If you're looking for a place short term this checks all the boxes. Right off the freewayFull hookupsConcrete slabs Secure and safeClose to gas and stores We were visiting family and stayed for 2 weeks cheaper than paying the daily fee. Clean park, friendly staff. It was an old golf course and was turned into a Rv park. There are full time residents here but they keep everything orderly.

So the wife and I we're on our way to Yosemite. Stopped here for the night to break up the drive. Super cute RV park nice pool, hot tub staff super friendly great price pull through for hook ups. Super pleased with his park. Got plenty to do for the pets has a restaurant on site would definitely stay here again! Cheers

Had a wonderful time at FC RV park. All of the staff in-person and over the phone were outstanding and provided excellent customer service. This park is super clean, beautiful green grass, paved level sites. Highly recommend for anyone looking to stay in a safe gated clean quiet orderly place.

Would give the staff a 5 for being friendly and helpful; but management's policy of absolutely no refunds is not customer friendly - at least offer credit towards future stay.The sites are very close together with few trees. Although very neat and maintained.A huge ZERO for the playground; it was so trashy and unappealling - literal trash around and in the play structures. We thought the noise from Hwy 99 seemed a lot louder than other campsites along I-5.

Park is a nice overnight or extended stay location it's within 10 miles of anything you need Walmart, Home Depot , Safeway, Raileys, Manteca Trailers for parts or RV accessories.Nice dog park bathrooms are clean lots of grass n the staff was very friendlyWe are staying while our truck gets repaired then to Yosemite.There is also a sports bar on site with some good food, pool tables nice hang out.

Renters, beware!! we told the ladies at the front office we were leaving at the end of the month. our plans changed, and we left yesterday. Because we did not give them an exact date, they will NOT prorate the remainder of the month. When we told them, we would utilize the space for the remainder of the month by parking our car there. They said OK. Now tonight there is a new RV parked in space 195. We have been around different sites for a number of years, and this is the epitome of greed! This campground over the past 1.5 years, Has spent money on remodeling and painting, office and surrounding buildings, landscape projects behind sites, 1,2and 3. And grading property for semi parking, which was NOT permitted or licensed. All the while washers and dryers are falling apart, and the sprinkler system saturates everything and smells horrible , and overflow parking absolutely horrendous and uneven. They AGREED TO LET US PARK THEIR! Now we can't the owners, and operators a Frenchcamp. Good luck to all of you. all the residence that we met were absolutely wonderful we wish you all the best wherever you go . We've enjoyed being around, but definitely have not enjoyed the service at this campground. They are definitely only in it for the $$$

I grew up in Manteca and am down occasionally for friends and family. We are currently in our third week at this park due to a family medical situation and we were pleasantly surprised. The park and staff are very nice, lots of grass, well kept, and very clean. Restrooms always smell clean which is what you want in the middle of a pandemic. They have a bar/restaurant that will deliver to sites and also offer daily garbage service and will fill propane for you if you leave bottles at the roadside.Only real negative this far is they are hanging electrical issues. Have had several outages since getting here and they had a scheduled outage for maintenance on a 105 degree day to work on it. All in all, we love it and would come again for an extended trip in the future.

They say time can make you or break you. In my opinion time has not been friendly to this place. They recently have transferred ownership, and it is my understanding that it is still owned by the same family just under different family members. The owners of this park also own a park in Half Moon Bay. There was a manager in site, Steve, he was AMAZING to say the least. The owners decided he was needed at their other park so they relocated him. I am genuinely happy for him as that is his home town however I believe that move has since caused the slow agonizing death of this park.The parking in this place is scarce to say the least. If you have to park in over flow you can pretty much be guaranteed you have a 5 minute walk to and from your space and your vehicle AND that is if you are lucky to find an over flow space. They do not allow any parking on the grass, even a single tire if you want to park at your site and the concrete isn't big enough for your rig your screwed. However it seems that the office staff in charge of enforcing rules and regulations like to pick and choose what they are enforcing and who in the park has to abide by the rule. The park isn't even full right now and there are not enough overflow parking spots for the number of vehicles that need them since you are not allowed to park on the grass in any form however many guests have been parking on the grass for many months and the office was aware and didn't enforce it because there were not spaces however they have done nothing to create more spaces to justify the notices that have gone out saying stay off/get off the grass within 7 days or we will evict you. If you drive through during the day sure there are multiple spots open cause everyone is at work however drive through the park at 10pm, 12am, 3 am ect and there are no spots to be seen even when people are already parking on grass.They aren't afraid to send security in the middle of the night to post 7 day notices if you aren't in compliance however if you drive around at night you will notice not everyone who is violating the same rule you were written up for has also been notified of their violation.This past summer there was a major power issue where their transformers weren't big enough to handle to load size of power needed to feed the park for all the RV's. We had multiple days off lost power and multiple days of none notified as well as notified power outages. After multiple failed attempts to restore power and actually fix the problem the first company was fired and a new one brought on. I thought the issue was fixed but we have had some off and on outages recently. And here is where an on-site manager is nice. When Steve was here he was able to rectify the problem in a speedy manner. Now that there is no onsite manager umber can expect to wait an unknown amount of time for someone to be notified then send someone out to look and fix it. With the on-site manager if we had no power he had no power.Maintenance crews have been seen taking multiple breaks extended periods of time, even sleeping under trees out on the golf course (which is permanently closed). It seems like lawn mowers are constantly broken down, they have multiple riding lawn mowers which can cut the lawns in no time flat however, you will see maintenance mowing all the lawns with push mowers which takes them an extremely long period of time to complete just the sites in the park let alone the surrounding grass. The sites near the entrance of the park and the daily sites seem to be maintained and mowed regularly however long term sites appear to go a lot longer without being mowed.The office staff majorly lack social skills when dealing with people and are rude when asked a question they don't have an answer to or feel like you may be asking too many questions. Some are even quick to hang up the phone on you.The pool and spa were closed during the hottest weeks of summer due to power issues and a complaint to the health department. The pool has been opened for a little while now but the spa has been closed off and on and more off than on. It had a broken dial that controlled the heater and jets for a while that left them just running and instead of having someone come out and fix it they let it run 24/7 for months on end which I am sure attributed to the broken heater that according to the office was fixed but then broke again.All in all I'm sure this place isn't too bad for a night or weekend trip but if you are looking long term, I would stay away from this park if you can however I understand that that may not always be a choice.Always raising the rent, park don't follow ca rules and charge for everything.

Will be staying here again in the future. We liked that the entrance was gated and the RV spots are tucked away from the entrance. A lot of long term RVs but it didn't bother us and the people we talked to were nice.

Been here twice. Quiet for the size and location of park. Everyone is really nice. Lots of full-timers. Very clean. Spaces are really well sized compared to other parks I've been in. Cement pads that are level. Huge area for dogs. Nice walking path through slough area. Heated pool actually works and is heated! Feel very secure here. Security patrol, monitored entry, away from town.Then there's a restaurant and bar outside park that is awesome!I would stay again.
