My husband and I took a romantic holiday weekend to visit Murphy's and stayed at the Dunbar House. We were really looking forward to a wonderful bed-and-breakfast experience but unfortunately this was not the case. We never once met the innkeeper, so we never had a feeling of being greeted or that our business was appreciated. They only communicated with us via text message about check-in protocol. Once we got there, it was very confusing where to enter, and we were unclear where to park. We had to use a code to enter the house.The Ponderosa Room was a nice temperature and the king size bed was comfortable but it was clear that overall maintenance had been neglected. The windows were filthy, and there was wood shavings on top of the window frame where the latch is as well as dead bugs on the windowsills. I've attached pictures. Additionally, the door to the room had about a quarter inch gap all the way around so when we tried to sleep at night light came streaming in from the hallway which made was disruptive for sleeping.The overall condition of the house was run down and is in need of maintenance. The website and advertisements describe the Dunbar House as "luxurious", but we did not feel that it was at all. My husband described it as "rustic" but not in the charming sense. I have also attached pictures of the wraparound porch where you can see the paint has chipped off and some of the wood is broken off so it looks very unsafe. Also, the white picket fence had a lot of peeling paint and broken slats which I've also attached a picture of.The bright spot of our two day stay, was Beverly, who prepared our breakfast and served us. The food was very good, and she was very kind and gracious. She was the only person that made our stay feel remotely like a bed-and-breakfast inn.

5 stars for the last 5 trips to the Dunbar House. It's so close to all the action and at the same time it's located in a quiet tree filled street that allows you to disconnect from all the stress of life.

Will definitely be staying here from now on when we take a trip to Murphys. Absolutely beautiful place, the room we chose, the Ponderosa, was beautiful. Very comfortable bed, we slept great. The house was better than we could have imagined, we were the only guests on the night we chose but are looking forward to staying again when there are more guests, seems like a great place to relax and visit with new friends. We felt right at home as soon as we arrived until we checked out. And a quick walk down to Main Street was the cherry on top.

We absolutely loved our stay. Had the best room in the house. Michael the owner was very nice and personable. Jim cooked us the best made to order Belgium waffles, pancakes, eggs, bacon, potatoes and mimosas with fresh squeezed OJ. We couldn't have asked for a better experience. Beautiful home in a fun gorgeous town. We will be back, thank you!!

The Dunbar House has incredible hospitality, and I was fortunate enough to experience this. I actually did not stay at the Bed and Breakfast, but came here because I needed to charge my Tesla. The Dunbar House is one of the rare locations with an EV charger between Manteca and Bear Valley. I called the Inn and a gentleman met me at the charger--he was so very personable and let me know about the EV charging options on my way home and also where the good local eateries were. I was able to pay for the charge session, which is normally free for those staying at the inn. (I only found out about The Dunbar House after running my battery down to 9%, oops!) The Inn itself is beautiful, and I really liked the Victorian architecture.The Inn is located conveniently at Murphys downtown, so getting to the shops, wine tasting, and restaurants is a relaxing walk across the street.I will be looking forward to staying at the Dunbar House on my next visit to Murphys.

We have stayed at the Dunbar house many times over the years and we have always had a wonderful experience. We stayed here from January 1-3 2023 after not visiting for a few years. We were very disappointed this time. We are used to being greeted with a fresh fruit and cheese plate and a 375 ml bottle of champagne in the mini fridge when we arrived. Not a huge expense for an inn charging the rates that they do. This time, two bottles of water. We are used to having true "gourmet" breakfasts with fancy Quiches, potato dishes, fresh fruits and flowers. This time bacon and eggs, French toast, waffles and such.Far from gourmet and food that we can get at any diner.The room that we love to stay in (Cedar) looked like there had been nothing done to it since we last stayed here 3-4 years ago. Same water stained walls in the bathroom, and this time there was a hole in the ceiling above the jacuzzi that had white plastic stapled over it. Looked like a possible black mold issue. A pump which I assume was pumping water out of the basement ran on and off all day and night was loud and obnoxious. We received a text before we arrived saying to text with anything we need during our stay. After the first day, we texted that we would like to have our bed made and a few hand towels replaced. After being gone all day we returned to a room that had not been touched and no response to our text. This text is obviously not monitored so don't rely on it. It seems to be an automated text. Call the inn directly if you want anything I think that someone that had never stayed here before would love the place, but for someone that has stayed here many times before, the standards have truly become sub-par. I'm not sure if the ownership has changed, but the food and service definitely has. We will probably not stay here again.

This was our first time staying here and I am so glad we did. I catered a wedding here a few years ago and I loved the house. We stayed in the sequoia room. We've never stayed at a B&B and we are so happy with our stay that we are booking another one. The house is clean, like super clean! The decor had such a cute charm to it. Our room had the cal king and a full shower/bath bathroom. The bed was amazing, the pillows were so fluffy and the comforter was so plush. We cracked the window open just so we could stay deep and cozy in the bed. In the morning it was nice to have our own coffee set up in our room. When we were ready for breakfast Chris was there to help us. He cooked us our breakfast and it was delicious. Thank you Dunbar house for giving us a great anniversary trip.

We've stayed at the Dunbar house for over 10 years on and off. We've been through two owners, and now that Michael has taken over. Things are even better than they were before if you want to feel pampered and cared about the Dunbar houses for you.Sitting on the porch is having a glass of wine in the evening is one of the most wonderful experiences. A personalized breakfast is included with the room. What more could you ask for?
