I'm giving this place 1 star, and that's me being nice, we moved there around June 2021. And this place is something else, the management is TERRIBLE! They keep switching management teams and they can't keep track of anything! We hated that they would put notices on our door when they would come to do maintenance( which was pointless half the time) that same day! Or barely the night before( legally they are supposed to give you a 24hr notice before entering the apartment). Another issue is the trash bins, the homeless CONSTANTLY dig through the trash bin and make a mess, and our garbage bill goes up a little more every month) supposedly there's "security" patrol yet I've never seen them. The same issue we have with the laundry rooms, the homeless manage to get the into the rooms and just camp in there, trashing the laundry room and making tenants uncomfortable, we would call the office and they would still be there till the next day. OMG and then the "maintenance" that " needed" to be done, they came to install new smoke detectors and they ppl they sent messed up the apartment doing that, drilling holes in the walls and splattering pain in spots( we had grey walls and they splattered white paint) and they messed up the ceiling leaving it all weird with drywall, ( they better not take that out of the deposit for their mistake). the mailbox has been broken into a few times. And overall it was a tolerable place to live meanwhile. They've been upset about parking and now every car has to have a sticker even for the uncovered "visitor" parking. Also they posted a "will be towed" sticker on one of our cars that was in our assigned space ( all cause the tags were expired, even though it's our assigned space!) and they put the sticker on our cars windshield, which is defacing our property since their stickers leave so much sticky residue when peeled off, when they should've put a notice on our door like every other notice they give out. We've seen many tenants move in and barely last a year and then move out. they are super strict about your balconies, you can't have ANYTHING on there, not even chairs to sit on without getting a notice on your door, and some ppl put up privacy screens, like cmon we want our own lil space. Also, when we moved in we took and upstairs apartment cause there were no downstairs available at the time, so we signed a year lease and were promised to be moved downstairs as soon as it was available, yeeeaaaaaah that never happened. Then after our lease we stayed on month to month, and we felt they were a little passive aggressive after that. But oh well, we found a better place and moved ( in the middle of the month) , I was told by current management that if we turned in the keys before the 30th of the month, we didn't have to pay the prorated rent, then when we do, do that, we get told "that was never said" so we waited till the last day to turn in the keys, then they have the audacity to give us late fees even though we gave them a 30 day notice and they knew what day we'd be out by, legally they can just take it out of our deposit, but they wanna get everything they can on you. If you are desperate enough to find a place, this place will do.

My cousin lived here and it was a bad experience. They clearly scam their tenants. I helped her clean up the apartment before she left, and it was spotless...yet they still charged her the entire deposit!! I was shocked. I had moved out of my own apartment around the same time, and my landlord only took 300 out of 1500. I can't imagine being told that my entire deposit was gone. What a scam. Read all the reviews on google, beware of this place. I hope someone takes legal action against them.

I have to be honest, one word comes JENNY!!! I am from the Bay Area and moving to Manteca was not the easiest process, but Jenny has gone above and beyond to make my transition a smoothe and simplistic one. She is very good at her job, has great communication and keeps the regard she has with her tenants, High. My place is nice, quiet and in a pivotal spot in town for a single mom without a car.

Bad management. I hope the new owners clean up the place and communicate better with their tenants.

I love living year, been here with my family the past two years. Every request is met in a timely and professional manner. Neighbors on my side are good. Only thing is I wish we had extra parking but of all things to wish for, I'll take that! Anyways great place to live, thank you

I lived at this residence from April 2018 to October 2019. I highly recommend that you do not rent from this establishment. When exiting I was denied a final walk through with the property management. I was charged for utilities in November even though I vacated the property by my contracted date October 31st. When attempting to address issues with management Taylor was condescending and unprofessional. The apartments management has made no effort to right their wrongs. I was charged for repainting the entire apartment for $111.00 (when no paint damage was done) I was told by Taylor that they have a professional eye and see things that I do not. I was charged $145.00 for light cleaning. When asked for receipts I was told they do it in house and did not have to present receipts. Save yourself the headache and your deposit by renting from a differnet apartment.
