I only leave bad reviews when I feel the need to warn others. I rely on honest real reviews so I know how we all weed through positive & negative reviews to make our own judgment. Reasons I decided on these apartmentsPositives:-Good area -Washer and dryer-Income to qualify was 2.5% times the rent-Decent for priceNegatives:-Management was horrible. Not friendly. Not helpful. Not everyone belongs in customer service & these two ladies in the front office I feel just lack being personable and friendly. -Cabinets are old. They just keep panting over filth. Bathroom smelled like urine that was painted over from prior residence. It would gross me out so bad! Every time we showered we couldn't run water or we would burn or freeze. Everything broke down right when I moved in. -If u have a maintenance request it takes weeks to get done because they say they only have 1 main maintenance worker handling all the apartments. Which I get he's only 1 guy carrying a big load. However 2 other guys have helped. So I couldn't understand why it still would take so long. My dryer went out & I literally had to wait 6-8 weeks for a new one. Yes it was covid time I understood but even prior to covid there was still a long wait!I over looked a lot of things just because I qualified and wanted to live alone with my 10 year old daughter instead of having to deal with roommates. I've lived in apartments for 20 years and I've never had 1 complaint in my life! I'm very reasonable & friendly. Polite to neighbors. I don't stay up late. I rarely have people over. I don't party. I don't blast my tv or music. I had unreasonable sensitive neighbors below me who were a nightmare! Who looked to be in their 20's (I'm almost 40) They were reporting everyone in our building. It was so bizarre what we had to endure! I don't know if they were just sensitive, on drugs or just struggled with mental problems but I was left feeling really uneasy and not safe! I tried everything in my power to work with them. Work with apartment manager (which were no help at all) All management would was say was call cops or security to have evidence. I was tip toeing for 6 months. Received a 3 day notice to be quiet or get evicted with no proof we were causing a disturbance. With many calls asking if I had company or complaints of things we weren't even doing or would even be home during their complaints. Mind u this couple was super loud. Cursing, fighting, slamming doors. Slapping walls telling us or neighbors to shut the F up if anyone made one peep after 9pm yet it was okay for them to be loud at 3:45am! It was insane! They called the cops on my below neighbor. We all received notices & calls of them reporting all of us! I can see if people were partying, fighting, blasting music, causing major disturbances late at night. But nothing like that ever happened! After months of writing my neighbors a nice letter, giving them my number. They didn't respond until 3 months later & apologized for causing any trouble. They also informed me the last place they lived, their neighbors became irate & damaged there property. So I thought to myself it's obvious they are extremely sensitive to any noise around them & I advised them they probably shouldn't live in apartments if they can't handle the common noises. Never in my life I had to contact a corporate office of any apartments I've lived at. I had to contact them due to the fact I was worried about them ruining my good credit & rental history I've worked so hard for. I also had to contact fair housing. They were complaining they heard my daughters typing during school since she was forced to do virtual learning at home. It was extremely uncomfortable for months!Then on top of that I made sure before I left to leave them a bad review when I had to turn in my 30 day notice. I already felt they didn't like me so I was already expecting not to get my deposit back. I had tried to put tile stickers on my fireplace & it ended up peeling their cheap linoleum off. I left the place spotless. I had no stains on the carpet. Only damages were the fireplace & some small holes on the wall for hanging up pictures. Out of 20 years of living in different apartments I've always got most of my deposit back. They kept my entire $500 deposit plus charged me an additional $130! So ridiculous! Let's just say they can keep it! I'm so glad to be out of there! I do not recommend these apartments at all! Do yourself the favor and go around the corner to The Fountains! I so regret not going there instead! Best of luck!

I was a loyal tenant for a handful of years here. My rent increased tremendously each year. The last year I was there, my rent increased by 25%. I had a prime lakeview location. Management wanted me out to make way for a policeman that was interested in the location. Based on the racial overtones I experienced on the job, local eateries, and now the management company, I'm not surprised they priced me out of my home.

As I prepare to relocate from Lodi due to a new job elsewhere, I wanted to take a moment to say how much I've LOVED living in Lakeview Apartments. From the very start, I could tell it would be an excellent experience: the Lakeview staff is top notch, and extremely professional. Desiree, the Property Manager, is super easy to work with, and always gets back to her tenants with any questions or concerns. (Same goes for the other Lakeview staff) The Lakeview grounds are always tidy, clean, and very much appealing. There is plenty of parking, and I've never once had anyone park in my assigned parking space due to Lakeview's management and enforcement. As far as my apartment itself, I'm honestly sad I have to let it go! I've never once had a single problem other than a minor sink leak, which the Lakeview maintenance team had fixed within 3 business days. A professional management team, a well kept complex, and spacious units make Lakeview Apartments in Lodi one of my favorite places I've ever lived. Thank you Desiree and team!

Stay away from this place, Management will harass you, and threaten you, even when you pay rent on time, and live clean. The lake might be inviting, but its polluted to all hell! And the rent is way too high! These are old apartments, even the renovated ones, will have single pane glass, which will let your heating and cooling costs skyrocket, the walls are so thin, you can hear conversations happening outside with no problem. They have no problem entering your apartment uninvited. And if someone complains about you, well they will just evict you! Stay away! Not worth the trouble and money!

I lived here for six years and never asked for maintenance. Not once.I lived at the end of the building, closest to the road, and my apartment and garage got broken into by homeless folks three times. I installed my own cameras, have higher home/renter's insurance premiums, and filed police reports just for the main office to tell me that they have a privately contracted security company, and the person on duty never saw anything.Meanwhile, they tagged my car to be towed because I didn't move it out of the space it was in for four days, in the middle of the pandemic. Where the hell was I supposed to go? So I have to shuffle around parking spaces at my own home to not have my car towed..?When I finally did have an emergency, (a pipe burst underneath the floor), they took an entire week to fix the issue, which displaced me and my family, raised my premiums again, and they didn't even solve the issue. Not to mention all of the damage that was done to my furniture, and all of the work I had to do get get my furniture out of the area where the pipe broke on my own to try to salvage what I could. A few weeks later, the same signs of water damage started to show up, and I brought the manager, Desiree (she is a whole other one star review), over and literally begged her to take the issue seriously, and she told me I was worried over nothing. Come to find out, they ripped up the concrete while repairing the broken pipes, but instead of pouring new concrete, they stuffed the floor with cotton.Yeah, you read that right. They stuffed the floor with cotton and just laid the replacement laminate faux wood over it. Of course that cotton absorbed the moisture from the leak, and destroyed the new laminate faux wood.I was adamant on moving out of this hell hole at this point, and asked Desiree if I could get out of the lease early. She said I could, and that my request was reasonable. Two weeks later, she told me that she meant it would be reasonable for me to move out, but not to end my lease early.Thank effing god I don't live under that absolutely neglectful and abusive management anymore.For Lodi, they are some of the nicest apartments, as long as you never need maintenance, are okay with losing your deposit no matter what, and frankly have disposable income, because you're gonna need it.The manager, Desiree, is manipulative and a liar. Don't trust a word that comes out of her mouth.

I applied to be a tenant and was shown the available apartment, that I loved, turned in all necessary paperwork, fees were given to me, move in date arranged. I felt confident that this 65 year old divorced woman with a AKC Registered Therapy Dog, and a more than ample income to buy a house by herself, had finally found a place to call home.I was wrong, received a call the next day, I was denied, due to credit concerns. I am 65 years old, does RPM corporation even know how much credit I have had in my life and paid off? I feel I was discriminated against because I am a senior, I do not have any open credit cards, I have a Dog and it was a newly renovated apartment, I do not work and since this was a prize location, they want that perfect person. The girls in the office are nice when u first meet them, but when you ask why you are denied, a whole different attitude comes out.

We are in contact with an attorney for them charging $300 more than the deposit. Apartment was in perfect condition. We have proof. So we will see.

WARNING! DO NOT LIVE HERE! They will gouge you for every penny you have. My sister and I moved in at the end of October. Our rent was always on time and we were great tenants. At the time of paying our deposit, I got a fee waived ($100) for the application for being on the "preferred employee" list. Just 4 months into our lease, my sister received heartbreaking news that her income was being slashed unexpectedly and we could no longer afford the apartment. We had to give a 30 day notice saying that we had to leave due to unexpected financial trouble. Not only did it cost us $2500 to get out of the lease, they were also extremely petty and required that I pay the $100 discount back. Also, a few days after giving our notice, a lady crashed her car through the backside of the garage and totaled our bikes and damaged our car. The garage was ruined and they never bothered to fix it the rest of the time we were there. So we were without a garage and had to park our nice car on the street because all of the spots were taken. When I called and asked if we could get the $100 forgiven because of the lack of garage, Desiree in the office said that the garage is free of charge and they can't do anything about that. That is the dumbest thing I have ever heard! You mean to tell me that the garage is not factored into the rent price at all?! I call BS on that one. So we get to move out day and get our stuff out. Then I hire someone to help me clean the apartment from top to bottom and it looked like we never moved in by the time we were done. Desiree did the walk through and said they would maybe charge $50 for routine cleaning plus the carpet. We were there 4 months ok? So I'm expecting most of the deposit back and I was so grateful because it just cost me $2500 to get out of the lease. I get a letter in the mail from the apartments and not only are they taking my entire deposit, they are charging me $318 extra to replace the carpets. They said the carpets were so damaged from my dogs peeing in the house that no spot treatment or urine treatment could fix it. They had no choice but to pull everything out. I have very well trained dogs and there is no way that they soiled that carpet that much! They were outside every couple hours and we didn't even use one of the bedrooms. It's IMPOSSIBLE that my dogs ruined the carpet that badly when we had no idea. You would think that we would have found spots or smell or ANYTHING. But there was nothing. I couldn't believe it. I was so upset so I had my dad call to see what was going on. He was also upset but I gave the office permission for him to talk on my behalf because I was too upset to call. Desiree just kept saying that she cannot discuss anything with anyone but whoever is on the lease. So I was coming to talk to her and she hung up. We tried to call back but there was no answer. I am so upset I cannot fine words to describe how I feel. All I can do is to warn others not to be tricked by the nice VIEW of the lake. And that is all you get. No more access to the lake. So take my warnings. Do not move to this complex because they don't care about you, they are just out to get your money. And they will gauge you for every cent they can get. That was a big mistake to move in here. if something brakes in apartment they never put new always some used staff which is no longer too. nosy, office not friendly, Winter time floors are wet always, if you tell them they call some company and couple guys come to your house and put air blower for 2 days under carpet that is all(electric expense shows up on your bill) . I'll not recommended for my enemies forget about friends or someone else. Here is fact a lot of people moving out from here. come and check. Office never work on weekends now they do, why cause they have a lot empty apartments.

Very crooked company! When we moved out we left the apartment very clean and it was ready for someone to move in. They also changed the rules on access to the lake, the very day after our lease was signed, so the exact reason we leased was not available for use anymore. We only lived there one year and were rarely home and took good care of the apt. They took our entire deposit and charged us almost $200.00 additional for items that were there before we moved in and were marked on our original move in sheet. We wrote letters explaining to please provide us receipts showing where they had made these repairs and cleaning, which they did not provide and they ignored and they did not respond. Now six months after moving from there, they are bugging my work with employment verification forms asking what I make and have sent me to collections for the additional amount they are trying to charge that I am not responsible for and they will not respond to my letters.
