My family and I lived here a few years ago. It was nice. The water fountains and ponds attracted a lot of ducks. Then the neighbor's apartment was flooded and leaked into our apartment. I was fine when they requested to come over to dry the apartment even though I had to care for my infant. We went walking around the apartment complex for a few hours. What did not sit well with me was what happened after we left. They pretty much just eat your one month security deposit. At the time when we rented, it was $825/month for a 2 bed 1 bath. We decided to leave after our one year contract was up and rent was raised to $1,100+.Everything was in the same condition with the exceptions of a few marker spots my toddler drew on the wall. We were sent a check for $100 and change from our security deposit. Then they had the nerve to bill us $110 to repaint the entire apartment! What?! Other apartment complexes only paint once every 5 years. It was ridiculous and we are so glad we bought our own home and will never recommend this apartment to anyone in Stockton.

Just moved in to these apartments from Louisiana to take a job in Stockton. The apartment manager Lori is awesome. She made sure that everything was ok and was highly assistive with the moving in process. Very spacious for a two bedroom. The rent has gone up in this area from what I hear due to commuters. Overall the price at 1530 (2 bedroom one and half bath) a month is a little high. But considering what others are charging around the area it is a good price. It has a fireplace, garage, washer/dryer, and two patios.

Lived here for 11 months and was horrible. You literally hear everything from outside, from your neighbors. I had a neighbor constantly yell at her kids chasing them in front of our unit, people are not considerate at all. Place is really outdated, single pane windows, no insulation, during winter it gets so cold due to the windows and no insulation, so much condensation builds up it leaves a puddle of water on the window sill. The time I lived their, the water was shut off once or twice a month without notice, water never gets hot, barely warm at times, you share a water heater with the whole unit. It so dark inside, barely any windows in my apartment. You can hear your neighbors garage from the living room, my neighbors that lived next to me were hoarders and would play music constantly and you can feel the vibration in my apartment I complained multiple times but nothing was ever done. Neighbor had a leaky water pipe so they had to jackhammer in my garage all day, the day I moved in the carpet was trashed but they didn't replace just cleaned in. So many stains. My work van got broken into once, also you will never get your full deposit no matter how much you clean. They automatically deduct 180, which is not in the contract and charged 150 for spot painting which all they did was repaint the inside of the cabinets. The showers are vinyl and cheap, so they tear easily and water builds up behind it. For 1480 this place is a rip off, you can rent a house for the same amount. I would never recommend this place.

Almost had an apartment here,We did not get approved, but the staff at Mariners Cove was incredible. Lee is a phenomenal lady who takes great pride in her job and community. The community has great apartments as well. Whoever gets the apartment we was supposed to get will be truly happy. It had a great back yard. Great experience working with Mariners Cove in trying to rent there. Future residents will enjoy. Thanks Ramone Sizemore

We just moved in and love everything about our apartment and the staff. Alicia is so helpful and understanding. She will answer all your questions and/or concerns. She's just a phone call away or an email. She responds right away also which is always convenient. Mariner's Cove is definitely worth checking out!!

Nice area, considering Stockton as a whole. No problems with my neighbors; we actually look out for each other. Live in one of the townhouse model homes. The home is meant for small family: 2 adults, 1 child -- maybe 2 children. So far any maintenance issue I've had has been taken care of quickly. What I love is that it is close to the I5 freeway. Great for commuters. This is not a place for college students; more for singles, small families or commuter working class people.Buildings are older so don't expect granite countertops or top of the line amenities. I like having a garage and washer and dryer hook ups. Don't have to make visits to the Laundromat or search for parking, unless you have two cars then searching for a spot can sometimes be challenging -- or not; just depends on your luck, I guess.The management has not been an issue for me. All the rules, policies and guidelines were explained to me when I applied. Just follow them and there won't be issues. I don't know how long I'll be here but not expecting to move out any time soon. The surrounding trees and summer breeze from the canal are great at keeping the area cool.I really don't have any gripes -- well the place could use a modern touch remodeling... That's why I give it 4 stars.
